THIIS IS THE PROPOSAL ALREADY WRITTEN
Synopsis of the Problem
In the recent past, a number of organizations have been
adversely affected by the turnover rates that have been
increasing progressively as from 2009. This has witnessed an
increment in the number of organizations closing shop from
approximately 1.8 million to more than 2 million between 2009
and 2012
(Larson, Lakin, & Bruininks, 1998)
. Aspects that include workforce recruitment and training costs,
team dynamics and time restrictions in discovering and hiring
newer talents have been adversely affected by the increase in
worker turnover rates and have resulted in increment in
expenditures. The unconstructive effects of the elevated
employee turnover rates , therefore, informs the study on why
the workers opt to desert they jobs even as organizational
administrators strive to enhance the employee retention rates
through increment in salaries and establishment of more
favorable work milieus.
Statement of Purpose
This paper is therefore, written with the objective of analyzing
the effect of various aspects, for instance, increased employee
turnover rates, on the organization as well as their contribution
to the increasing rates of employees opting to desert their jobs.
Description of the Action Research Project
This study will make use of two key research methodologies,
namely; qualitative and quantitative research methodologies
(Barton, 2006)
. Given that the two methods facilitates the acknowledgement of
rationale behind the increment in dissertation rates in addition
to giving insight on how organization suffering from reduced
employee retention rates function.
Reasons for the Proposal
Studies on the factors affecting employee retention and impacts
of increased turnover rates have indicated that managers in
organizations that have been acquired by another tend to dessert
their jobs as a consequence of not being offered an opportunity
and ample time to align to the novel organization
(Allen & Bryant, 2012)
. Additionally, workers tend to desert their jobs as a
consequence of lack of faith owing to instability experienced by
the mangers leaving their positions. This, therefore, leads to the
question of what factors inform the managers’ decision to leave
their current employment following acquisitions and mergers
and how this can be averted.
Some of the notable reasons behind desertion of jobs as noted
by various workers include poor remunerations, boredom and
lack of proper leadership. Nonetheless, in spite of the
recommendations that have been put forth to inform firms on
how to retain workers, organizations have failed to implement
the recommendations as observed by the increment in the
turnover rates, with the hospitality sector experiencing a 50
percent turnover annually
(Larson, Lakin, & Bruininks, 1998)
. Given that the industry deals with an increased number of
clientele, the increased turnover rates impacts the establishment
of client relations that are founded on concrete business
associations.
Anticipated Result
It is anticipated that the two study methodologies will disclose
the various reasons behind the desertion of various positions by
employees. The outcomes will also highlight how factors that
are either internal or external to the organization inform such
moves by employees. Lastly, it is highly anticipated that the
study will additionally highlight various ways through which
the turnover rates can be reduced and eventually averted.
Description and Pertinent Terms
So as to make certain that the study audiences fully comprehend
the outcomes of the study, the following terms have been
defined.
Retention:
The ability to ascertain that employees do not leave an
organization for another.
Corporate organization:
A limited liability company that
Qualitative Study:
Research method whose objective is to collect an in-depth
comprehension of a certain behavior in humans and reasons
behind such behaviors.
Quantitative Study:
Research methodology that involves getting individual opinions
to enable the production of statistics and hard facts that guides
a study.
Turnover rates:
the percentage of the amount of employees who have deserted
their jobs for other opportunities elsewhere within a stated
period of time.
Statement of Assumptions
Comprehension of the factors informing the decision by
employees to desert their jobs will enable organizations as well
as the policy makers to come up with better policies that will
ensure higher employee retention rates and continuation of
business. Additionally, this will ascertain that acquiring
organizations enable employees from the acquired firms to have
enough time and opportunity to align their goals and objectives
to those of the novel organizations.
This study is, therefore, vital for all organizations as it
facilitates the finding of resolutions to the increasing challenge
of increased employee turnover rates.

Population Sample
This action research project is focused on the financial crisis of
2008, which involved two of the largest government sponsored
financial institutions in the United States; Fannie Mae &
Freddie Mac. The target population are all of the loans let by
Fannie Mae & Freddie Mac. The sample of the target
population will be the subprime mortgages that were granted to
low income buyers and unqualified borrowers. The research
study will be based on this particular population because it is
one of the fundamental elements that ignited the financial crisis
of 2008.
Research Method
The research method to be applied to this research project is a
mixed method of quantitative and qualitative research
approach. The use of both approaches is necessary in order to
deliver a research project that will provide a simple and
substantial analysis of the population under investigation and its
measures. These methods will work in conjunction to
complement one another. For example, the qualitative aspect
will help identify the causes and reasons that triggered the
market crash. In contrast, the quantitative method of the
research will heavily rely on the descriptive method, which will
allow the researchers present a quantitative description of the
topic in a more manageable form. (

The use of the descriptive method will be appropriate because it
allows researchers to obtain information concerning the current
status of the topic being studied, what exists, with respect to
variables or conditions. Also, this method will help researchers
investigate the statement of the problem, and what information
is needed to solve the problem. In addition, this method will
allow researchers to develop an instrument in order to gather
information that will help identify the target population and
determination of the sampling procedure. For example, in the
case of Fannie & Freddie, one of the methods recommended
would be a statistic method, which estimates the population
parameters which are the characteristics or quality of a
population that, in concept is a constant; however, its values is
variable (Leedy & Ormrod). Since the sample of this population
would be based on Subprime loans, the research study will
focus on targeting defaulted mortgages especially those backed
by Fannie Mae & Freddie Mac.
After identifying the target population, the instrument that will
be used to gather data will be a questionnaire designed to
collect information on bad mortgages or subprime mortgages
that became delinquent before and during the crisis. On the
other hand, the Qualitative method, will allow researcher to
seek for reasons and causes that triggered the market crash. The
qualitative method will rely heavily on primary data collection
by taking a sample of the population that was heavily impacted
by the financial crisis. This type of data collection can be done
in many different ways depending on the target objectives.
However, in the case of Fannie Mae and Freddie Mac, this
study will concentrate on statistics produced before the and
after the crash. Then, the data collected will have to be
interpreted in an organized format, which will allow the
researcher make sense of the data found.
Research Instruments
The research instrument that will be used to collect the data
from the sample population will be a questionnaire similar to
the one below, records of loans granted between 2004-2008,
interviews, and web based questionnaires and documents
reviews. These data collection methods are the best-suited tools
to collect the data for the sample population of my research
study.

The target population are all of the loans let by Fannie Mae & Freddie Mac. The sample of the target population will be the subprime mortgages that were granted to low income buyers and unqualified borrowers. The research study will be based on this particular population because it is one of the fundamental elements that ignited the financial crisis of 2008. Research Method The research method to be applied to this research project is a mixed method of quantitative and qualitative research approach. The use of both approaches is necessary in order to deliver a research project that will provide a simple and substantial analysis of the population under investigation and its measures. These methods will work in conjunction to complement one another. For example, the qualitative aspect will help identify the causes and reasons that triggered the market crash. In contrast, the quantitative method of the research will heavily rely on the descriptive method, which will

In addition, this method will allow researchers to develop an instrument in order to gather information that will help identify the target population and determination of the sampling procedure. For example, in the case of Fannie & Freddie, one of the methods recommended would be a statistic method, which estimates the population parameters which are the characteristics or quality of a population that, in concept is a constant; however, its values is variable (Leedy & Ormrod). Since the sample of this population would be based on Subprime loans, the research study will focus on targeting defaulted mortgages especially those backed by Fannie Mae & Freddie Mac. After identifying the target population, the instrument that will be used to gather data will be a questionnaire designed to collect information on bad mortgages or subprime mortgages that became delinquent before and during the crisis. On the other hand, the Qualitative method, will allow researcher to seek for reasons and causes that triggered the market crash. The qualitative method will rely heavily on primary data collection by taking a sample of the population that was heavily impacted by the financial crisis. This type of data collection can be done in many different ways depending on the target objectives. However, in the case of Fannie Mae and Freddie Mac, this study will concentrate on statistics produced before the and after the crash. Then, the data collected will have to be interpreted in an organized format, which will allow the researcher make sense of the data found.
