southeastern united States .

4. • Factor to consider when using the Design Build;
• Since we are using the Design Build we should plan what is to be done after the signature of the
contract. i.e Design and Construction.
• Knowing how and how long the design will take place i.e this will include procedures to be conducted
during the design process.
• Budget and Schedule ; Schedule will being given after knowing the budget or the available amount of
resources the owner is willing to invest in.In this case $33million.

5. DISCUSSION
Principals distinguishing characteristics of intelligent buildings and how they are
incorprated into building design
• First of all, intelligent buildings are buildings that use integrated technological building building
systems,communiactions and controls to create a building and it's infrastracture which proviedes the owner,operator
and occupant with an environment which is flexible,effective,comfortable and secure.
• The principal distinguishing characteristics include;
– Being flexible and responsive to different usage and environmental contexts such as offices,homes,hotels and
industry invoking different kinds of loads from nature,people and building systems.
– Support human communication
– Provide transparent intelligence and be simple and understandable to the users.
– Be able to handle high band width information transfer
– Increase security compred to traditional houses
– Avoid or reduce damages by sending warnings
– Acheieve energy saving where possible
– Improving occupants comfort
– The building should have advanced automatic control systems to monitor various facilities, including air-
conditioning, temperature, lighting, security, fire, etc. to provide a comfortable working environment for the
tenants.

– Using the cheapening power of communication and computing we have at our reach today.
– Forcing the subsystems to work together, not independently and most certainly not against each
other.
• Should an intelligent building look intelligent?
Intelligent buildings should look intelligent due to the following reasons ;
• to reach greater efficiency(to benefit from great efficiency associated with smart buildings which
is mostly energy optimisation)
• In order to have predictive maintenance which makes it easy when doing maintenance of the
buildings.
• Enhanced Facility Operations(Intelligent buildings are designed to effectively reduce costs as
the facility operates more energy efficiently.)
• In the case of business,when your business owns an intelligent building, you increase your
revenue possibilities because the possession of such real estate attracts more clients since
such real estate is physical proof of the business' success and level of advancement.

7. Should an architectural statement grow out of the high-tech function?
Yes,there should be because;
• As construction technology advances in both the fields of architecture and structural design it
becomes essential for the construction team to make architectural and design statements
that the new technology is able to achieve for a given construction project to emphasize the
new developments that can be achieved with this technology.
• Furthermore the advanced technology function enables those envolved in the design and
construction easily visualize new designs to better direct the labour to achieve new
architetural designs that the new technology grants.

8. How buildings can be designed to be “good neighbours”
Designing in such a way that there aren't any encroachments onto their properties (encroachments may
include:fences, retaining walls or accessory buildings.)
– Fencing or hoarding the property as soon as possible to protect your neighbours and the public
from any unsafe condition.e.g balls hiting neighbours property.
– Designing in such a way that the buidings/property leave enough space for the road reserve.(so
that roads/driveways are not blocked)
– Building intelligent buidings that can reduce noise so that noise is not made for the neighbours.
• Yes, this is a valid programmatic issue because having an intelligent building with unhappy neighbours
for the right reasons is not good because it creates a toxic,unfriendly environment for everyone.
