3. Introduction
The principle of design building aims to create an environment that
can make the visitors feel relax and able to experience the amazing
display of the goods inside the center and get attracted to them. As it is
sales and distribution center, the building design, the environment
outside the building and room arrangement inside will need to nit and
tide and clean to make the visitors feel comfortable and attract the
more visitors or customers. The following factors will be considered
during the design building
 Relating to the area where the building will be built, the new building
will need to have a suitable design on how tall it will be and how it will
take place. This will be decided during the design process.
 Plan of after sign the contract with the design build. This will include

 Budget

 What is the true driver of this project
Time, Market share, return on investment and Ego or
other criteria
Ans: I would say time and return on investment.
 Are the vision and mission statements valid? Do they
drive the program?
Ans: yes
What would you change about the case to better fit your
personal vision, mission or fundamental values?
Ans: As this is mutually dependent business plan or
project( the sellers and buyers are dependence) , I will
always try to keep in touch with the buyers by visiting to
their places and listen to what they complain and always try
to fix weaknesses in company and always try to meet their
requirements.

5. Assignment
 Statement of interest in participating in the selection process
Scope of work in anticipated in the building design of architectural, design of
all building electrical, mechanical and bumping systems; estimation of project
construction cost; interior design services, landscaping and furniture
equipments.
 Experience in this type of facility or similar operations
 Make the profile of the projects which have similar operations with this project
that have been completed since the company was founded till date.
 Team work
 Show them that the company has been cooperating with so many companies.
 Preconstruction services
 Planning a construction project before the actual construction begins is
known as preconstruction services.
 Make the plan mainly intent to the owner’s objectives.
 Post construction services
 The end of construction is not the end of our relationship. We continue to
serve our project owners in many ways to make sure every aspect of the project
meets their expectations and so that our post construction service as the
bridge to our project.

6.  Estimation for land areas, building areas, building
height and others
 20 acres land
 55000 square meters( building area)
 14.5 meters( three story with 4 meters high of
underground car parking mainly for the employees
and VIP visitors)
 Car parking beside the building
 Park with water pump beside the building for the
visitors to take rest

9.  Conclusions:
 The method used in this project is design build
method and design build method mainly based on the
owner conceptual plan. The company made the detail
of the project after the owner ideas have be raised. So
the possibility of the project to be successfully agreed
by the owner is high.
