INTRODUCTION of GRIHA
GRIHA is an acronym for Green Rating for
Integrated Habitat Assessment. It is India’s
National Rating System for Green buildings.
The common objective of GRIHA is to reduce the
overall impact of the built environment on human
health and the natural environment by:
 Efficiently using energy, water, and other
resources.
 Protecting occupant health and improving
employee productivity (see healthy building).
 Reducing waste, pollution and environmental
degradation.

Concept :
 Green building is a whole-systems approach for designing and constructing buildings that conserve
energy, water, and material resources and are more healthy, safe, and comfortable. Many think of
solar panels when they think of “green” building.
Benefits :
 Energy efficiency is one of the primary advantages of green building.
 Orient the house to reduce solar gain in summer and capture the sun’s light and warmth in winter.
 Maximize natural light to reduce the need for electrical usage during the day.
 Reduces air pollutant quantitatively.
 Create a national network of green corridors and nature reserves.
Design Considerations :
 Design an energy-efficient building.
 Design buildings to use renewable energy.
 Optimize material use.
 Design for future reuse and adaptability.

Rating Criteria of GRIHA
GRIHA assesses a building out of 34 criteria and awards point on scale of 100.
In order to qualify for GRIHA certification, a project must achieve at least 50
points. Certain criteria/ sub-criteria are mandatory and have to be complied for
the project to be compiled for the project to be all eligible for rating.

ITC Grand Chola Hotel
 It is Nestled in greenery in the heart of
Chennai. It is a tribute to the age of the great
Chola Dynasty, which created the golden era
of Indian history.
 The building, designed by Singapore-based
SRSS (Smallwood, Reynolds, Stewart,
Stewart & Associates) Architects, is of mixed-
use development with three separate wings
and is themed after traditional Dravidian
architecture of the Chola dynasty.
 It consists of 600 rooms, including 15
uniquely-designed suites. The interiors of
these suites provide a whiff of the Chola
Dynasty.

SUSTAINABLE SITE PLANNING
 Existing trees were preserved and transplanted
along the periphery of the site.
 Excavation and construction started after the
monsoon season to prevent soil erosion and soil
run off from the site.
 Top soil was preserved and re-used to raise the
ground level along the periphery.
 Service corridors are planned to cause minimum
damage to the site and natural topography.
 Orientation of the building is east west but zoning
of the building has been appropriately done to
reduce negative impact of bad orientation.

BUILDING DESIGN
 Artificial Lighting System
Energy efficient artificial lighting design compliant with
ECBC (The Energy Conservation Building Code)
recommendations.
 Sensors/Controls
Occupancy sensors in rooms to reduce energy
consumption.
All electrical fixtures (lights, space conditioners,
appliances) controlled by i-pad to reduce energy
consumption.
 Active Cooling System
Centralized air conditioning through variable refrigerant
flow technology is installed.
 Sensors/Controls
The sensor provided for controlling each indoor unit
centrally as well as individually based on occupancy.
 Orientation
Orientation of the building is east west but zoning
of the building has been appropriately done to
reduce negative impact of improper orientation.
 Window
Recessed windows to cut direct sun rays and
glare inside the building.
 Wall
Thick stone and AAC (Autoclaved aerated
concrete) block walls to reduce solar heat gain.
 WWR (Window to Wall Ratio)
WWR restricted to 25% to reduce solar heat gain
inside the building.
 Daylighting
99% of living areas are day-lit.

WATER EFFICIENCY
 Reduction in building water consumption by use of
low-flow fixtures : 50.7%.
 Water recycled and reused within the complex :
90%.
 Reduction in landscape water consumption by
planting native species of trees and shrubs and by
using efficient irrigation systems : 62.3%.
 Further, use of low alkaline environmental friendly
washing liquids helps reduce run time and saves
water.

ENERGY EFFICIENCY

 Heat-Pump System
 Solar based Hot water & Steam System Renewable Energy
 LED(Light Emitting Diode) Lighting Building Management System
 All hotels have a network based building management system to monitor and control the HVAC
(Heating, Ventilation & Air Conditioning), Lighting, Sub-metering and water management system.
 Digital Valet System: I-PAD operated room control system to control Air conditioning, Lighting, TV
etc.
 Condensate recovery system
 Energy efficient lighting (LED Lights for energy efficiency and Zero mercury content) and light
pollution reduction in all hotels.

 Use of Plywood and MDF (medium-density
fibreboard) boards manufactured by Uni ply,
Green ply and Century ply certified by SGS
(Société Générale de Surveillance….. General
Society of Surveillance) and recyclable fabric.
 Use of high density composite wood panels.
 Use of AAC blocks in the infill wall system.
 Renewable energy technologies

CONCLUSION
The ITC Grand Chola Hotel got 5 stars which means that it lies between
86 or more points criteria.
Over the past few years ITC has become environmental conscious and
sensitive towards the climate change and global warming. It has
adopted and sustained green practices successfully. There will be also
intangible benefits like conservation of the environment, motivated
employees that experience pride at work, enhanced customer loyalty,
stronger relationships with communities and regulatory bodies and a
trusted brand image.

  • 2. INTRODUCTION of GRIHA GRIHA is an acronym for Green Rating for Integrated Habitat Assessment. It is India’s National Rating System for Green buildings. The common objective of GRIHA is to reduce the overall impact of the built environment on human health and the natural environment by:  Efficiently using energy, water, and other resources.  Protecting occupant health and improving employee productivity (see healthy building).  Reducing waste, pollution and environmental degradation. 2
  • 3. Concept :  Green building is a whole-systems approach for designing and constructing buildings that conserve energy, water, and material resources and are more healthy, safe, and comfortable. Many think of solar panels when they think of “green” building. Benefits :  Energy efficiency is one of the primary advantages of green building.  Orient the house to reduce solar gain in summer and capture the sun’s light and warmth in winter.  Maximize natural light to reduce the need for electrical usage during the day.  Reduces air pollutant quantitatively.  Create a national network of green corridors and nature reserves. Design Considerations :  Design an energy-efficient building.  Design buildings to use renewable energy.  Optimize material use.  Design for future reuse and adaptability. 3
  • 4. Rating Criteria of GRIHA GRIHA assesses a building out of 34 criteria and awards point on scale of 100. In order to qualify for GRIHA certification, a project must achieve at least 50 points. Certain criteria/ sub-criteria are mandatory and have to be complied for the project to be compiled for the project to be all eligible for rating. 4
  • 5. ITC Grand Chola Hotel  It is Nestled in greenery in the heart of Chennai. It is a tribute to the age of the great Chola Dynasty, which created the golden era of Indian history.  The building, designed by Singapore-based SRSS (Smallwood, Reynolds, Stewart, Stewart & Associates) Architects, is of mixed- use development with three separate wings and is themed after traditional Dravidian architecture of the Chola dynasty.  It consists of 600 rooms, including 15 uniquely-designed suites. The interiors of these suites provide a whiff of the Chola Dynasty. 5

Building Details  Location: Chennai  Site Area: 32,330 𝑚𝑚2  Total Built up Area: 1,32,598 𝑚𝑚2  Air- conditioned Area: 1,32,598 𝑚𝑚2  Non Air- conditioned Area: NA  Energy Consumption Reduction: 41.5% reduction from GRIHA benchmark  Water consumption reduction: 50.7% reduction from GRIHA benchmark  EPI: 186 kWh/sq. m/year  Occupancy hours: 24 hours/day (24x7)  Renewable energy installed on site: 12,600 kWh  GRIHA rating: 5 Stars 6

SUSTAINABLE SITE PLANNING  Existing trees were preserved and transplanted along the periphery of the site.  Excavation and construction started after the monsoon season to prevent soil erosion and soil run off from the site.  Top soil was preserved and re-used to raise the ground level along the periphery.  Service corridors are planned to cause minimum damage to the site and natural topography.  Orientation of the building is east west but zoning of the building has been appropriately done to reduce negative impact of bad orientation. 8

BUILDING DESIGN  Artificial Lighting System Energy efficient artificial lighting design compliant with ECBC (The Energy Conservation Building Code) recommendations.  Sensors/Controls Occupancy sensors in rooms to reduce energy consumption. All electrical fixtures (lights, space conditioners, appliances) controlled by i-pad to reduce energy consumption.  Active Cooling System Centralized air conditioning through variable refrigerant flow technology is installed.  Sensors/Controls The sensor provided for controlling each indoor unit centrally as well as individually based on occupancy.  Orientation Orientation of the building is east west but zoning of the building has been appropriately done to reduce negative impact of improper orientation.  Window Recessed windows to cut direct sun rays and glare inside the building.  Wall Thick stone and AAC (Autoclaved aerated concrete) block walls to reduce solar heat gain.  WWR (Window to Wall Ratio) WWR restricted to 25% to reduce solar heat gain inside the building.  Daylighting 99% of living areas are day-lit. 9

WATER EFFICIENCY  Reduction in building water consumption by use of low-flow fixtures : 50.7%.  Water recycled and reused within the complex : 90%.  Reduction in landscape water consumption by planting native species of trees and shrubs and by using efficient irrigation systems : 62.3%.  Further, use of low alkaline environmental friendly washing liquids helps reduce run time and saves water. 11

ENERGY EFFICIENCY Some Energy Saving initiatives:  Chiller Plant Optimizer  Heat-Pump System  Solar based Hot water & Steam System Renewable Energy  LED(Light Emitting Diode) Lighting Building Management System  All hotels have a network based building management system to monitor and control the HVAC (Heating, Ventilation & Air Conditioning), Lighting, Sub-metering and water management system.  Digital Valet System: I-PAD operated room control system to control Air conditioning, Lighting, TV etc.  Condensate recovery system  Energy efficient lighting (LED Lights for energy efficiency and Zero mercury content) and light pollution reduction in all hotels. 12

Sustainable Features of ITC Grand Chola  Low-energy/green materials  Use of Plywood and MDF (medium-density fibreboard) boards manufactured by Uni ply, Green ply and Century ply certified by SGS (Société Générale de Surveillance….. General Society of Surveillance) and recyclable fabric.  Use of high density composite wood panels.  Use of AAC blocks in the infill wall system.  Renewable energy technologies installed on site  Installed capacity of wind energy : 12600 KWp.  Units of electricity generated annually : 27900000 KWh 13

INDOOR AIR QUALITY  Increased treated fresh air infusion for higher human productivity and better health.  Enhanced occupant thermal comfort.  Green Sealed certified Housekeeping chemicals and equipment.  Mechanical means of elimination of rodents and use of eco-responsible pesticides. 14
  • 15. CONCLUSION The ITC Grand Chola Hotel got 5 stars which means that it lies between 86 or more points criteria. Over the past few years ITC has become environmental conscious and sensitive towards the climate change and global warming. It has adopted and sustained green practices successfully. There will be also intangible benefits like conservation of the environment, motivated employees that experience pride at work, enhanced customer loyalty, stronger relationships with communities and regulatory bodies and a trusted brand image. 15
