compatibility review of the proposed
replacement structure located at 248
Castano W. under Demolition Review
Ordinance No. 1860 (April 12, 2010) in order
to demolish and/or encapsulate 83% of the
existing roof and encapsulate 52% of the
street-facing facade to add to the existing
main structure.

The applicant is seeking to demolish
and/or encapsulate 83% of the existing
roof and encapsulate 52% of the street-
facing facade to add 1,423 sq. ft. to the
existing main structure.

The addition is proposed in order to add

POLICY ANALYSIS
The proposed structure is 22’ 7” in height
(max allowed 35’) as measured from
average grade.
The proposed structure addition complies
with all regulations concerning setbacks,
height, and looming standards.

The proposed structure addition will have
an exterior comprised of wood siding to
match the existing material.
The proposed roof will be comprised of a
composition shingle roof.
The existing 1,877 sq. ft. home was built
in 1920 according to the Bexar County
Appraisal District.

ARB RECOMMENDATION
On January 19, 2016 the ARB reviewed the
request, found no significance in the
existing structure, found the proposed
addition to be compatible, and approved the
request.

Postcards were mailed to property owners
within a 200-foot radius of the property,
appropriate notice was posted on the City
website and a sign was posted on the
property
