Editor's Notes
- The statutory objectives set when HCA established in 2008. Even though we don’t have the same standards regime in the new programme, the statutory objectives make high quality design a necessary priority.
- This started on site spring 2014 and (I think!) due to complete this Spring 2015 The design avoids long corridors without views Two lounges, a cafe, community exhibition space and beauty/treatment facility are provided, each with access to external space. Many existing trees are maintained, supplemented by new planting and some community allotments. Aims of dementia-friendly design: Familiarity Relief of stress Domestic scale Clear visibility and multiple clues Avoid confusion, minimise distractions Easy to use and understand Importance of activity and exercise, indoors and outdoors
- Daylight and outdoor space are of paramount importance for those with dementia. Apartments and bungalows are designed with these in mind. Flexibility for different needs - the second bedroom can be extended into the living space or main bedroom if desired.
- Carlisle Street, Gateshead - In a number of ways the processes used in developing the design for this scheme are exemplary: Gateshead MBC carried out extensive consultation with residents to assist in preparation of the competition brief. This helped to ensure that the housing mix met local requirements. Gateshead held a limited competition inviting three parties to submit design proposals for the site. It was made clear that design quality would be given high priority in assessing the proposals. The three submissions were assessed by both Gateshead’s Planning Dep’t and HCA’s Design Manager. There was unanimous agreement that this scheme should win. The successful design team consulted regularly with the HCA to ensure that all Design and Quality standards were fully achieved. All homes have been designed to incorporate generous spaces which achieve Lifetime Homes standards; they have also achieved Code for Sustainable Homes Level 4 accreditation.
- The development is on Green Lane and is a partially cleared industrial site. Some of the old buildings have been retained and English Heritage are grant funding repair of both Eagle Works (to be developed as commercial space) and Green Lane Works (to be developed as apartments). Through GBB we have invested £1,726,650 and are expecting to claim 59 of the proposed 107 new homes; this doesn’t include the Green Lane Works. I understand this is the largest Passivhaus development in the UK and they are very close to the completion of the first 4 units with a further 9 expected by Christmas. So far circa 23 units have been reserved and the full deposits paid for the first 4.
- The first houses are (almost – check with Jacquie?) complete – these are the courtyard houses in section 1c, highlighted here in thick red line.
- An exemplar scheme in Lancashire. A higher density development with a lower density feel. HCA land - Marketed and sold in 2010; started on site in 2014.
- These are some of the characteristics that helped achieve the ‘Built for Life’ award.
