‘Before a suitable project strategy can be selected, there are many variables that need to be
considered.’ Masterman (2002)
Procurement is a phrase which illustrates the activities commence by a client who is looking for to
bring about the construction or refurbishment of a building. It is a method which offers an explanation
to the query: "how do I get my project built?" Nearly all projects, clients will initiate the procurement
method by planning a project strategy. The strategy involves considering up the profits, risks and
finances constraints of a project to conclude what the most suitable procurement method is, and what
contractual planning will be essential. Through each project, the client’s concerns capture on time,
cost and quality in relative to both the design and construction of the project.

The trustees of St. Peters College decided to alter and extend the
existing sports pavilion in order to provide a wardens self-contained
flat and committee room. The committee room which should be able
to accommodate maximum of 80 members for meeting purpose and
flat which including two bedrooms, dining area, kitchen and bathroom
along with adequate storage facility.
Buildings work that need to take place over the summer holidays
when the school is closed. It is December and the works need to be
completed and furnished by the end of August of the following year.
The trustees want all the project team to be selected by price
competition, they have no views on single point responsibility.
On the other hand the trustees have a firm budget which it should not
be exceed more than that with the prestige quality and less risk
responsibility.
