Property Managers.
Ensured that all staff were mentored, policies and procedures were designed and implemented, and monitored daily to day
internal operations of the company.
Led corporate training program for 7 manages.
Financial Management:
Monitored the cash flow of the company's two entities as well as approximately 76 individual properties.
Developed annual budgets, including determining short and long-term goals to support the overall profit and growth
objectives.
Responsible for the complete accounting cycle including monthly and end of year closings, financial statement reporting,
and analysis, budgeting, tax planning, general ledger, accounts payable, accounts receivable, payroll, inventory,
purchasing, and 401(k)administration.
Responsible for decreasing operating costs and implementing new cost control procedures for the individual properties and
the company.
Implemented new rent collection procedures and increasing rental income.
Maintenance Management:
Directly oversaw all daily maintenance staff, contractors and vendors on a daily basis.
Handled all major project work being done on all properties serving as the General Contractor by obtaining all bids to
ensure the property owners were receiving warranties on work performed, vendors/contractors were insured
appropriately, and the jobs were completed accurately.
Investigated all mold/foundation issues to ensure they were handled correctly avoiding any liability issues for the company
and property owners.
Created and monitored the work flow of apartment turnarounds on a monthly basis as well as the annual student turnaround
which consisted of turning approximately 500 units in two week time span.
Monitored inventory levels and cost for property owners while allowing the internal company to be profitable as well.
Leasing/Marketing Management:
Worked closely with the Leasing/Marketing Manager to create testimonial based ads, website development, signs,

Adjusted marketing strategies while studying the current market for on and off campus housing needs in the Bloomington-
Normal Illinois area.
Assisted in developing and implementing strategies to increase the number of resigned apartments to decrease turn around
cost for property owners as well as create resident retention and customer satisfaction.
Collections/Legal Management:
Monitored the rent collection of approximately 1.2 million dollars of rent monthly and all past accounts from previous
residents.
Negotiated and finalized all company contracts including product agreements, service agreements, software license
agreements, nondisclosure agreements and vendor agreements.
Worked with attorneys directly in all legal matters that went to court while testifying on the company's behalf and
verifying all internal documentation was accurate and precise.
Project Management:
Oversaw the development of 3 new construction projects with 14 million dollar budgets and worked on all the interior and
exterior designs of the building.
Analysis, design and implementation of transferring from YARDI property management software to AMSI property
management software.
Worked directly with vendors and contractors to obtain bids, monitor work progress while following OSHA safety
standards.
Completed a residential rehab in Orlando Florida that was 8600 sq feet with 6 bedrooms, 7 bathrooms on 1.5 acres of land.
