In this assignment, assume you are an environmental consultant
who has been hired by the owner of a commercial building to
22. conduct an indoor air quality (IAQ) investigation and mold
survey. An IAQ investigation can also include an asbestos
survey, a radon investigation, and a lead-based paint
examination.
Some, but not all, of the workers in their office complex have
experienced the same health symptoms. The health symptoms
are consistent with poor indoor air quality. This building was
constructed in 1965 and has one floor above ground and one
below grade with a half-finished basement. Soil is graded from
the front of the building toward the south of the building, with a
4-foot drop in elevation at the back parking lot. Also, there was
a recent flood that affected both floors of the building. Your
client would like for you to send them a detailed contract. Use
the building’s floor plan , your textbook, CSU Online Library
articles, and/or any other academic materials needed to descri be
how you will conduct the IAQ investigation inside their
building. The four United States Environmental Protection
Agency guides in the suggested unit resources section would be
great resources for this project.
Be sure to include the project background and following
information in your contract:
In your initial reconnaissance walk-through, what did you
discover? (Use the building diagram for this question.)
What type(s) of IAQ, radon, asbestos, carbon dioxide (CO2),
and mold survey tests and devices will you use? What
procedures will you follow?
How will you test for lead-based paint? What procedures will
you follow?
Estimate the cost of work for the investigation (no remediation
involved): IAQ investigation, lead-based paint examination,
radon gas investigation, asbestos survey, CO2 investigation, and
mold survey. (Look within your local community for pricing of
equipment, canisters, devices, etc.)
Describe in detail the project deliverables—what does your
company guarantee to do?
What is a reasonable timeframe to conduct the walk-through

What steps would you recommend if mitigation or remediation
is required? Where would you begin?
Use the consultants data sheet to assist in gathering and
organizing data for your assignme nt.
