We kick-started the series with a webinar for the Cross-Whitehall Sustainability Practitioners Forum. These webinars will provide the practitioners with the latest information, knowledge and policy announcements on a range of sustainability issues and was decided to launch this series by addressing BIM. BIM is a new requirement for government which Sustainability Practitioners will need to be aware of and one that will help Departments in the achievement of the mainstreaming commitments outlined below.
The Green Government Commitments require transparency and, in addition to the above requirements, must address the following areas: climate change adaptation; biodiversity and natural environment; procurement of food and catering services; sustainable construction; and staff wellbeing and quality of life. The Government Construction Strategy published May 2011, set out the framework for a range of workstreams, all of which have the ultimate aim of reducing the cost of government construction projects by 15-20 per cent by the end of the current Parliament.
The BIM task group are supporting and helping deliver the objectives of this strategy and the requirement to strengthen the public sector's capability in BIM implementation with the aim that all central government departments will be adopting, as a minimum, collaborative level 2 BIM 2016.
This webinar examined how BIM can support central government departments in their achievement of collaborative level 2 Bim by 2016 and highlight the great work already taking place within this field.

Typically Exhaustion sets in and only a few instances are reviewed for a BID.

Not just on paper, but dry runs are not cheep…this truck is a fraction of its capacity because a couple of LVLs were missing….
Everyone knows this…so % waste goes up to protect margins….when waste goes up, dumpsters fill more frequently and require being pulled, and the cycle is self-serving…
So how do we help manage this chaos?

Seems a bit “step intensive” just to get a my same old construction documents, but when was the last time your saw traditional blueprints for an automobile, or television, or any other modern manufactured product?
However, as a sign of the times, we must take this cube and distill it down what elements of our industry requires at present…Con Docs.
Rinse & Repeat for elevation options and any other structural option which caused the 6 sided cube to adjust.
As the 6 sided cube is digitized (a primary deliverable being the aforementioned CD Sets)
We are also able to harvest certain “Key Measurements,” from the 6 sided cube.
In this example you can see how the Top & Front of the 6 sided cube adjust from Elevation to elevation.
The roof line changes & the Area of Exterior Cladding adjusts as well.
As a targeted example…take note of how the Brick Adjusts
Now these adjustments were needed to support the Construction Documents, but when best practices are followed we can analyze the Key Measurements & their adjustments per Elevation or Option
Perform an analysis of the measurements as a direct by-product of the design.

Not everyone in the supply chain is poised & ready to rally around a single BIM Platform or system which will do all things for all people.
BIM is still an ambiguous term, so it may mean different things to different individuals…
Determining the right level of detail along w/ what & when to pass information is key to determine.
Going back to our Costco Example..
As we desire to unpack the bids make sure a reasonable & achievable level of detail is determined.
Drywall supplier have a detailed “ingredient list” of boxes of screws, rolls of tape, buckets of mud, floor vs ceiling, flat ceiling vs sloped ceiling, etc….
Starting with a finite level of detail will result in early exhaustion…(both builder & supplier)
Two extremes
Project Cost Management opposed to Product Cost Management
Too much waste
Loss of control with revision & VPOs
Cost exposure to irrelevant items or vendor costs
Drown in management of Detail of raw materials
Too many variations in trade base to gain traction at present.
Difficulty in tracking either end of the spectrum based upon these variations.
Either heaps of Lump Sum or exhausting measurement of each Gnatt’s Ass
Results in either underpayment, overpayment or having an entire VPO process in place which addresses these instances ad-hoc.
Will produce undesirable results
Ideal mix is the “Blended rate” of the two.

Focus on the logic of how you “intend to use” the information and then the sources of that information can evolve…
