Introduction

Bertino & Associates, Inc. formation is rooted in the foundation of more than
40 years of construction-industry experience. Under the leadership of Michael
INTRODUCTION S. Bertino, President, the company concentrates on improving its clients’ busi-
nesses through the management of construction programs for new facilities,
renovations, fit-out programs and expansions. Broad in scope, the company’s
services include development, construction management and owner/agent
                 project management.

Michael S. Bertino is the guiding force behind Bertino & Associates’ personnel.
He is committed to affording clients with personal attention and instills this
philosophy in each associate. A Registered Professional Engineer, Mr. Bertino
has a strong history of orchestrating and completing the most challenging con-
                 struction programs.

For 10 years prior to forming Bertino & Associates, he was Principal in charge
of Keating Building Corporation’s construction division where he administered
more than $300 million in annual construction. As Senior Vice President of
Mellon Stuart Company’s Eastern Region, he also ensured success for up to
$350 million in annual construction during his 14 year tenure.

                                                                 Client Focused Services
Bertino & Associates is 100% client focused. Our services are flexible in na-
ture and respond to specific client and project needs. Our corporate philoso-
phy ‘Exceed Expectations’ is the driving force that ensures that we exceed cli-
ent goals in each undertaking. Recognizing that every project is unique, we
draw upon the technical expertise of our senior associates to formulate an
innovative approach that makes projects happen and happen successfully!

Perhaps the greatest benefit of Bertino & Associates’ services is the benefit of
our early input from an experienced builder’s perspective of approach, plan-
ning, concepts, designs, alternatives and proposed solutions, including estab-
lishing “realistic” cost based upon our experience with similar projects. Our
team is adept at translating architectural and engineering programs into build-
ing reality. We instill quality in the total process to ensure completion on-time,
                 and within or under budget.

At Bertino & Associates, we know what works well, and we know what has
been less than successful. We understand the value that “early teaming”
yields to our clients, and the solutions that can be applied to make designs
“constructible”. This expertise is brought to the “team planning table” early
Exceeding ensuring that clients receive the most value from start to completion without
Expectations! sacrificing quality and without entering into costly re-design.

Introduction

Planning for all things that make projects happen is a critical ingredient in
our approach. In evaluating projects, we draw from our staff and associates’
INTRODUCTION expertise to provide a base of services that is all encompassing for a smooth
planning, programming, preconstruction and construction process.

                                                           Leading the Team to Success

Bertino & Associates, as Program Manager, puts the entire project team into
active roles within a fully integrated planning, design and construction proc-
ess. Combining hands-on experience with practical solutions, we achieve
success. We understand approvals and compliance concerns, budget restric-
tions, schedule parameters, FF&E purchasing, tenant fit-out and occupancy
requirements. We also know that the qualifications of the personnel as-
signed are critical to the successful execution of the work, and we know With an eye focused
how to structure the project team to ensure that resources are maxi- on “most value for
mized to potential. dollars expended” we
                                                                                                 apply a “total team
Equally important, we know that a successful project is a project com- approach” to ensure
pleted without claims. Towards that end, we ensure that the early up- that all components
front planning is a total and comprehensive team effort. This approach
                                                                                                  are done right…
goes a long way in minimizing change orders in construction, and also
                                                                                                    the first time
in ensuring that the documents are as complete and thorough as possi-
ble to minimize the potential for conflicts.

Aiding our staff in the administration of the work, we apply a variety of
                 computer based applications using Suretrak and Primavera for scheduling;
Expedition and Pro Log for documentation, tracking, project controls and
communications; estimating software and spreadsheet applications for cost-
ing and budgeting; AutoCAD for document review; as well as software for
word processing, layout, data management and accounting. All of these
components are incorporated into the extensive planning that we apply in our
                 projects.

From start through completion, Bertino & Associates’ goal is to achieve suc-
cess and exceed expectations in teaming, quality, schedule, budget and total
client satisfaction. And in this process, we foster long-term friendships and
working relationships with our clients, architects, and the total project team!

  Exceeding
 Expectations!
Bertino & Associates
Enjoying many successful projects, our associates have been able to develop
long term relationships throughout the construction industry with owners, de-
PROJECT velopers, architects, consultants, subcontractors, vendors and suppliers. Ber-
tino & Associates’ staff have completed projects of varied sizes, scope and
EXPERIENCE complexity. We have actively participated in master planning, development
and design administration, new construction, renovations and expansions,
interior fit-out, FF&E purchasing and coordination, and in infrastructure to sup-
port these facilities such as central boiler, chiller plants and parking garages.

Bertino & Associates’ ongoing and daily activity in the development and con-
struction marketplace affords our team the advantages of a complete under-
standing of how to guide projects through the extensive approvals and permit-
ting process to avoid delays. We know Planning & Zoning Boards’ expecta-
tions; we understand the local and State approval processes and require-
ments; and we know how to expedite the Building Permit process. Working
continuously with these agencies through our daily work, we know what to ex-
pect and the timing required, and we apply this knowledge to “expedite” the
process. Similarly, our construction management expertise and working rela-
tionships with contractors and vendors that serve the construction industry,
allow us to repeatedly deliver high-quality projects on time and within budget.

Illustrating the depth of experience of the Bertino & Associates team, the fol-
                lowing projects are high lighted:

Scope of Services
                                                OVERVIEW
