                                                                               Project Description

                                                                               ISFM was engaged by the WACA in 2006 to undertake a
                                                                               detailed study to asses the redevelopment of the WACA
                                                                               Ground. The assessment was to ensure a commercially
                                                                               viable venue was established that would see the WACA
                                                                               remain at their historic home.

                                                                               The brief stated that all options for redevelopment be
                                                                               considered including the sale and long-term leasehold of
                                                                               land parcels as well as the introduction of other users.

                                                                               Following an extensive study which included consultation
                                                                               with state and local governments, the East Perth Rede-
                                                                               velopment Authority (EPRA), the local community and
                                                                               other key stakeholders (including the WACA), a number
                                                                               of development options were identified and in turn evalu-
                                                                               ated.

                                                                               ISFM undertook a financial feasibility analysis on each
                                                                               option and at the conclusion of the study submitted a
                                                                               consolidated masterplan outlining a recommended solu-
                                                                               tion and way forward.

                                                                               Outcomes

                                                                               ISFM achieved the following key outcomes:

                                                                                                    cial offices, retail, serviced apart-
                                                                                                    ments and a sports bar, were adopt-
                                                                                                    ed
                                                                                           −        The WACA secured an agreement
                                                                                                    with a developer to undertake the
                                                                                                    overall redevelopment, in turn pro-
                                                                                                    tecting the financial interests of
                                                                                                    WACA
