Who are the beneficiaries of BIM?!
All participants in construction process can benefit from applying BIM system, in case of
its applying as a philosophy rather than as a program where some buttons are pressed
and tools are used only superficially.
For taking full advantage of applying BIM technology, everyone should know a certain
amount of information about the BIM philosophy. The management, site engineers,
designer, contractor and owner must have an idea of the BIM system. Accurate
knowledge of every detail is not required but a certain amount of information helps them
to solve problems such as in case of clashes.
They should a reasonable knowledge about the BIM system because it is used
throughout the project implementation period and even after its completion. It is not a
system limited to a planning, design and implementation stage but it extends throughout
the life cycle of the building, including supporting operations of cost management,
construction management and operating facilities.
Why should we use BIM?!!
For many reasons; such as availability of hardware that can create a digital model
integrating all necessary information about the building, as well as the current trend
towards building many unique buildings that have not been designed before, as if the
same building is repeated as in residential complexes, the same design will be repeated
without problems. However, in case of building a complex building (such as Khalifa
tower or the Kingdom or tower Al Arab) with unique properties, the model should be
created to know whether it will bear or not? How much will it cost? Would there be a
problem with energy consumption?
Applying CAD system caused many problems that were detected at the site and after
construction, as well as, we discovered clashes between the common disciplines in the
construction during the installation so using BIM system was inevitable. Therefore, the
more appropriate applying BIM is, the more efficient it is in improving the final product
and increasing the interest in it. So, using BIM was made mandatory in some countries
because of its importance. Many researches are being conducted to develop and
implement it.

The Stanford University Center for Integrated Facility Engineering conducted a study on
32 huge projects and found that:
40% of sudden changes during implementation can be avoided.
Accuracy of cost estimation reached 97%.
80% of the time required to estimate the cost can be saved.
10% of the total cost of the project because of change during work can be saved.
7% of the time required to implement the project can be reduced.
The amount of wasted material in the project can be reduced by 37%.
McGraw Hill foundation conducted a questionnaire recently which showed that
74% of BIM users in Western Europe had significant positive results on their total
investments on these models, compared to 63% of BIM users in North America.
