EMPLOYMENT HISTORY
Investment Property Group (IPG) 2015 – Present. Northern Regional Manager Responsible for the
supervision of the total operations of individual communities. Make regular inspections of the communities
to ensure standards and procedures are upheld. Inspections include checking park owned homes, managers
units and vacant lots. Ensure the communities operate in an efficient, cost-effective manner. Hires, trains,
motivates and supervises on-site staff in order to achieve operational goals of the community. This includes
new employee orientation and training, ongoing formal and informal performance evaluation, review and
approval of timesheets, instructing and advising on-site staff of employee procedures and guidelines.
Coach, counsel and discipline employees and monitor and appraise job results by directing staff job results.
Provides comprehensive feedback to non-performing employees. Facilitates disciplinary procedures and
documentations up to and including terminations of employment if necessary. Liaise with Home Base
Office and local property Managers. Conducts on-going training with Property Managers. Ensures that all
rents are collected when due, and posted in a timely manner. Makes sure that all bank deposits are made
immediately and deposits are reported to the corporate office on a daily basis. Performs evictions and
landlord liens as required on delinquent rents. Recommend and implement maintenance programs.
Determine property maintenance requirements, review contractor bids and negotiate maintenance contracts.
Constant vendor/contractor communications concerning work scheduling, billings, vendor relations and
certificates of insurance. Responsible for approving and submitting all invoices to corporate office for
payment. Conduct all business in accordance with IPG policies and procedures. Fair Housing, Americans
with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.
Camelot Square Manufactured Housing Community (MHC), Federal Way, WA 2007-Present
General Manager Manage overall operations of 400 unit MHC including….. Manages the property and
staff within the guidelines of the company policies and procedures and ensures that the property staff
understands and conducts themselves and property business according to policy and State and federal laws
and regulations. Communicates with the Owner/Owners marketing, occupancy, budget conformance,
personnel, capital improvements and any other material topics. Implements the annual property operating
budget and manages the property within the budget. Monitors the status of the operating budget and
determines necessary reductions or increases in allocations. Interviews, selects and trains new employees.
Schedules and monitors daily staff performance. Conducts performance evaluations, performance
counseling and termination. Recommends yearly raises and performance bonus.
Auburn Hills MHC, Auburn, WA, 99 Units 2003-2007
College Place MHC, Auburn, WA, 224 Units 2002-2003
Resident Manager Responsibilities included…. Assumes overall responsibility for the day-to-day
management of the property. Resolves resident complaints and answers resident’s questions. Establishes a
methodical filing system for business correspondence, purchase orders, rent collection records, property
maintenance information and personnel administration. Attends and participates in industry association
meetings and seminars to keep up-to-date on trends, codes and changing conditions in the marketplace.
Inspects vacant lots to ensure rental readiness and monitors the condition of property common areas for
potential problems including safety hazards and secures approval from the Owner/Owners for
improvements. Monitors property curb appeal, office appearance and signage.

ensure that all products or services have been received.
* Communicates with the Owner/Owners marketing, occupancy, budget conformance, personnel,
capital improvements and any other material topics.
* Implements the annual property operating budget and manages the property within the budget.
Monitors the status of the operating budget and determines necessary reductions or increases in
allocations.
* Reviews all delinquent accounts and pursue any action required. Performs evictions as required
and participates in legal proceedings following eviction as necessary.
* Resolves resident complaints and answers resident’s questions when they are out of the realm
of the Office Manager.
* Interviews, selects and trains new employees. Schedules and monitors daily staff performance.
Conducts performance evaluations, performance counseling and termination. Recommends
yearly raises and performance bonus.
* Maintains and posts all licenses, permits, notices, and occupancy permits required by federal,
state, and local governmental authorities.
* Establishes a methodical filing system for business correspondence, purchase orders, rent
collection records, property maintenance information and personnel administration.
* Attends and participates in industry association meetings and seminars to keep up-to-date on
trends, codes and changing conditions in the marketplace.
* Monitors the progress of contracted work to ensure that all maintenance service requests
performed by the maintenance staff are completed satisfactorily and in a timely manner.
* Inspects vacant lots to ensure rental readiness and monitors the condition of property common
areas for potential problems including safety hazards and secures approval from the
Owner/Owners for improvements. Monitors property curb appeal, office appearance and signage.
*Maintain a maintenance checklist to be utilized by maintenance personnel and monitors the
performance of preventive maintenance.
* Implements and assesses effectiveness of property marketing strategies. Constantly seeks to
identify strategies for increasing property income and reducing property expenses.
* Conducts errands off the property including the purchase of supplies, post office mailing, etc.
* Cooperates in completion of any other tasks which may be requested by the Owner/Owners.
* Prepare project request for quotations. Review estimates and negotiate relevant terms.
* Research and implement special projects.
* Review the office staff.

(Including pricing).
*Survey the grounds periodically.
*Pays all bills and maintains a check register using QuickBooks.
*Reconciles the Monthly Bank Statement.

Month, Profit & Loss Current Month, Balance Sheet and Reserves)
