Abstract
There is huge pressure of an entrance of people in Dhaka city. Housing is one of the basic needs,
which provides a sense of belonging and security. Various types of people migrate to Dhaka city
in search of better livelihoods. Bashundhara R/A is one of the favorite places for living. There
are many banks, school,offices, universities situated here. A lot of high class, middle-class
people, students live in this area. At present many of them face a great house rent problem.
House owners are very unwilling to rent a house, they demand a high rate. In my research paper,
I will try to find out the actual reason why house rent is very high in Bashundhara R/A. For that
purpose, I do a survey, use much information from various types of journals and webPages and
collect data, finally analysis it and get the result. It will very helpful for people who will come to
rent a house in this area.

Introduction
In Bangladesh, 30 percent of its total population is living in urban areas and by 2030 the rate of
urbanization will be more than 40 percent. There is tremendous pressure of an influx of people in
Dhaka city. The current trend of urban migration is driven by rural poverty, river erosion and
natural calamities forcing them to migrate to Dhaka city in search of better livelihoods.
Housing is one of the basic needs, which provides a sense of belonging and security. Good
housing is the pre-requisites for good health and mental comfort. Bangladesh, like many other
developing countries, faces an acute shortage of affordable housing particularly in urban areas at
a reasonable rate. There is an acute shortage of housing for low-income households in
Bangladesh. Housing is treated as a basic right in the constitution of Bangladesh.
In Bashundhara R/A house rent rapidly increase. A lot of middle-class people, students live in
this area and it is getting very hard for them to rent a flat at a high rate. Also, they are very
helpless as there is no other option those people who live here. I think the house rent in
Bashundhara R/A is too much high than another residence in Dhaka because, here the housing
demand is too much because there are many University, industrial office situated here.
Research Questions
In my research, I wanted to find out the reason/s behind the rapidly increasing house rent in
Bashundhara R/A. My research addressed the following research questions:
1. How old is your building?
2. What are the sizes of each unit?
3. What is the house rent for each unit?
4. Do you allow bachelors/students in your building?
5. Do you think house rent is affordable in Bashundhara R/A?
6. Do you follow house to provides provide by Govt.?
7. How many responses do you get for To-lets?

From my research, I expect to find that house rent is rapidly increased in Bashundhara R/A.
Bashundhara R/A is a very peaceful residence in Dhaka city. There are many Banks, industrial
office, University, School situated here. As a result, many people want to stay in this area. That’s
why house demand is too much, house owner taking this scope and demand high rate for renting
their house. However, some university students were involved in Holey Artisan tragedy those
students lives in Bashundhara R/A. After this tragedy, the house owner is very careful about
renting their house. That’s why bachelors /family both are facing the problem. They demand a
high rate for flat, flat is less than demand. I thought house rent is too much high, house owner
takes it without any proper reason.
Research Methodology
For my primary research, I conducted a survey of the house owner and caretaker inside the
Bashundhara R/A to find out the current house rent, the demand of house to get an idea about
rapidly increasing house rent in this area. They gave me important information on this topic. To
that end, I designed a questionnaire with different types of questions so as to get a range of useful
data which helped me to answer my research questions
For my secondary research, I used the resources of the library and took help from newspapers
and magazine with the article regarding house rent. And also I took help from standard search
engines like Google.
Literature Review
According to the Akter, Taslima (2013) tried to identify Housing problem in the mega-city
Dhaka. Owners of the apartment increase the house rent for their own accountability. Though
traditionally road distance and structure types are considered as the major factors determining the
house rent. On the other sides Barua, Suborna, Ali Haider Al Mamun Mridha, Rezwanul Huque
Khan (2010) Real Estate Company tries to reduce house rent, by build various types of
apartment. Real estate sector is the growth center for the development of an economy of
Bangladesh.
Furthermore, Bony, Shakila Zerin, and Syka Rahman (2014) Real Estate Business provides the
serving one of the basic needs of a human being living in the city- the need for shelter or house.
Nahrin, Kasphia (2015) Transport accessibility is a very important criterion which influences

rental value and housing preference of the tenants. Transport accessibility is an important factor
for the variation of house rental and there is a significant variation in the relative importance of
different transport accessibility attributes to the tenants in Dhaka. Moreover, Shams, S.(2014) In
Bangladesh 30 percent of its total population is living in urban areas and by 2030 the rate of
urbanization will be more than 40 percent. There is tremendous pressure of an influx of people in
Dhaka city.
My research wills emphasis on what kind of problem faces people when they rent a house. There
is tremendous pressure of influx of people in Dhaka city. Real Estate business is playing a very
important role to provide housing facilities. This research and journal helps me why house rent
increases rapidly in Bashundhara R/A. This knowledge applies to complete my research. The
important thing is the house renting problem is Big issues. I will try to find out the actual reason
why people face trouble when they rent a house. Why they have to pay much money without any
proper reason, I will try to find out in my research.
Data analysis
In order to collect sufficient data about rapidly increasing house rent in Bashundhara R/A, I
prepared a survey with various questions which were related to my topic. These collected data
helped me to come to a conclusion about my research topic.

In total, I collected responses from 32 random house owners and caretakers inside Bashundhara
R/A. Among them, 94% were male and the rest is female.

In my first question, I asked the house owner and house caretaker about their building ages. I
was able to estimate their house age. The answers were as expected. Figure 2 shows that around
59.4% of houses are 1-10 years older. 37.5% building is 11-15 years older and rest of them are
16-20 years older.

Here we can see that maximum building are 1-10 years older and almost new apartment.
In my second question, I asked the house owners and caretakers about the sizes of each unit of
their building. I was able to estimate the most popular apartment size. The answers were as
expected.

Figure 3 shows that approximately 53% of them said their house is 1000-1500 sqft, 25% said
that their flats are 1501-2000 sqft, 15.6% of them said that their flats are raged from 2001-2500
sqft and the rest of them falls into the category of 2501-3000 sqft. This clearly shows that most
of the flats are between 1000-1500 sqft which consists of maximum 3-4 small sized rooms.

In my fourth question, I asked about the house rent for each unit. 37.5% unit rate range
12000-20000 Tk. 25% unit rate 20000-30000 Tk. 34.4% unit rate range is 30000-50000 Tk.
After talking to them they mentioned that 12000-20000 TK flat is more demandable, people are
interested to rent these types of flat.

In my fifth question, I asked them, they allow bachelors/student. Figure 4 visualizes the date of
this question. Almost 63 % says no and 38% say yes. most of the house owner told they not rent
the house to bachelors, they also mention that bachelors are not cared they're flat, always keep
flat dirty maximum are not obey the house rules.
In question six I asked them, is Bashumdhara R/A house rent is affordable? Figure 5 shows its
result The answers were as expected. All of them directly answered yes. They also mention the
Bashundhara residential area is good, quiet, clean, secured residential area. For this perspective
house rent is affordable.

In the question, seven I asked them about house rent chart that provided by Govt. of Bangladesh.
Figure 6 shows that result 81 % say yes rest of them maybe. Actually, the rest of them have no
idea about house rent chart.

In question eight,I asked them how response they got for to-let.figure 7 clearly showed the data
and result. 53 % are told they got a medium response, around 35% told they got the high
response for to-let. Around 13% told a low response. The high response got Bashundhara B, C
block. The low response got after the G block area. I also asked them which types of people
come in the rent house. they reply me most of them are family and Bachelors. Also, they said in
this area their house maintain cost is higher.

My last question why house rent is high in bashundhara R/A than other residential is in Dhaka
City. Figure 4 visualizes the date of this question. This figure clearly shows 56% house owner
and caretaker replied they need high maintenance cost. 25% say their luxurious flat have more
facilities than other flats in Bashundhara. Some of them said there high living cost and high
house tax rate.
So in the conclusion, we can say that there are various reason for increasing house rent.flat is less
than the demand. As a result, they increase house rent though they told they maintain house rent
chart, actually, they don't obey the rules, when we compare other residence house rent. On the
other side, many house owners allow bachelors/students, but here some University students, they
need to shelter here. Some house owner takes their weakness and demand high rent.
Conclusion
During the research, my hypothesis was to find out that due to high demand and student’s
involvement in criminal activity made the house rent go high. From my data analysis, the
hypothesis has been fully proved.
My research suggests that if anyone finds the house rent unusually high they can file a complaint
against the house owner. Students who are living inside Bashundhara should be careful about
their activities. So that and a tragedy like Holey Artisan tragedy doesn't take place again.
My research lacks many things. The number of the total survey responses were quite low. I was
able to gather only 32 responses. Which is not a good amount for the research purpose. Also, I
could not manage to find out if the Bashundhara R/A’s authority has any specific rules regarding
house rent. Many of the reputed banks, offices, universities situated here. That is the main reason
for rapidly increasing house rent.
