The basic needs of human existences are food, clothing
& shelter. From times man has been making efforts in
improving their standard of living.
The engineer has to keep in mind the municipal
conditions, building bye laws, financial capacity etc.,
The point of our efforts is to provide an economic and
efficient shelter. It gives a feeling of security and
shown the social status of man.

Dream house is a perfect house & Our aim to design a
house which is properly made by considering bye laws,
building regulation.
Dream house app:
This app is designed for those People who are taking a
step back towards construction of houses because they
have lack of awareness regarding building plans,
approximate cost etc.,

It deal with admission of sunshine & placing building
components.

7. GROUPING:
Arranging the layout in typical fashion so that all the
rooms are placed in proper correlation of their
functional with each other . In residential buildings.
1. Dining room should be closer to kitchen.
2. Kitchen should be away from living room to avoid
smell and smoke.
3. Bed room near by washroom.
4. Hall connected to dining room.

8. ROOMINESS:
Roominess refers to providing dimensions of room
Factors effecting of' roominess are
1. Size of the room
2. Shape
3. Position of doors, windows.

9. CIRCULATION :
There are two types of circulation
1. Horizontal Circulation
2. Vertical Circulation
1. Horizontal Circulation : It is the circulation on the same floor i.e. it may be
between rooms.
e.g.- corridor, halls and lobbies
Area of horizontal circulation is 20% to 25% of the total building area.
2. Vertical circulation: upward and downward movement in building.
e.g.: Stair case , lift, ramp . escalators etc.
Area of vertical circulation is about 8% to 10 % of total area.

It is one of the most important principles for planning of
all types of general & residential building. The two
types of privacy are
1. Internal privacy
2. External privacy

11. SANITATION:
For sanitation we must provided proper light and ventilation
facilities for general cleaning and sanitary conveniences to
mention hygienic condition of the building.
Light is primary significance. Sunlight destroying of deceases
germ. There is also the valuable health giving properties of
ultra violet rays in clear sun light.

It is the relationship between the total amount of
usable floor area permitted to the total area of the
plot. A higher ratio indicate a dense or urban
construction.
FAR regulations vary from city to city and generally
it is from 1.3 to 3.25.
