For the campaign, we’ve researched what good quality housing design means to the British public
Case for Space: we surveyed consumers and found that they don’t like newly built homes because they are too small. We measured 4,500 new homes in England and found they are roughly 10% below new space standards introduced in London – family homes are missing a bedroom
The Way We Live Now: filmed 5 households and held 4 discussion groups across England. Needs for modern living included more flexibility, storage and technological adaptation.
Future Homes Commission: Year-long expert independent inquiry into how we can build more and better homes. Recommendations about how to finance the development of more homes, design standards, marketing information, and how to create lasting communities.
The Future Homes Commission survey asked people to rank 14 different attributes, saying how important each of them was.
The three which were most frequently ranked as of the highest importance were:
Natural light – 63% (said it was 5)
Space: size of rooms and corridors etc – 51% (said it was 5)
Privacy from neighbours and outside noise – 49% (said it was 5)
People choose older homes because they don’t think new homes deliver these qualities.
People prefer “Period features” – homes from over a century ago.
Period features were described by members of the public in our research as:
Spacious living area (“huge living room” “big settee”)
Large windows (“natural light” “sash windows”)
High ceilings (“sense of space”)
Universal needs vs live stage specifics: Living space requirements vary by life stage, as shown on earlier slide

Appearance (the style of the home)
Ease of maintenance (less cleaning and repairing needed)

Neighbourhood design (the look and feel of the street or estate)
Outside space (gardens and balconies)
Privacy and noise levels from outside the home (noise levels from outside or neighbouring homes, and windows not overlooking other people’s homes)
Privacy and noise levels within the home (having separate rooms that people can use to avoid being disturbed by what other household members are doing)
Security (deterrence of crime or people entering your home)
Size (the number of rooms)
Space (the size of rooms and corridors)
Storage (cupboard and other spaces to store things)
The Commission’s online survey was completed by 2,295 people.
We asked What is the most important thing your home needs? Does it have it, or not?
There were many different answers, but lots of people commented on the poor quality and external design of new build homes.
The Commission have been looking into ways in which new homes can offer a decent place to live, and better attributes than older properties. Energy efficiency and cheaper bills are well document benefit.
The Way We Live Now tried to find out what consumers think they can gain from new homes.
The Way We Live Now: prospective buyers were asked what they are looking for.
Sense of space and light are the reasons people like high ceilings and sash windows
New homes can still be light and spacious with the ‘period’ versions
The rooms don’t have to be huge, just spacious enough for social activities: First time buyers have modest expectations and are willing to compromise by taking a new build with a sense of space, possibly through open plan
ALSO: Know your local market: people said the home they grew up in influenced what felt homely to them, with regional (Manc/London) different preferences reflected by the local stock.
People who would prefer new homes were clear about the benefits expected:
cheaper to maintain
cheaper to run (energy bills)
Ready for modern technology
Security
People don’t like new homes in Britain; in our YouGov poll in 2010 only 1 in 4 people would choose to live in a new home.
Only London has minimum space standards – shown on this slide. They are 15-12% smaller than, for example, Germany’s space standards.
And homes outside London are even smaller – 10% below the London standards
Our homes are 30% smaller than many other European homes – but space is the best way to ensure homes are flexible and adaptable in the future.
In the UK there are no minimum floor areas for homes.
Our new homes are amongst the smallest in Europe.
Particularly problematic in cities where land is expensive.
Mayor of London introduced new space standards for new homes in London only – bigger than new homes across the rest of England but still much smaller than our European neighbours (eg Ireland and Germany)
One bedroom flats are 10 sqm smaller – more than a single bedroom.
