1.  Planner is like the heart of regeneration within town and site it is like a brains ! !
 City Planning called “Urban Planning”
 Land planning for purpose of optimizing effectiveness of a community’s land use and
infrastructure.
 They help decide what kinds of buildings should go where, where new parks might
be needed, and what areas in the community are in need of changes to make them
better places.

• THE GENERAL PLAN IS A LONG-RANGE POLICY
DOCUMENT THAT LOOKS AT THE FUTURE OF THE
COMMUNITY.
ZONES
• UNDER THE CONCEPT OF ZONING, VARIOUS KINDS
OF LAND USES ARE GROUPED INTO GENERAL
CATEGORIES OR “ZONES”.
• EACH PIECE OF PROPERTY IS ASSIGNED A ZONE
LISTING.
REZONING
• IF A PROPOSED LAND USE IS NOT ALLOWED IN A
PARTICULAR ZONE THE CITY OR COUNTRY COULD
APPROVE A REZONING TO ALLOW THAT
DEVELOPMENT.

• Cities use overlay zones to further regulate development in areas of
special concern.
