The project development feasibility study include:-

• How the new residential complex will compete in the existing
market and the competition

• Planning and local issues

• Profit and loss forecasts
• Cash flow and capital requirements
• Recommendations and conclusions
3. About us
•RRPS builders has been into the real estate
business for the past 3 years.
• This year we are planning to venture into
Ranchi, for this we are seeking proposals
from contractors with relevant experience in
similar field.
4. Objective of this project are :-
• To understand the design of the complex
and to carry out a working plan.
• To complete the construction of the
complex within the stipulated time period.
5. Statement of Work
• The contractor should be able to
understand the design of the residential
complex and provide a feasible working
plan.
• He has to do all the construction and the
finishing work of the complex.

6. Requirements
• Residential complex has to be built which
would be comprising of 48, 2BHKs and 30,
3BHKs divided equally among two
buildings of 8 storey's and one of 10
storey’s.
• The complex would also consist of a Park,
a Gym, a Badminton court, a Community
hall, a Jogging track, Retail shop, ATM
and homes for security guards.

7. Deliverables
• The contractor would be providing us with a fully
furnished residential complex at the end of the
project.
• Bills of the expenses incurred by the contractor
must be given regularly to us so that timely
payment is made.
• Periodic progress report must be given after every
15 days by the contractor.

8. Items supplied by us
• Model of the residential complex would be given
by us to the contractor.
• Logo of our company would be provided to the
contractor which would be placed on the entrance
of the complex gate.

9. Approval required
• We would review and approve the project
before the contractor starts the construction
process.

10. • The payments will be made on a fixed price
basis which is divided into some payment in the
starting, some in between and some after the
completion of the project.
• Payment will be done after the review of
the periodic progress report.

11. Time period
• The time period of the completion of the
project would be 2 years after the approval
of the project from us.

12. Proposal contents: The format of the
contractors proposal must include the following:-
Approach:-A discussion that indicates the contractor clearly
understands the request for proposal and what is expected. Also , a
detailed discussion of the contractor’s approach to conducting the
project and a detailed description of each task and how it will be
accomplished.
Deliverables:- A description of each deliverables the contractor will
provide.
Schedule:- A periodic progress report of the work completed must
be shown after every 15 days.
Experience:- The contractor must have some relevant experience in
this field.
Costs:- The total cost of the labours and the total number of labours
involved and materials used.

13. Proposal Evaluation Criteria:-
Experience:- Should be a registered company
and must have some experience in such type of
construction work.
Technical feasibility:- Appropriate machines
and equipments required for this project should
be in proper working condition.
Price:- Should have the ability to work within the
fixed price with good quality of work.
Schedule:- Should have the ability to work
within the stipulated time period.

• The interested bidders/contractors may
submit their proposals to the office of RRPS

or before 15th September, 2011 not later
than 17:00 hours.
