COMMERCIAL 888 BOYLSTON
This landmark mixed-use building is
designed to be one of the most
sustainable speculative office buildings in
New England. It has a light touch on the
environment, enriches its Back-Bay
context and enhances the quality of "the
lives inside." The building is crafted to
optimize the indoor environment, office
planning flexibility, and building
performance. 888 Boylston Street rises
to the promise of its pivotal site as a
reinvention of the "Commercial Palazzo",
referring to the general shape and
classical proportions, light-filled
workspaces and a cluster of civic and
commercial identities.

MIXED USE WISCONSIN AVENUE
This large residential site sits at a critical
point in the densifying Bethesda
community. FXCollaborative's design
mediates between the "fast" Wisconsin
Avenue frontageļwith its large-scale
buildings, wide boulevard ambiance and
larger storesļand the "slow" Woodmont
Triangle neighborhood with its pocket
parks, low scale, and lively collection of
local restaurants. The Wisconsin faļ§ade
expresses the flow of the vehicles and
activity below, while the Woodmont side
features a one-story retail edge clad in
local stone topped by a green trellis. A
curved volume frames a sloped, green
public space and eases the transition
between the two contexts and their
different urban grids. A portion of the
building dramatically bridges over part of
the space, creating a civic portal. The
underside of the portal is treated with a
tessellated reflective ceiling that will
create an urbane landmark. The project
is designed to meet LEED Silver
standards and will incorporate a green
roof, micro-turbines, and a solar-
responsive facade.

HEALTHCARE ROSWELL PARK CANCER CENTER
Location: ROSWELL, NY, USA Area: 142,000 SFT Status: Completed 2016
The Scott Bieler Clinical Sciences Center
occupies a pivotal gateway site at the
entrance to the Roswell Park
Comprehensive Cancer Center. The 11-
story building connects to the main
hospital, wrapping around a prominent
corner and cantilevering over an existing
research facility to form an inter-
connected, three-dimensional
composition. Divided into two volumes,
the design reflects both programmatic
content and solar orientation. A long
serrated bar contains research offices
and clinical functions. Sheathed with
curtain wall glass and terracotta, this
volume is composed of a series of
staggered bays offering multiple corners.
The building's faļ§ade is punctuated by a
three-story volume housing patient
treatment rooms and a reception area.

The Columbia University School of
Nursing is a state-of-the-art educational
facility at the Columbia University Irving
Medical Center campus in upper
Manhattan. The design focuses on
creating a bright, welcoming pavilion that
anchors the eastern edge of the medical
center's campus and offers students
meaningful social connections internally
while opening outwards to the
neighboring community. The building
resulted from an invited design
competition and provides sixty-five
percent more space than the school's
former location. Densely programmed to
alternate educational areas with spaces
for community outreach, the building
accommodates various styles of teaching
and learning with specialized functionsļ
innovative simulation technology as well
as student, research, and faculty
spacesļthat reinforce the school's
mission and pedagogy, resulting in an
environment that facilitates collaboration,
interaction and clinical excellence.

HOSPITALITY NH MADISON AVENUE
After purchasing a Midtown Manhattan
property originally constructed in the
Renaissance style in 1925, we were
commissioned to develop a proposal that
reimagines and elevates the dated
structure to a contemporary, boutique
hotel offering with state-of-the-art
amenities. We proposed a four-star
accommodation comprising
approximately 300 guest rooms ranging
from basic units to multi-bedroom suites,
some with terraces. We reconceived
several interior spaces including meeting
rooms, restaurants, a fitness center, and
more. We also detailed updated building
infrastructure, including life safety
systems and energy-efficient mechanical
systems, that employ state-of-the-art
sustainable technology. Additionally, the
proposal explored strategies for
rebranding the building itself. Signaling
an era of change, the dramatic insertion
of a two-story glass box atrium within an
existing plaza would provide a dramatic
new entrance along 38th Street,
engaging a renewed urban presence.

COMMUNITY LA CENTRAL YMCA

Located within the La Central
mixed-income, mixed-use
development in the Bronx, NY,
the new YMCA building provides
an anchor for the entire
community. The ample ground
floor storefront affording views
into the wellness center puts the
YMCA's mission on display.
Brightly-colored ribbon-like walls
guide members and visitors from
the street through the facilityā
from reception down a wide, sky-
lit stair, and culminating at two
naturally light-filled swimming
pools. The design incorporates
abundant areas for casual
interaction and opportunities to
watch a variety of activities within
each spaceācommunity rooms, a
child watch center, a gymnasium,
and a natatorium. Movable walls
in the studio spaces provide
flexibility to accommodate
varying group sizes or multiple
activities simultaneously, and
facilitate future changes in
programs and usage.

Rising 347 feet above its mid-block site,
35XV is a dynamic addition to
Manhattan's vibrant Chelsea
neighborhood. Utilizing excess
development rights from the historic
Xavier High School, the unique,
residential-academic hybrid design
artfully resolves the project's principal
requirements: providing needed
expansion space for Xavier; creating
highly crafted residential units that take
advantage of their elevated location;
conforming to highly restrictive
municipal bulk controls, including
sloped sky exposure planes; and being
a "good neighbor," relating to the both
the Xavier Campus and to the
neighboring streetscape, despite the
project's overall size. 35XV sets new
standards in the growing trend of air
rights development, meeting housing
demands in a dense Manhattan
neighborhood while providing needed
support for a local non-profit institution,
all within a contextually specific,
sculptural design
