The presentation is about efficient construction management practice and methodologies
to be utilized in the undertaking of a construction project
The project undertaken, is the construction of an industrial building in Albury, New South
Wales
Construction was executed as per the client's specifications and NCC codes and standards
The ultimate aim of the team is to deliver the project to the client at minimal costs
The two methods were the parametric method and the square foot method which produced
relatively different cost projections for the project,

The proposed construction is to on irregular piece of land in Albury, New South Wales
(NSW)
The project is to be developed for the construction of a warehouse and a retail showroom
for the storage of bulky goods for sale
The aim of the project to develop the various tasks needed in executing the project plan to
its completion
Our main objective is to deliver the project within the time schedule, and maximizing on
the quality of fit-outs and finishes while minimizing on cost
Planning was through effective construction management practices
Desired construction was obtained as per the schedule & at a minimum cost

The main of the project is to integrate construction management principles in the
construction of the proposed Albury industrial warehouse project
Our client task the team to develop and effective construction plan with the least
construction cost
Therefore the aim was to highlight all construction processes while assigning each stage a
reasonable and manageable budget
the objective was to deliver project within the shortest period available as client not more
than 12 months for the construction
Due to efficient construction management plans, the project was scheduled to take 8
months to completions

civil works is the initial on-site activity to be considered on the construction site
it is mandatory to do a soil engineering test, which is to be carried out by a geotechnical
engineer
According to the site classification done by Civil Test Albury Wodonga,
it was found out that the site is generally flat with a good surface drainage
From the overall investigation done in accordance with AS 2870-2011, the site was
classified as class H1
Civil work activities include
Excavation- for this project will not be complex considering the simple design of the
warehouse and set out
3. Site planning - The primary reason for planning our site is to maximize on the working
environment and ensure safe construction throughout the project delivery
Ground water control - . Building new kerb inlet pit is important including other new storm
water drainage.

Civil works activities are necessitated through use of different tools, equipment and
machines
Some of the machines to be used in the civil works include
Excavators - They are the most common earth moving vehicles that were used to dig an
move earth. They perform various tasks such as breaking holes and digging trenches
Loaders - are heavy materials that move side to side or load materials
Skid steer loaders - Are small, engine-powered machines that have lift arms.
Cranes/forklifts – used to lift construction materials, load and offload materials on site

Footing and foundation systems follows after preliminary earthworks.
It involves digging of foundations and setting of footing systems with sufficient strength
to support the entire structural loads (both dead and live loads)
Activities involved include
Geotechnical soil condition analysis – from tests, site was classified under H1 site
This limits the wall lintel to be at min 300mm and piers at min 600mm below existing
surface level
Pad footing of 600 by 600 mm was proposed for columns and concrete of 25MPa grade to
be used on columns
4. Strip foundations proved best fit for construction and location for the project
Strip foundation of 450x550mm running at the perimeter is proposed

The proposed wall system for the construction of the warehouse is a tilt slab system. The
reason why this system has been chosen is because of its ability to speed up the construction
process and its low cost
Factors for selecting tilt lab system is that is has reduced labour, short time of construction,
can accommodate large amount of people on site and require less equipment to execute
Tilt up process is to be considered in pouring wet concrete into the slabs
Sandwich walls selected for mezzanine construction
The typical dimensions of the wall panels are:
Widths: 1.2m - 4.5m
Heights: 3m – 12m
Thicknesses: 110mm – 500mm
The parapet wall will be made of a coping finish at the top of quality material or a rail that
is 900mm high

5. Secondary construction entails; project cost estimation, time planning, project
specifications, procurement, project delivery and handover among other aspects
Budget
The warehouse and retail showroom project in Albury consist of four different construction
areas. Therefore, this means that the cost of constructing this whole development must be
calculated separately for each development due to the different rates of material, labour
and quantity as directed in Rawlinson's guide 2017.
The different developments in this project include:
Warehouse offices for employees occupation
Industrial warehouse
Partially underground parking
open parking areas
Overall estimate budget is at $2,845,609.00

The project is to completed under 12 month period, therefore it is important to effectively
plan and start by time-consuming activities first
The project site in Albury requires demolition and excavation works before the major
project is undertaken by the contractor.
There is an old structure within the confines of the site boundary that requires demolition
prior to the excavation works.
These are the most time- consuming elements of the project as they are cost and labour
intensive
6. The allocated time frame for the completion of the entire project is 8 months between
15/09/2021 and 28/3/22

Project construction is divided into; substructure constructions, installation of amenities,
fitting and finishes, and landscaping
Subfloors ( Reinforcement and pouring of concrete) to take place concurrently with enough
labour and equipment’s. (15 days).
Excavation of site, then a hardcore layer is laid and compacted, reinforcement cages are
laid and concrete
Subfloor columns take 5 days
Load bearing walls to transfer the roof and top floor loads to the foundations therefore a
material with high compressive strength will be required
Amenities; include waterproofing, tilling and Plumbing Components installations
Fitting and finishes include flooring, carpeting, painting and electrical fittings
Landscaping - Done to connect the building to the landscape and create a microclimate

The use of the building specifications enables the contractors to follow the construction
methods recommended by the clients
The installation design also has to follow the requirements set by the AS 2159

The physical model of a design project is like a prototype scale created to give the
constrution team and the developer a replica of what is to be constructed
The proliferation of Computer Aided Design (CAD) software have enabled the creation of
more complex models by providing a virtual environment.
The model created for this project encapsulates the industrial environment achieved
through the use of a number of tools and techniques.

The industrial development in the city of Albury is set to take nine months to utilize both
methods of design and construct contractual construction.
These methods save on time, leading to a shorter duration of time involved in the building.
The budget involved in the structure is based on the estimates of the GFA and is estimated
to be around $2.8 million; this consists of the value of engineering techniques incorporated
according to clients' specifications
8. It is suspected that the geographical location of Albury may have adverse effects on the
availability and the arrival time of the raw materials;
Therefore, the builders have to adapt using a design and construct contract based on the
problems experienced in the construction process.
