2. ABOUT OCULUS Oculus Architecture® was founded in Chicago in 1998, and in 2016 a decision was
made to move the firm’s HQ to Orange County, CA. The firm is now comprised of 12
experienced partners, whose careers in Architecture are diverse and talent is excep-
tional. As an award winning firm, with an egalitarian structure, Oculus Architecture®
leads the industry in the design of mixed use, housing, retail, entertainment, bars
and restaurants, and institutional architecture. We hire the best talent in the industry,
and step out of their way.
While the firm has offices in Chicago, Omaha, The San Francisco Bay Area, and
Chongqing, China, our home is near the Pacific Ocean in the coastal community of
Costa Mesa, adjacent to Newport Beach. So with our work ethic originating in the
Midwest, we are trend forward in our Design approach, project knowledge and
delivery speed. Most of our partners have over 25 years of experience…and I like
to say “what is old is new again”. As a brain cancer survivor, I was given a second
chance in life, reinvented myself many times, but consistent in my life is the love of

The partners of the firm have diverse backgrounds in Architecture, working as senior
management for national firms, as corporate architects, as structural and civil engi-
neers, and as developers and builders. The firm’s management is rich in business
experience, with the Managing Principal owning a chain of bars and restaurants in
China. This diverse perspective both as owner and designer gives clients a true part-
ner, that understands the value of a dollar or yuan for that matter!

Chris Coonan
Managing Principal/President
25 years of experience in Architecture
as a Designer, Studio Manager & Master
Planner. Chris worked as upper man-
agement of National firms such as MBH
Architects, on the owner’s side at RED
Development and with Target Corpora-
tion. For the past 8 years he has been
associated with Oculus Architects, and is
now the Managing Principal of the firm,
after returning from living in China for 7
years. Chris also owns a chain of restau-
rants in China, which he self-developed
while working on large design projects.
John Abbasi
Principal/Executive Vice President
As a Project Development Principal, Mr.
John Abbasi brings more than 28 years
of domestic and international experience
in engineering and project development
expertise in retail, hospitality, high rise
and mixed use projects. He was a distin-
guished team leader in the commercial
development design studio at P+R Archi-
tects, and CPAC Architects prior to Oc-
ulus Architecture®. Mr. Abbasi studied
architecture at Istanbul Technical Univer-
sity in Istanbul Turkey, earning a Bachelor
of Science in Architectural Engineering
in 1989. He is a Green Building Expert
and LEED AP.
Paul Sterner
Principal/EVP/Chicago Studio Director
Mr. Sterner, is a licensed Architect with
experience in Retail, Restaurant, Corpo-
rate, ADA, Fitness, Health & Long Term
Care, Higher Education, Residential &
Urban Planning. Paul has been the re-
cipient of several design awards includ-
ing first place in the 1996 Photovoltaic
Design Competition. Mr. Sterner was a
member of the Riverside Illinois Plan &
Zoning Commission for over a decade
and notably, in 2007, helped revise the
historic Frederick Law Olmsted planned
village residential ordinance creating a
new form based code which won an APA
Illinois Chapter Gold Award.
4. David McMillan, SE
Partner/Structural Engineer
Mr. McMillan is a highly seasoned Struc-
tural Engineer and Project Manager with
over 20 years of experience in the design
and construction industry. He has been
responsible for the structural design and
project management of a diverse range
of structures, including hospitals, univer-
sities, community colleges, life-science
facilities, data centers, single-family &
multi-family residential projects, and retail
facilities. Mr. McMillan is a licensed Civ-
il and Structural Engineer in the State of
California.

Lian Bayat Shang Liu
Partner/Director of Interior Design
Richard has 30 years of experience as an In-
terior Designer and Store Planner, execut-
ing projects in the United States, Canada,
Asia and Mexico. His project involvement
begins with site planning, and progress-
es through all phases of building design,
merchandising, planning and construction.
Richard was Target’s Senior Design Lead for
18 years of his career. Richard is a Certified
Interior Designer in the State of California,
and a professional member of the Retail
Design Institute.
Richard Frères Ramón Gálvez-Arango
Principal/Project Management
Having lived and worked in the western,
eastern and southern US, Mr. Gálvez-Aran-
go brings a wealth of experience in varied
regional design and construction practices
to all client efforts. He thrives on complex
projects and relishes identifying and pro-
viding successful outcomes for all project
stakeholders. Mr. Gálvez-Arango is active in
his community, providing expertise in site
planning, community development and
barrier free designs as an active member
of the City of Fountain Valley Housing and
Community Development Board, and the
City Council Advisory Committee for Per-
sons with Disabilities.
Dennis Bonds
Principal/VP of Production
Mr. Bonds, a licensed Architect in Califor-
nia, has more than 35 years experience in
land acquisitions, entitlements, land plan-
ning, and architectural design. Additional
areas of expertise include cost estimating,
construction documents, and construction
supervision of residential and commercial
projects. Dennis has a diverse background
in various project types in addition to
his roles of Project Architect and Princi-
pal. Dennis is an authority on all aspects
of project planning, contract agreements,
construction documents and construction
administration.

26. McBride Point Apartment
Madison, WI
New 71 units apartment complex in downtown Madison,
WI. Including 80,800 sqf of new construction, 2200 sqf
renovation of existing historical corner building
38. A 700,000 SF mixed use project on the
Monterey Peninsula. The project included
multilevel residential above commercial space,
a residential neighborhood, research and
development park and a commercial center.
48. The master plan commissioned by the
government encompasses the mixed
use business core that includes enter-
tainment, hotel, housing and civic uses.
49. Pearl River Eco-City
1st Place Competition Winner, May 11, 2011: A 2.5 Square Kilometer City Center along a tributary of
the Pearl River in Guang Dong Province.
The project includes a 150 meter financial tower, resort, a canal parkway, riverfront, central park, resi-
dential towers, townhouses and a commercial service node for the entire Shunde industrial region.

51. The Hanger Town
California Site
Hanger Town is situated between the WW2 Blimp Hangers, also known as the largest wooden structures on Planet Earth.
The project includes a new Angel’s stadium, 1.5 million square feet of office, 1.5 million square feet of housing, over 500,000
square feet of retail, four hotels and a convention center. The site also connects to a linear park, and features “warehouse style
architecture” which competes well with the massive hangers.
