This document summarizes a multi-phase redevelopment project of a 115,000 square foot building into multiple tenant spaces over eight years. Phase I included converting the existing building into eight tenant spaces and renovating facades and buildings. Subsequent phases involved building additions, tenant space reconfigurations and expansions, courtyard remodeling, and bringing areas up to code compliance. The architect provided services including existing conditions surveys, code analysis, architectural design, construction documents, and consultant coordination for the long-term project.

PROJECT PHASING Potomac Place
Phases I-V Project Description:
PHASE I of the 115,000 SF project included conversion of
existing building into eight tenant spaces, facade replacement
& remodeling & renovations of existing buildings. Phase II
included a two story & basement building addition &
conversion of existing basement storage area into office space.
PHASE III included reconfiguration of various tenant spaces,
facade additions & remodelings, several additions to expand
tenant spaces, several storage space additions, & remodeling
of pylon sign.
PHASE IV & V included remodeling of the courtyard area,
facade remodeling, miscellaneous building shell
reconfiguration & re-routing of utilities, as well as
miscellaneous building additions. The project included
development of landlord signage criteria package, review of
tenant documents for landlord & coordination of tenant work,
miscellaneous tenant space planning & construction
documents.
The Office of Alexia N.C. Levite was under an open ended
contract on this project for a period of approximately eight
years. All phases of the project required zoning code review
& analysis with options developed, building codes and ADA
review and analysis. New construction for each phase After Before
required bringing those areas of the building into code
compliance. The project also required consideration of
construction phasing for installation of new utility service
leaving existing utilities operating to allow existing tenant
operation to continue unabated.
