Promotion Strategy
We depend on our website, exhibition, newsletters and direct mail advertising as our main marketing
avenues to reach clients. As we change strategies, however, we need to change the way we promote
ourselves:
1. Newsletter/E-newsletter
We intend to send out newsletter or e-newsletter to our new or regular clients to inform them
whenever there are any new projects going on.
2. Sales brochure
Sales brochure should include with all the necessary information such as house plan, facilities
available, contact numbers and etc. Contact number and address of sales office is the most important
information that must be clearly stated in the brochure, for clients to keep in touch with us.
3. Property exhibition
Our company will be active in participating with property exhibitions to promote our products and
services. This will also increase our company’s exposure in the outside market.
Executive Summary
Platform Company, headquartered in Johor Bahru, Johor, Malaysia is a start-up company
founded for the purpose of creating houses to provide better lifestyles for the people. Our
company is a small and medium-sized enterprise focused on property development, which
also includes sales and rental businesses.
This company is set up by 5 professionals who have 10 years experienced in the construction
industry, who are Loh Wei Ling, Zhuang Jing, Hiew Li Ming, Lee Ern Hui and Tan Kiah
Chun. A total sum of RM 10mil is contributed by 5 of the shareholders named above.
The company is only in the planning phase, and needs to design its logo and website, as well
as purchase its domain name. The minimum initial capital necessary to start will be RM10mil
to cover all the basic expenses. Our shareholders intend to raise the capital from bank loan.
Additional capital will be raised as required through bringing in new partners or investors by
offering them equity.
Besides, as a company, we feel that it is our duty to provide exceptional service to our clients,
as well as nurture good relationships with our employees. Our desire is to become an
important contributor to our community through honest, reliable work ethic.
Platform Company currently applies functional organization as a structure to clearly state the
ranks along with job descriptions for the employee’s knowledge. We have chosen to use
functional organization as it shows clear relationship between the people in the organization.
In the long run, we may consider amendments with the organization structure if necessary.
We also beliefs in empowering our employees, this not only escalates our company’s quality
in terms of service, this also unites our employees. By going through the training
development specially design by our company, we belief that our employee will be brought
up with the same standard and communication barrier will be cut down.
This business plan is to familiarize the reader with the intricate workings of our business.
Company background
Platform Company is a company set up in year 2016 by 5 members who are Loh Wei
Ling, Tan Kiah Chun, Hiew Li Ming, Zhuang Jing and Lee Ern Hui who are experienced in
construction industry for over 10 years. KSI group is dedicated to creating homes in which
people will be delighted to live, that reflects our special combination of innovative design
and discerning eye for detail and ultimately exemplify the sleek sophistication of modern
urban living. The exceptional quality of our product is equalled only by our high level of
customer care. Together they make our developments excellent options for both
homeowners and property investors.
Our ability as a property developer is to deliver strong and sustained growth it is
dependent on several factors which include the size, location and quality of its land bank,
diversity of product offerings as well as its execution capability and track record. Following
the above acquisitions, Platform Company will secure immediate enlarged and active presence
in property development, in Johor Bahru, Johor, Malaysia. Property development consists of
property development for sale and for rent. this consists of single-detached houses, detached
houses, townhouses, home offices, and condominium projects suitable for all customer groups
and including office buildings and gets return in terms of monthly rental fees as well as
invested in leasehold commercial building. Property Services include fully-integrated services
such as property and asset management, property sales management, property development
consultancy, property management, and building inspection service.

BOARD OF DIRECTORS
- To recruit the general manager of the business
- Recruit, supervise, evaluate and compensate the selected officers for the board
- Govern the organization and provide overall direction for it (vision, mission and
goals)
- Has the responsibilities of developing a policy based on governance system for the
organization
- Protect the shareholder’s investment and ensuring the assets of the company kept in
good condition
- Interacts with the general manager during monthly meeting
GENERAL MANAGER
- Manage and direct operations of different departments or multiple units of an
organization
- Setting objectives and goals for each departments

- Managing the cash flows of the organization to ensure that there are enough funds

MARKETING DEPARTMENT
- Promotes the business and is responsible for the sales of its service or product

- Responsible for creating a brand which is known as the perception or image form

ADMINISTRATIVE MANAGEMENT
- Supervise and ensure the efficiency of information flow from and within an
organization and creates an information system

- Manage information through people and distribute information within an organization
- Stay up to date on the office environment and current developments of the business to
allow smooth operation of the system
Working Culture
A good job is not all about the salary or insurance benefits; most of the people will
prefer to have a comfortable and happy environment to work. A great working culture is very
important to a company. It is because a strong culture can help to attract and retain the
employees and strengthens the company’s brand.
 Open and Creative
In our company, we avoid autocratic leadership. Creativity and feedback are encouraged
all the time. So, we created a board in each of the office where every employee can write
down their ideas or feedbacks, which are related to the topic of the month on the board.
Then, during the end of the month, we will have an open meeting or discussion on the
topic and everyone will have the chance to vote for the idea that they prefer. From the
discussion, employees may interact with each other and combine all of the ideas together
and come out with the best idea.
 Equity reward and punishment system
During end of the year, each of the employee will get an equity reward that is according to
their performance and attitude during their work. There are different types of rewards,
such as financial bonuses, free trips, parties and extra two weeks of holiday for them.
However, if someone work with bad performance or attitude, they will be punished by
cutting 20% of the financial bonuses in the end of the year. So, the manager of each
department need to observe each of the employees’ attitude and then write a report of their
performance in a fair way. Moreover, the ideas of the employees, which has been chosen
during the end of the month, they will get extra bonuses too.
 Health and fitness Centre
We will provide free yoga classes on every weekend to help them release their stress. The
employees of our company are very welcome to join the class. Besides, there is a football
match or badminton match during the end of each month. There is a reward for the
winners, which is free meal for one whole month. Each of the employees will be provided
free gym membership and free body check-up, because we focus more on the health of the
employees.
 Home style and open concept design
We hope that our employees can work in a happy and comfortable environment; so, we
decided to design our office as a home, since no one will feel uncomfortable in their
house. There is a living room with several sofas, sand bags and beanbags at different
corners of the office where the employees can take a rest or break anytime. Besides, we
created a gaming room for them too, whenever they are running out of ideas or feel
exhausted, they may come to the game room and play games to help them release stress
and relax their mind. Our company does not force our employees to remain on their places
and keep doing their works for the whole day. However, we encourage them to take a
coffee break; so, we are providing coffee bean and different kind of snacks in the pentry.
Training and Development
Our training and development are generally purpose-oriented and designed to enhance
potential skills and competencies of individuals. It also helps employees adjust to our culture
and manage our staff in a professional manner.
We believe in training and development is a solution in search of a problem and a platform in
discover of hidden potential
Training and development program is not yet started. Since we are start-up Company, we will
be activated after our company’s status is stable enough and possess adequate understanding
of overall performance of company and employees.
Training philosophy
As a construction property company business, we prefer to take long-term view and provide
sustainable services to society instead of seek short-term gain from them.
In our view, people are as important as systems and a successful company needs strength in
both areas. Thus, we have a strong commitment to train and develop our employees. We hope
we will have highly developed personnel, training and safety policies in the future. The aim is
to seek constant and continuous incremental improvement which can be measured.
We encourage creative training methods and accepting to every idea because we believe they
might be the idea that could really change the world.
The company mission statement includes commitments to personal involvement, constant
improvement, quality management, the measurement of progress and the selection of
contractors, subcontractors and suppliers on the grounds of excellence.

Employees will be participated in our evaluation of training programs with their feedback and
suggestions. By evaluate this survey data, we will keep improving our program quality and
utilization. We will eliminate certain classes that were underperformers and also, introduce
new material as necessary.

Introduction
A total quality management on-job program.
The main purpose of this program is to achieve constant improvement in the quality of the
company’s services and the building process and products. We will provide various courses
which is related to personal development, quality management, useful modern technology
application and general knowledge of company and industry. This program is with target
dates for implementation of the various stages.
Objectives
-Keep employees’ expertise, skills and knowledge up to date with company situation,
construction industry’s news, new technology application and today’s economy.
-Encourage communication, involvement and training opportunities
-Enhance understanding of company’s operation system and culture
-Gain knowledge on selection of contractors, subcontractors and suppliers on the grounds of
their ability to meet the company’s excellent standards of performance as well as price
-Ensure every employee are able to apply new technology in their working field
-Augment all-round knowledge of employees

An on-job education program.
This program is generally situation-oriented and designed to enhance the expertise skill and
knowledge of every position in different departments. The main purpose is to improve new
employee working progress and minimize the gap between juniors and seniors and also,
maintain the company performance and outcomes’ regularity. Since our seniors have their
own great knowledge and skill through their rich experiences, they are competent and
responsible to give guidance and coach juniors which are in the same expertise (department).
This program also emphasize self-discipline of every individual while being mentored.
Objectives
-Enhance expertise skill and knowledge of every position in different department
-Improve new employee working progress
-Maintain company’s performance and outcomes’ regularity
-Push all employees and employers into deeper knowledge and useful practices
-Minimize the gap between juniors and seniors
-Bridge good communications between employees and employers
-Enhance self-discipline of employees and employers

Introduction
An off-job going-abroad experience program.
Employees are sent abroad to participant in our overseas project. At the same time, the
mission is to get ideas from oversea building procedure and product, oversea working culture
and environment, oversee construction technology and oversee construction industry news.
The aim is to break out of comfort zone of our company and keep learning from new ideas
into implementation. We accept every idea because we believe there are ideas that could
really change the world. In the end, a report is produced in the research for company
development.
Objectives
-Contribute excellent ideas to company for company development and improvement
-Gain insight from oversea building procedure and product, oversea working culture and
environment, oversee construction technology and oversee construction industry news and
advancement.
-Reflect the deflects of our company
-Broaden our horizon of future vision in construction industry
-Learn from different country about their ongoing construction knowledge and technology
-Breaking out of comfort zone of company, encourage creativity and innovation
-Employees can gain experiences in a new environment
Methods
This program will be conducted with:
Reports: We send you abroad to participate in our overseas project and you will be involved
in every project procedure including site surveying, project meeting and discussion. Your
main mission is to gain insight from local building procedure and product, local working
culture and environment and local construction technology. In the end, a report is produced in
the research of information collected for company development. If your report is accepted by
90% of employees, we will implement your ideas as our company new operating system or
culture.

As we change strategies, however, we need to change the way we promote ourselves: 1. Newsletter/E-newsletter We intend to send out newsletter or e-newsletter to our new or regular clients to inform them whenever there are any new projects going on. 2. Sales brochure Sales brochure should include with all the necessary information such as house plan, facilities available, contact numbers and etc. Contact number and address of sales office is the most important information that must be clearly stated in the brochure, for clients to keep in touch with us. 3. Property exhibition Our company will be active in participating with property exhibitions to promote our products and services. This will also increase our company’s exposure in the outside market.
  • 4. Executive Summary Platform Company, headquartered in Johor Bahru, Johor, Malaysia is a start-up company founded for the purpose of creating houses to provide better lifestyles for the people. Our company is a small and medium-sized enterprise focused on property development, which also includes sales and rental businesses. This company is set up by 5 professionals who have 10 years experienced in the construction industry, who are Loh Wei Ling, Zhuang Jing, Hiew Li Ming, Lee Ern Hui and Tan Kiah Chun. A total sum of RM 10mil is contributed by 5 of the shareholders named above. The company is only in the planning phase, and needs to design its logo and website, as well as purchase its domain name. The minimum initial capital necessary to start will be RM10mil to cover all the basic expenses. Our shareholders intend to raise the capital from bank loan. Additional capital will be raised as required through bringing in new partners or investors by offering them equity. Besides, as a company, we feel that it is our duty to provide exceptional service to our clients, as well as nurture good relationships with our employees. Our desire is to become an important contributor to our community through honest, reliable work ethic. Platform Company currently applies functional organization as a structure to clearly state the ranks along with job descriptions for the employee’s knowledge. We have chosen to use functional organization as it shows clear relationship between the people in the organization. In the long run, we may consider amendments with the organization structure if necessary. We also beliefs in empowering our employees, this not only escalates our company’s quality in terms of service, this also unites our employees. By going through the training development specially design by our company, we belief that our employee will be brought up with the same standard and communication barrier will be cut down. This business plan is to familiarize the reader with the intricate workings of our business.

Company background Platform Company is a company set up in year 2016 by 5 members who are Loh Wei Ling, Tan Kiah Chun, Hiew Li Ming, Zhuang Jing and Lee Ern Hui who are experienced in construction industry for over 10 years. KSI group is dedicated to creating homes in which people will be delighted to live, that reflects our special combination of innovative design and discerning eye for detail and ultimately exemplify the sleek sophistication of modern urban living. The exceptional quality of our product is equalled only by our high level of customer care. Together they make our developments excellent options for both homeowners and property investors. Our ability as a property developer is to deliver strong and sustained growth it is dependent on several factors which include the size, location and quality of its land bank, diversity of product offerings as well as its execution capability and track record. Following the above acquisitions, Platform Company will secure immediate enlarged and active presence in property development, in Johor Bahru, Johor, Malaysia. Property development consists of property development for sale and for rent. this consists of single-detached houses, detached houses, townhouses, home offices, and condominium projects suitable for all customer groups and including office buildings and gets return in terms of monthly rental fees as well as invested in leasehold commercial building. Property Services include fully-integrated services such as property and asset management, property sales management, property development consultancy, property management, and building inspection service.   • 12. Working Culture A good job is not all about the salary or insurance benefits; most of the people will prefer to have a comfortable and happy environment to work. A great working culture is very important to a company. It is because a strong culture can help to attract and retain the employees and strengthens the company’s brand.  Open and Creative In our company, we avoid autocratic leadership. Creativity and feedback are encouraged all the time. So, we created a board in each of the office where every employee can write down their ideas or feedbacks, which are related to the topic of the month on the board. Then, during the end of the month, we will have an open meeting or discussion on the topic and everyone will have the chance to vote for the idea that they prefer. From the discussion, employees may interact with each other and combine all of the ideas together and come out with the best idea.  Equity reward and punishment system During end of the year, each of the employee will get an equity reward that is according to their performance and attitude during their work. There are different types of rewards, such as financial bonuses, free trips, parties and extra two weeks of holiday for them. However, if someone work with bad performance or attitude, they will be punished by cutting 20% of the financial bonuses in the end of the year. So, the manager of each department need to observe each of the employees’ attitude and then write a report of their performance in a fair way. Moreover, the ideas of the employees, which has been chosen during the end of the month, they will get extra bonuses too.
  • 13.  Health and fitness Centre We will provide free yoga classes on every weekend to help them release their stress. The employees of our company are very welcome to join the class. Besides, there is a football match or badminton match during the end of each month. There is a reward for the winners, which is free meal for one whole month. Each of the employees will be provided free gym membership and free body check-up, because we focus more on the health of the employees.  Home style and open concept design We hope that our employees can work in a happy and comfortable environment; so, we decided to design our office as a home, since no one will feel uncomfortable in their house. There is a living room with several sofas, sand bags and beanbags at different corners of the office where the employees can take a rest or break anytime. Besides, we created a gaming room for them too, whenever they are running out of ideas or feel exhausted, they may come to the game room and play games to help them release stress and relax their mind. Our company does not force our employees to remain on their places and keep doing their works for the whole day. However, we encourage them to take a coffee break; so, we are providing coffee bean and different kind of snacks in the pentry.
  • 14. Training and Development Our training and development are generally purpose-oriented and designed to enhance potential skills and competencies of individuals. It also helps employees adjust to our culture and manage our staff in a professional manner. We believe in training and development is a solution in search of a problem and a platform in discover of hidden potential Training and development program is not yet started. Since we are start-up Company, we will be activated after our company’s status is stable enough and possess adequate understanding of overall performance of company and employees. Training philosophy As a construction property company business, we prefer to take long-term view and provide sustainable services to society instead of seek short-term gain from them. In our view, people are as important as systems and a successful company needs strength in both areas. Thus, we have a strong commitment to train and develop our employees. We hope we will have highly developed personnel, training and safety policies in the future. The aim is to seek constant and continuous incremental improvement which can be measured. We encourage creative training methods and accepting to every idea because we believe they might be the idea that could really change the world. The main purpose of this program is to achieve constant improvement in the quality of the company’s services and the building process and products. We will provide various courses which is related to personal development, quality management, useful modern technology application and general knowledge of company and industry. This program is with target dates for implementation of the various stages. This program is generally situation-oriented and designed to enhance the expertise skill and knowledge of every position in different departments. The main purpose is to improve new employee working progress and minimize the gap between juniors and seniors and also, maintain the company performance and outcomes’ regularity. Since our seniors have their own great knowledge and skill through their rich experiences, they are competent and responsible to give guidance and coach juniors which are in the same expertise (department). This program also emphasize self-discipline of every individual while being mentored. The aim is to break out of comfort zone of our company and keep learning from new ideas into implementation. We accept every idea because we believe there are ideas that could really change the world. In the end, a report is produced in the research for company development. Objectives -Contribute excellent ideas to company for company development and improvement -Gain insight from oversea building procedure and product, oversea working culture and environment, oversee construction technology and oversee construction industry news and advancement. -Reflect the deflects of our company -Broaden our horizon of future vision in construction industry -Learn from different country about their ongoing construction knowledge and technology -Breaking out of comfort zone of company, encourage creativity and innovation -Employees can gain experiences in a new environment Methods This program will be conducted with: Reports: We send you abroad to participate in our overseas project and you will be involved in every project procedure including site surveying, project meeting and discussion. Your main mission is to gain insight from local building procedure and product, local working culture and environment and local construction technology. In the end, a report is produced in the research of information collected for company development. If your report is accepted by 90% of employees, we will implement your ideas as our company new operating system or culture.
