1. What is social interaction? What are the elements of social
structures? How does this apply to the activity you just
completed?
2. What are the functions of social institutions? How do you see
this applied in your life?
4. Market Square is an office and retail project within two
buildings. The development renovated one large historic
building to attract tech tenants and new multifamily
development. Market Square features several unusual qualities
such as historical building, spacious interior public spaces, an
innovative food market with a bar and so on. These elements
serve a larger neighborhood of residents and worker in other
nearby building. In addition, Market Square is located in
downtown San Francisco, so it is a convenient location for
tenants which is able to get whatever and wherever they want.
The lessons I learned from Via Verde and Market Square are
that these building satisfied people’s need and sometimes
change their lifestyle. Via Verde was designed as healthy and
affordable housing. These attracted residents from all income
level move in that space. The goal of the housing was to offer a
mix of rental and home ownership opportunities for people and
create a diversified community. One of benefits of living was
senses of belonging. They would never feel isolated from the
world by the fact they have no friends or relatives. People in
different income level were able to share their resources. For
example, many of the luxuries that people enjoyed being not
used all the time like private gym, therefore, they could invite
people to come and utilize the facility in order to maximum
profit. The quality of items that could be afforded goes up while
the cost went down. They could live cheaper and better, and the
only cost was being more social. The most important part was
that they work together as business partners who shared equally
in the burden of maintaining the community economically. Via
Verde intended a new model for urban housing which was a
successful project.
Market Square offers unique qualities and unique challenges for
developers because of its historic building. It maintains historic
façade and character, but this specialty attracts tech tenants,
who are modern and sensitive. They like to work in a place that
5. is nicer than their apartment, considering how much time they
spend at the office. The buildings combine both old and new
idea when the manager tries to design them. All-glass, full
reskin of 1 Tenth improves rents in the area, exceeding the
investment return even with higher development costs.
Designers and engineer of Market Square are very intelligent to
improve marketing perspective. They change restroom capacity
and add bicycle parking. This action not only protects the
environment, but also helps tenants to bring bikes up to their
office space. In my opinion, Tech tenants are willing to rent a
place with everything around. All should be close and
convenient. Tech companies are leading the charge in
accommodating flexible work environments, meaning
employees are interested in a more vibrant office park that
operates outside of traditional working hours. Market Square
has leased to bars and restaurants, a bank, a gym, a grocery to
satisfy their current tenants and the entire neighborhood, which
are very smart.
Both Via Verde and Market Square represent successful urban
real estate by their unique design and amenities. Via Verde
offers residents a variety of outdoor spaces for recreational and
social activity, even though it is in a very dense urban place.
The main goal of Via Verde is providing a sustainable, healthy,
affordable housing experience to everyone. The green roof is
the most valuable feature to Via Verde. Green roofs stepping up
from one building to the next are an organizing element with an
interior courtyard. Steps provide access to the evergreen and
fruit orchard on the next level. Many units have balconies
overlooking the plaza. Using green roofs as the site for an urban
agriculture project can reduce a community’s urban footprint
through the creation of a local food system. These projects can
serve as a source of community empowerment, give increased
feelings of self-reliance, and improve levels of nutrition.
Additionally, The temperature moderating effects of green roofs
can reduce demand on power plants, and potentially decrease
6. the amount of CO2 and other polluting by-products being
released into the air, so green roofs improve air quality which
can capture airborne. There is significant potential for growth in
dense urban areas that were previously unusable.
Market Square has two different design buildlings. One of them
is historic, facing onto Market Street. The other one is not
historic, having a suitable design framework for a modern office
building. The goal of the overall plan is to knit the two
buildings together to create a multi-building office complex
with compelling ground-level public and retail spaces. The
windows of these two building are unique and distinct. 1355
Market Street building has operable windows throughout. The
designer also puts in all new storefronts and storefront
windows, which has been largely boarded up for years,
however, 1 TENth building has smaller windows with poor
visibility. Entirely different new look can be more marketable
and interesting in the city. Market Square also builds green and
sustainability features, e.g Via Verde’s green roof. Energy
management system for energy saving helps to maintain a good
environment. In the case study, the list of green features shows
that Market Square has a perfect system for utilizing their space
to make a suitable place to live. Today's tenants understand and
are looking for the benefits that LEED-certified spaces have to
offer. The new Class A office space is green; lease-up rates for
green buildings typically range from average to 20 percent
above average, so it is a strategy to raise their rent rate.
When designing and constructing a new building project,
project teams are left with a choice: the option to build an
innovative green building from the ground-up, or maintain the
status by creating a water-guzzling, energy-wasting traditional
structure. LEED for Building Design and Construction provides
a framework for building a holistic green building, giving urban
real estate the chance to nail down every sustainability feature,
maximizing the benefits.
7. There is something else can be included in Via Verde and
Market Square. Via Verde should have extensive glazing which
helps maximize passive heating during the winter. As a
residential building, most of the thermal load come from
exterior climatic conditions versus interior equipment loads.
Operable windows, patio doors, shading from balconies, and
interior sunshades temper heat gain during the summer. Every
residential unit also has individual control of its heating and
cooling, allowing the south side to be cooling while the north
side may require heating. I also find many storm water
management improvements to the site The drainage system
directs storm water from paved areas into landscape beds on
street level, and retains rainwater in landscaped roof areas. This
provides water for plant use and reintroduction into the
hydrology cycle through infiltration and evapotranspiration.
Both methods are also slow storm water, reducing peak flows
and removing suspended solids.
Improving the performance of new buildings, making them more
resource efficient and with increased potential for recyclability
and reusability, will be insufficient to realign the built
environment towards a sustainable future. New Urban real
estate should accept this change and to have new source.
Attention must be directed at the use and upgrading of existing
buildings. Changing attitudes toward resource use and
environmental limits to growth will require us to rethink the
environmental value of existing buildings and their constituent
materials.
In conclusion, urban real estates are tend to be more
sustainable. They are attentive to the use of building materials
and systems that minimize environmental impact. Urban leaders
seek to make a solution of environment. Having a green system
is important for the developer to think about. Via Verde and
Market Square place a higher value on homes within walking
8. distance of stores, public spaces, and employment. Markets
within an urban are encourage resident involvement at a human
scale, and create loyalties to neighborhood businesses. Good
design is a worthy goal for private developers and public city
builders alike. It should be the goal for every kind of structure
at every price point. Urban designers today can use materials of
various textures, weights, and colors; light patterns;
nontraditional shapes and soaring lines; water features and
foliage; and nearby topographical features to make projects
attractive, functional, and economically feasible.
