Housing is defined as “ all
places in which a group of
people reside and pursue their
life goals; the size of the
settlement may vary from a
single family to million of
people”. Housing includes both:

Among the slum blocks:
• 58% have open or no drainage.
• 43% bring water from the outside communities.
• 26% do not have access to clean drinking water.
• 34% have no public toilet in their communities.
• 2 electricity outages occur per day.
Market Failure as Institutional Reason
for Slum Formation
Among the slum blocks:
• 69% possess television.
• 63% have mobile phones.
• 90% have electricity.
• 94% have kitchens.
• 44% have in house toilets.
• 50% live in one room houses with an average family size of over
four people.

DEVELOPMENT PROGRAM
National Slum Development Program is a
centrally planned scheme.
Upgradation and improvement of Urban
Slum through development of
infrastructure and housing activities like
development of roads, drains, street lights,
drinking water, community latrines etc.
Till now this scheme has covered 2401
slums in India.

PRADHAN MANTRI AWAS YOJANA
Pradhan Mantri Awas Yojana is a
centrally planned scheme.
To provide ‘HOUSING FOR ALL’ by
2022 that is 20 million units.
Till now this scheme has covered 4041
statutory towns in 3 phases.

IN-SITU UPGRADATION
It is the gradual self-construction or improvement of homes done by
the community themselves with minimal govt. support and through
provision of basic social and physical infrastructure services.
In-situ upgradation may be applied to areas which meets the following
thumb rule criteria:
• High Density (600 du/ha)
• High percentage of pucca houses
People have already invested a lot in
their homes
• Infrastructure is partly or fully existing.
• No environment or health hazards exist.
Having good amenities, parks and public
transport in community vicinity.
IN-SITU REEVELOPMENT
It is the process of redeveloping areas with current slum
settlements where new mixed-use communities can be created
with a viable cross-subsidy model, which is a function of local
land values, socio-economic needs and general context of the
area. It may be applied to areas which meet the following thumb
rule:
Low Density (<450 du/ha) No environment or health hazards exist.
Need for mixing with other income groups
and mixed uses.
Within 1500 M of high speed
transportation.
MIXED LAND USE
Mixed land use enables a range of land
uses including residential, commercial, and
industrial to be co-located in an integrated
way that supports sustainable forms of
transport such as public transport, walking
and cycling, and increases neighborhood
amenity.

housing which helps
attract a diverse
population to urban areas.

  • 1. HOUSING AND MIXED LANUSE IN URBAN RENEWAL
  • 2. WHAT IS HOUSING? Housing is defined as “ all places in which a group of people reside and pursue their life goals; the size of the settlement may vary from a single family to million of people”. Housing includes both: Physical Structure: providing shelter Surrounding community services and facilities
  • 3. Background of Housing in India: SLUMS Among the slum blocks: • 58% have open or no drainage. • 43% bring water from the outside communities. • 26% do not have access to clean drinking water. • 34% have no public toilet in their communities. • 2 electricity outages occur per day.
  • 4. Market Failure as Institutional Reason for Slum Formation Among the slum blocks: • 69% possess television. • 63% have mobile phones. • 90% have electricity. • 94% have kitchens. • 44% have in house toilets. • 50% live in one room houses with an average family size of over four people.

  • 6. NATIONAL SLUM DEVELOPMENT PROGRAM National Slum Development Program is a centrally planned scheme. Upgradation and improvement of Urban Slum through development of infrastructure and housing activities like development of roads, drains, street lights, drinking water, community latrines etc. Till now this scheme has covered 2401 slums in India.   • 7. SLUM UPGRADATION: RAJIV AWAS YOJANA A Slum free India Assign property rights to people living in slum areas. Nature of the scheme Aim of the scheme Policy Direction RAY Rajiv Awas Yojana is a centrally planned scheme.

  • 10. SLUM UPGRADATION: PRADHAN MANTRI AWAS YOJANA Pradhan Mantri Awas Yojana is a centrally planned scheme. To provide ‘HOUSING FOR ALL’ by 2022 that is 20 million units. Till now this scheme has covered 4041 statutory towns in 3 phases. Nature of the scheme Aim of the scheme No. of slums to be covered PMAY

MISSION COMPONENTS Slum Redevelopment Affordable Housing through Credit Linked Subsidy Affordable Housing in Partnership Subsidy for beneficiary housing • In-situ using land as a resource with private participation. • Extra FSI/FAR and TDR if required. • Gol grant Rs. 1 Lakh per house • Subsidy for EWS and LIG for new house or incremental housing. • Upfront subsidy @ 6.5% for EWS and LIG for loans upto Rs. 6 Lakh, calculated at NPV basis. • With private sector or public sector including agencies. • Central assistance of Rs. 1.5 Lakh per EWS house in projects where 35% houses for EWS category. • For individuals of EWS category for new house or enhancement. • Cities to prepare a separate integrated project for such beneficiaries. • Central assistance of Rs. 1.4 lakh per beneficiary.
  • 12. IN-SITU UPGRADATION It is the gradual self-construction or improvement of homes done by the community themselves with minimal govt. support and through provision of basic social and physical infrastructure services. In-situ upgradation may be applied to areas which meets the following thumb rule criteria: • High Density (600 du/ha) • High percentage of pucca houses People have already invested a lot in their homes • Infrastructure is partly or fully existing. • No environment or health hazards exist. Having good amenities, parks and public transport in community vicinity.
  • 13. IN-SITU REEVELOPMENT It is the process of redeveloping areas with current slum settlements where new mixed-use communities can be created with a viable cross-subsidy model, which is a function of local land values, socio-economic needs and general context of the area. It may be applied to areas which meet the following thumb rule: Low Density (<450 du/ha) No environment or health hazards exist. Need for mixing with other income groups and mixed uses. Within 1500 M of high speed transportation.
  • 14. MIXED LAND USE Mixed land use enables a range of land uses including residential, commercial, and industrial to be co-located in an integrated way that supports sustainable forms of transport such as public transport, walking and cycling, and increases neighborhood amenity.
  • 15. BENEFITS OF MIXED LAND USE This development offers more variety in the design of single and multi family housing which helps attract a diverse population to urban areas. Urban Renewal To encourage cultural activities and social connections. The architecture respects the heritage of the neighbourhood Place making Many developed on compact areas of land while other are built as expansion on existing buildings. Reactivating spaces Reduction of Traffic, Parking needs and Pollution Reduction
