Consumers are more likely to make a purchase decision based on social media reviews. Keep posting those pictures of houses you’ve listed! They are more likely to buy a product or try a new service if they have read positive reviews on social media. If you’re not using social media to promote your listings, you should be.

With all that we’ve talked about, it’s amazing to see how many open houses still exist in the Sunday paper. Now that we know how to reach the right audience with the right message, we’re going to talk about the right time for Open Houses using Social Media. Without having a credible digital profile, you won’t stand a chance at getting a good turn out at your open house. Facebook Event LinkedIn Twitter Pinterest Instagram Create a Facebook Event, Announcements on LinkedIn, Tweet on Twitter, Pin to Pinterest and upload photos to Instagram. Log into your Facebook, LinkedIn, Twitter, Instagram and Pinterest now. Have on hand the URL for your listing and photos of the house.
Create an Event: - In admin panel, click on “Update Info” - Select Apps - Join your event - Invite friends - Share Create a Facebook event! It only takes a few minutes to create an event. We will send out a short, step by step video that walks you through the entire process. So you do not have to scramble to write all of this down now. In your page’s admin panel, click on “Update Info” Select Apps from left menu bar Click on “Go to App” under the Events App Follow the prompts to create a new event Join your event Invite friends “ Share” the event: - In groups - On your business page - On your personal profile - In a private message Export the event to your email so that you can forward to non-Facebook friends Invite all personal connections Promote the event in a Facebook ad (optional) Don’t forget to add as many details as possible to the event. Describe the house, point out selling points, include the date, time and location of the broker open and add the link to the listing website. It is important to encourage engagement on your Facebook event wall. Periodically comment on your event wall and respond to any comments others may post in a timely manner. These activities become visible in yours and your friends’ news feeds, increasing the number of people who view your event. Another key part to Facebook events is telling people that you created one. It won’t do you much good if you don’t take action. Share the invite with your Facebook friends and email the invite to all of your contacts. Send out follow-up emails to those attending, who may attend and who have not responded. Make sure to spread the word by posting about your event on as many social media platforms as you can. This will help to reach different target audiences, increasing your reach and visibility for your event. You can even promote the event in a Facebook ad to reach potential customers that you have not connected with in your area. This will require you to spend a little money, so feel free to skip this part if you want.
Another great way to spread the word about your broker open is to announce it on LinkedIn. Post a link to your listing website and add the date and time of the event. You can also post the information in the groups that you have joined. If you haven’t joined any LinkedIn groups, think about joining groups that deal with home purchases in your area. If you can’t find one, maybe you can be the person that starts one.
Next, tweet out the same information on Twitter. Tweet your broker open or open house information Attach the link of your listing website Or attach a photo (be sure to add the home address, date, time and your phone number since you will not have your listing website attached) For some people, Twitter is their go to social media site. The more places that you post the information, the more likely new people will see it. That’s right, even if someone is sees it more than once because they are connected with you on more than one social media site, it’s OK. It helps keep your broker open top of mind.
Now it’s time to discuss Pinterest – the social media world’s fastest growing site! Pinterest has a way of making people’s content go viral if done right. That’s right! And lucky for all of you, home decor photos are the most repined topic on the site. So pin a photo from your listing website and write the broker open description for the caption. Take a look at some of the pins under the home décor category of Pinterest to get an idea of what type of photos are being used. Click on “add a pin” from the drop down menu Upload file OR enter the URL of your listing Choose the board you want List the info in the broker open description: - Address - Date - Time - Home description (if room) Keep in mind that Pinterest has recently rolled out a new layout for business accounts. You can choose to go with the new look by going to the same drop down menu you used to add a pin, and select the last option at the bottom that says ‘switch to new look’. We suggest staying with the new layout to stay updated. On a side note, Pinterest is the number one way to get more exposure for your blog if you have a Real Estate blog or any blog for that matter.
If you have been living under a rock you might not have heard that images are the King of Content. Instagram and Pinterest (which we will get into next) are the newest and best ways to share your listing photos. Take pictures of the house that you are having the broker open for, such as the front of the house and the inside. I recommend taking pictures of unique parts of the house, such as the back patio, light fixtures or landscape. Use the Instagram filters to enhance the photos. Instagram makes everyone look like a prize winning photographer. You can even try making a collage of photos with the app PicStitch. We actually have a tip of the day video that we did a while back on PicStitch. Here it is. We will send you this PicStitch video along with our Instagram video. In the caption of your photo, put all of the details of the broker open and be sure to include your work email or phone number. Instagram does not let you link your photo to a website, so this will let people contact you if they have any questions. Instagram even gives you the option to share your photos on other social media sites for easy cross posting. Keep in mind that Twitter and Instagram are going through a photo war at the moment. Instagram has disabled Twitter’s ability to display Instagram photos correctly on Twitter. So you might want to test it to see what it looks like on Twitter before you leave it up. If you really want to show of the best features of the house, upload a new picture every couple of days with the same broker open info in the caption. One picture can show off the awesome custom kitchen and the next picture can show the spacious living room. Mix it up.
Now that you have posted on all of the different sites, repeat the process of announcing your open house up until the day of the event. Make sure you are p osting at different times of the day than you did the first time around. For example…. go over staggered posting tip from slide - Post to Facebook ASAP - Tweet out at the same time or two hours later - Post picture of the house with info on Instagram the next day - Tweet out again at a different time than yesterday - Post on LinkedIn on day three We added a note here that you should try the Open Home Pro iPad app to collect leads DURING your broker open. You can find this app in the Apple app store, and like some of the other things that we only briefly mention, we will send you a short video that goes into more detail about this app and its awesome features.
After the open house, be sure to follow up with all interested buyers that you collected in your Open Home Pro app, and connect with them on your social media sites. Post any pictures or videos that you took at the broker open, and tag the people in them. When you tag someone in a Facebook photo, the photos shows up on their profile for all of their friends to see. Yes, tagging photos instantly puts your listing in front of a whole new audience that you did not have access to previously.
