This document presents an urban design analysis for a planning proposal concerning the development of properties at 10 Martin Avenue and 47-49 Bonar Street in Arncliffe, aimed at supporting the Rockdale Development Control Plan. The report outlines existing conditions, proposed design principles, and development opportunities, emphasizing the need for context-sensitive design that enhances local amenity while adhering to sustainability and community needs.
