 Support the duties of the planned and reactive maintenance schedule bothe internally
and externally to the propert across several disciplines, not limited to HVAC, MECH,
ELEC sevices.
 PPM for LV Elect sysyems , differnet kinds of distribution boards (db’s, smdb’s,
mdb’s), special lighting, UPS, HVAC ( AHU, FAHU,FCU,package unit and split unit).
 Knowledge about LCP (Light Control Panel),CBU (Central Battery Unit) and HVAC.
 Testing and Commissioning for all electrical panels , motors and equipments.

2. Administration:
 Monitor performance of outsourced companies –check manpower, 3 Scope of works-delegate
/ co-ordinate with subordinates and provide report to management on daily issues for
improved series.
 Collect data and information from BMS, and outsourced companies.
 Combine and provide performance report and how to prevent recurring issues.
 Approve passes for it out contractors, check the ‘No Objection and monitor Sub – contractors
for better control security and monitor access to the building.
 On call – 24 hours, mobile phone ‘ON’ at all times to respond to any emergency breakdown.
Maintenance & operation:
 Monitor PPM approved by management, by reviewing reports, schedules spare parts required
to avoid major breakdown equipments, buildings and to provide efficient services to business
partner.
 Lead a team of Mechanical, Electrical & Plumbing Services Technicians out in the field to
carry out all level of preventive and corrective maintenance activities and minor
modifications on building services covering platform screen doors system, station automated
doors, building automated doors, portable electrical equipment, fire detection/suppression
(FPS), tunnel ventilation, heat exchanger ventilation & air-conditioning, lighting system,
uninterrupted power supplies, lifts, escalator, Some of these systems are installed along
trackside, whilst others can be found in stations and still some others in depots;
 Perform shift and emergency duties when required;
 Diagnosis the problem providing technical reports to facilities manager and advice
rectification, Ensure that implementation is as per the technical standards and manufacturers
recommendations and build up history for the electrical plants to avoid any recurring problem
with the mechanical and electrical plants.
 Provide quality control support in terms operations in terms of operations process, resolution
time, and reduction in the number of business partner complaints.
 Assist the maintenance provider for trouble shooting HVAC issues by providing diagnosis
from BMS for faster response,
 Handover / Snags – Attend handover meetings and record snags to verify if the completion is
as per specification and provide reports to management. Follow up with the respective
development team for proper completion.
 Verify garbage collection locations, waste materials collection etc., check whether the
building is cleaned by the contractor or not.
 Water Features - Monitor the daily operation of all external water features and other external
services including landscaping lighting, irrigation, and car parking.
 Monitor planned PPM is carried out as per schedule and manufacturer’s recommendation,
 Tracing, diagnosing and rectifying electrical faults.
Supervision:
 Conduct performance review for Mechanical, Electrical & Plumbing Services Technicians;
 To insure we receive proper assistance from the outsourced company, check daily operations
checklist, random site checking, evaluate weekly reading and reports for the smooth running
of the operations.
 Discuss and assist outsourced company in resolution of breakdown equipment in order to
minimize resolution time.
 Carry out inspection of before and after business partners ‘MOVE IN’.
 Visit & evaluate premises prior to business partners move in to provide their requirements
and after to check and estimate the cost of the maintenance.
 Prepare the required spares list from the manufacturer’s manual and recommendation spares
will help to maintain all the electrical plants and for timely assistance in case of breakdown.

3.  Monitor warehouse inventories / activates, establish inventory system, Control, and
coordinate with the related depts. ensure all items in a safe place.
 Health and safety:
 Performs daily toolbox talks as per safety manager planned.
 Ensure the maintenance tools & equipment are in good condition;
 On site implementation of health and safety regulations to ensure safe working conditions and
a safe working environment, to reduce risks, incidents and accidents.
 Investigate accidents and incidents to ensure preventative steps are taken.
