3. INTRODUCTION:
Housing and Apartment:
The construction of buildings collectively or for
the purpose of sheltering people and the
planning is deliver by an authority after
designing by an architect or group of architect
is called Housing however Apartment is self-
contained housing unit occupies only a part of
building generally on single story in housing
society.

The multi-story structure from 75 ft to
491 ft tall and a building of unknown
heights having 12-39 floors are
considered as “high-rise building”.
Skyscrapers:
Buildings taller than 492 ft are
considered as “Skyscrapers”.

8. Duplex:
A duplex house plan has two living units
attached to each other either townhouses
or above each other like apartments. It
also called semi-detached or twin homes.
It cannot be in 3 units or 4 units because
the term will be changed then into triplex
and fourplex/quadruplex respectively.
Apartment buildings tending to be bigger,
while duplexes are usually the size of a
normal house.
9. THE PROJECT BRIEF:
As we have been assigned to the project of design where
we have to choose certain housing project in context of
Gulistan e Jauhar Karachi.
Main Objectives:
• Research Identification of problem, analysis and
understanding.
• Conclusions and recommendations.
Sub Objectives:
• Identifies the issues and documents the problems
facing the residents.
• Then identifying the solutions of the certain problems.

10. GULISTAN E JOHAR:
Gulistan e jauhar is one of the major neighborhoods of Gulshan town Karachi.
Some of blocks of the neighborhood fall into Faisal cantonment board’s
administration.
Construction of high rise housing society started in 1986 from Block-19.

12. To fulfill the required objectives we needed a certain housing project to research
on, hence we have chosen “Munir Bridge View – Gulistan e jouhar” housing
project.

19. After visiting the building Munir bridge view we observed the
following conditions and identified certain problems.

Conditions;
THE PLANNING
OF STRUCTURE:
We can easily get
the wrong and
inappropriate
planning of the
building blocks,
which has create
negative spaces
between the
buildings.

• The minimum walking space.
• The galleries have less
privacy.
• Less natural light and air
access.
• Panic environment issues
during emergency.
RECOMMENDATION:
The building should be construct
on the 60degree angle according
to heights of building blocks and
there should be minimum
24%distance b/w blocks.
The planning of building should
be in well mannered way which
includes certain percentage of
landscape within the blocks.
24. The Window facing the
unpleasant garbage view and
unhygienic environment
though.
It spread diseases.
One cannot use the fresh air
and light from this window.
So this window is useless.
Recommendation:
As the owner of building has
system of throwing whole
garbage and wastage in the
mentioned plot area, so this
should be banned and the
certain plot should be clean.
The proper recycle and
garbage collecting system
should be install.
29. The inappropriate use of ducts.
Because there is no space in the
interior of apartments for hanging
the wet cloths to get dry.
30. The space for elevator has been left by builders just
for the formality. Because we can clearly see the
blocks construction whereas the elevator needs full
R.C.C wall construction.
31. The electric meter of
the apartments are
placed altogether in
inappropriate way.
Because of which any
kind of short circuit can
be occur if one meter
get it the remaining
will be effect easily.

What is Encroachment:
Encroachment is a situation in real estate
where a property owner violates the
property rights of his neighbor by building
on or extending a structure to the
neighbor's land or property. Encroachment
can be a problem along property lines
when a property owner is not aware of his
property boundaries or intentionally
chooses to violate his neighbor's
boundaries.

space which
could be design
in proper way
for the parking
but due to
inappropriate
design the
spaces has been
wasted

have occupied

36. RECOMMENDATIONS:
• For the exterior of the building there should be following steps to be follow.
• As the owner of building get maintenance fee per month so they should use
money in right legal way.
• The should maintain the seepages occurring which result in the weakness of
flooring and ceilings of apartment.
• The hanging electrical wires should be fixed in proper electrical pipes in proper
way.
• The government should arrange visits of the educated people who know about
the construction so that people could get awareness and the owner should realize
the mistake of making people fool in case of making elevator and leaving the
place for it where the elevator can not be constructed.
• The blocks of building should get paint yearly at least.
• There should be installed electrical power house in proper way to avoid any kind
of incidents.
37. SOCIAL CONDITIONS:
The building blocks where after interviews we come to know the people have
good alliances within the apartment. They celebrate each others events and
they are in contact with each other. This is something appreciable.
38. PERSONAL SOCIAL BEHAVIOR OF RESIDENCE:
People leave there
garbage in very
improper way right
out of their main
door in the corridor.
Which creates
unpleasant view of
the apartment
39. People there
has the habit
of spitting on
the corridor
floor after
eating Gutka
or any other
junk food.
40. RECOMMENDATIONS:
many problems were created by the people living there.
If the people could manage the discipline in well-
mannered way I think the half of problems could be
solved and the pleasant look of building could be seen.
