very demanding and dynamic regulatory environment. Have
directed design, solicited and assisted in negotiating GMP
agreement with general contractor, established cost
allocations for shared facilities with Affordable housing co-
developer, administered GMP contract and developer
draws, managed QA, & reported to Ownership.

Managed the entitlement process, assisted with pro forma
budgeting, managed development budget, directed design
from Conceptual Design through Design Development
phase. Supported evaluation of affordable housing vs.

contractor solicitation and award process. Working closely
with general contractor, guided value engineering and
structuring of initial GMP scope/value. Coordinated
environmental site investigation and remediation. At end of
DD, turned project over to and supported Development

Managed the entitlement process, assisted with pro forma
budgeting, supported Redevelopment Agreement
negotiations with City of Chicago, secured MBE/WBE
participation concession from City of Chicago, directed
design through Schematic Design phase, managed general
contractor solicitation and award process, guided value
engineering to define initial GMP value. Conducted initial
site environmental investigation and negotiated City shared
participation in cost of environmental remediation. At start
of DD, turned project over to and supported Development
Manager during transition. LEED Silver targeted.

Responsible for managing development from entitlement
through occupancy. Led design team to meet program
requirements. Value engineered 2% of hard cost savings to
reach an acceptable ROI / secure construction financing.
Contained Owner’s Contingency spending to 1% of project
cost. Delivered on time and on budget in a challenging
economic climate. Secured all zoning and permitting
process to achieve all approvals in a timely basis. Managed
delivery of all utilities. Negotiated agreements with &
managed all Owner consultants.

Assisted with Change Order approval and project close out,
including evaluation of General Contractor claims. Assisted
management'/leasing team in occupancy/leasing up.
Managed the retail development and build out for three
tenants including a restaurant.

schedule. Defined program scope changes. Assisted in

Interfaced with anchor tenants, developed tenant
workletters, incorporated special tenant requirements,
including low voltage/IT, into shell construction for early

• Incorporate input of tenants and MPEA
• Evaluate & improve vehicular and
pedestrian circulation
• Work within architectural guidelines for
landmark facility
• Second time, provide turnkey
redevelopment plan
Assisted Master Plan Team to define development
constraints and opportunities. Assessed feasibility of
proposed retail, food/beverage and entertainment uses,
floating parking facilities, conversion of ocean liner to a
floating hotel, replanning of vehicular, service and
pedestrian circulation, and marina planning. Developed
estimated order of magnitude cost and schedule. Seven
years later provided development input for another
development team including Merlin Entertainment,
proposing a new observation wheel and repositioning of the
Pier retail component. Redevelopment plan was turnkey
with Merlin providing wheel and retail operations.

As Project Executive, led multi-disciplinary team to evaluate
the condition of 30 separate facilities on City Colleges of
Chicago's 13 campuses to prioritize needs for physical
improvements, and provide a facilities condition
assessment, capital improvements recommendations and
budget. The assessment documented site, exterior
enclosure, roofing, architectural finishes, structural, MEPFP
and life safety systems, and presented the data in executive
summary and a sortable database.
Harold Washington College

• Reprogramming/complete renovation of
public, classroom, laboratory, and office
spaces

• Four phases tied to College academic
calendar
• $5,000,000 savings in buyout
• Completed on time and on budget
As Owner's Rep, planned, budgeted, coordinated design
and interfaced with College administration and Owner to
resolve priorities and finalize program requirements.
Solicited, evaluated, and procured the general contractor.
Managed the construction process including approving
contractor pay applications. Coordinated punch list,
commissioning, occupancy coordination, and project close-
out. Developed a comprehensive construction staging plan
for the renovation work to minimize project cost, duration
and disruption to College operations, and to maximize
construction efficiency. Developed a construction phasing
plan that met all of CCC's objectives, including maintaining a
required minimum of 75 classrooms in each construction
phase.
