The development management plan very important to us. It is to ensure that we as planners and
designers follows the right track of helping our clients to achieve their goals. From it we can
deliver relevant and comprehensive solutions that can be done within the constraints presented.
When daunting challenges arise, we can provide alternatives that would minimise or eliminate any
unnecessary risks. The efficiency given by the plan allows us to optimize how we accomplish
projects thoroughly.

Access
There are two main entrances for the proposed
Recreation District. Most visitors, generally students,
will come from the pedestrian access (red). However,
the vehicular access would present visitors that
specifically intend to go to the Commercial Block.
The location of the proposed Recreation District
allows us to capitalize on the view towards the east
and ignore views on the north and west. Moreover,
façade intention is required on the east and the
south as students will constantly look from the north-
east and visitors by car will view from the south.

The Commercial Block will directly influence the user inflow of the
proposed Recreation District. Its inhabitants will supply and
define the user groups. A time circle is mapped out for potential
users at various times.
Also, with the opening of the new Architectural Design Studio,
there will be a steady inflow of architecture students at an
inconsistent rate.

Foundation
Shallow strip foundation = pier and slab
footing
Advantages :
• The most cost effective foundation and
would be the easiest for the DIY to build.
• Suitable for sandy soil
• Simplicity in design
Disadvantages :
• Low durability
• High cost in the final stages of
construction
• Inability to make monolithic binding of the
floor to basement
Proposed Development of Recreation District at
Commercial Block Carpark, Taylor’s University
Structure
Placement Method
Once the containers have been placed on the foundation, it’s relatively easy to make any final adjustments with a large crowbar.
Come-alongs are used on the top and bottom to tighten the containers together before welding them into place.
Proposed Development of Recreation District at
Commercial Block Carpark, Taylor’s University
Structure
Connections
The corner container blocks are welded together to secure the containers to themselves.
The foundation is connected to the container through a steel plate which has been set in concrete.
Welding
The most secure method, and easy for
a handy person.
Proposed Development of Recreation District at
Commercial Block Carpark, Taylor’s University
Structure
Connections
Advantages : Container joiner plates connect double ended twist locks together instead of connecting directly to the shipping containers
themselves, allowing them to fit neatly between the containers.
: Flexible. Horizontal structural connections can be achieved at any angle.

Container Modifications
Considerable amount of reinforcement is needed to substitute the support that is lost from
removing part of the paneling from the container.
Steel frame is used to frame out the outer part of the container.

Insulation
OSB
EPS foam
• OSB is made from fast growing, small diameter trees that can be
harvested from plantations, avoiding the need for cutting old-
growth trees. Even the smallest scraps of wood can be turned into
OSB, virtually eliminating waste.
• EPS foam is recyclable material that is completely inert in the
environment, and is in fact often used as a soil additive. Producing
EPS foam insulation requires less energy than producing fiberglass
insulation and no CFCs are used in the process
• Natural, not toxic, safe to handle and touch. It also means that as
timber ages, it does so naturally and doesn’t break down into
environmentally damaging materials.
• Good insulator in reducing the amount of energy used to heat and
operate a building, insulation is very important.

Commercial Block Carpark, Taylor’s University
Structure
Conclusion
• Fast Construction
• Lightweight
• Strip footing was chosen as it fulfils the requirements
of the unstable soil condition on site.
• Cheapest and easiest to handle.
• It saves cost and construction time.
• Easy for a single person to precisely move these with
just a crowbar.
• The smooth metal plates that the corner blocks
rested on, helped a lot in this respect.
• Welding is fast construction, does not require much
manpower
• Insulation light-weight, easy to work and low in
production energy

  • 36. Proposed Development of Recreation District at Commercial Block Carpark, Taylor’s University Structure Foundation Foundation Shallow strip foundation = pier and slab footing Advantages : • The most cost effective foundation and would be the easiest for the DIY to build. • Suitable for sandy soil • Simplicity in design Disadvantages : • Low durability • High cost in the final stages of construction • Inability to make monolithic binding of the floor to basement
  • 37. Proposed Development of Recreation District at Commercial Block Carpark, Taylor’s University Structure Placement Method Once the containers have been placed on the foundation, it’s relatively easy to make any final adjustments with a large crowbar. Come-alongs are used on the top and bottom to tighten the containers together before welding them into place.
  • 38. Proposed Development of Recreation District at Commercial Block Carpark, Taylor’s University Structure Connections The corner container blocks are welded together to secure the containers to themselves. The foundation is connected to the container through a steel plate which has been set in concrete. Welding The most secure method, and easy for a handy person.
  • 39. Proposed Development of Recreation District at Commercial Block Carpark, Taylor’s University Structure Connections Advantages : Container joiner plates connect double ended twist locks together instead of connecting directly to the shipping containers themselves, allowing them to fit neatly between the containers. : Flexible. Horizontal structural connections can be achieved at any angle. Steel plate Concrete slab Shallow strip foundation Welding between container to container

  • 41. Proposed Development of Recreation District at Commercial Block Carpark, Taylor’s University Structure Insulation OSB EPS foam • OSB is made from fast growing, small diameter trees that can be harvested from plantations, avoiding the need for cutting old- growth trees. Even the smallest scraps of wood can be turned into OSB, virtually eliminating waste. • EPS foam is recyclable material that is completely inert in the environment, and is in fact often used as a soil additive. Producing EPS foam insulation requires less energy than producing fiberglass insulation and no CFCs are used in the process • Natural, not toxic, safe to handle and touch. It also means that as timber ages, it does so naturally and doesn’t break down into environmentally damaging materials. • Good insulator in reducing the amount of energy used to heat and operate a building, insulation is very important.
  • 42. Proposed Development of Recreation District at Commercial Block Carpark, Taylor’s University Structure Conclusion • Fast Construction • Lightweight • Strip footing was chosen as it fulfils the requirements of the unstable soil condition on site. • Cheapest and easiest to handle. • It saves cost and construction time. • Easy for a single person to precisely move these with just a crowbar. • The smooth metal plates that the corner blocks rested on, helped a lot in this respect. • Welding is fast construction, does not require much manpower • Insulation light-weight, easy to work and low in production energy
