3. CITY CENTER RENOVATION
40 SOUTH 7TH STREET
MINNEAPOLIS MN
This project was an opportunity to work in a building that had undergone
significant changes and realized drastic drops in occupancy.
City Center retail needed to be reallocated to office and service related
functions. The $18 million dollar project was fast tracked; being designed
while construction was already underway. The entire third level walkway
was removed, a Skyway level pedestrian bridge demolished and vertical
transportation was completely redone. The work was undertaken and
completed while fully accommodating daily foot traffic of 22,000 people
and in excess of 6,000 office tower occupants.
RSP Architects, Michaud Cooley Erickson, BKBM Engineers and Naiztat &
Ham served as project design disciplines, with construction services
provided by Kraus Anderson Construction Company; all on a negotiated
basis.

4. 33 SOUTH SIXTH STREET TOWER
MINNEAPOLIS, MN
Formerly the Multifoods Tower, this building was completed in the Fall of
1981. The 52-story 668-foot tall building was then the second tallest in
Minneapolis, currently, it is Minneapolis’ fourth tallest.
There are six skyway connections, the Minneapolis Marriott City Center, a
584-room full service hotel and a 687 stall parking garage. Located in
downtown Minneapolis, 33 South Sixth Street has 1.1 million square feet
of office space and 370,000 square feet of retail space.
It includes Minneapolis City Center, a retail mall with the largest food
court in Minneapolis and six skyway connections. The complex also
includes Minneapolis Marriott at City Center, a 31-story 584-room full-
service hotel.
33 South Sixth Street Tower and City Center was designed by
Skidmore, Owings & Merrill LLP, Denver, CO and built by PCL
Construction, with engineering by Flack + Kurtz, Denver, CO.

5. POLARIS INDUSTRIES HEADQUARTERS
MEDINA, MN
The challenge was to design and construct a new headquarters for Polaris
that exemplified the active enjoyment that its products inspire. A
selected team created a work environment that is informal and provides
the opportunity for product display and promotion.
The 130,000 SF facility houses corporate office functions, a national
training center for Polaris dealers, the company's product design group,
warehousing and product storage.
The program functions are organized in two buildings linked by a two-
story lobby or "main street," that serves as a corporate living room while
offering opportunities for prototype retail display.
HGA and Opus Architects designed the project as a joint venture at the
direction of the Owner. General construction services were provided by
Opus Northwest.

6. COMPUTER NETWORK TECHNOLOGIES
MAPLE GROVE, MN
The developer’s original concept was to construct a speculative, three
story suburban office building. Working collaboratively with the
tenant’s representative the plans and specification were revised to meet
the needs of this growing data storage device firm.
The contractor was able to continue the Shell construction and changes
were implemented applying “fast track” methodologies, daily on-site
coordination and candid, open dialogues amongst all team members.
The building was completed on schedule; new furnishings were bid,
selected and installed under budget with CNT taking possession ahead
of schedule. Significant work was completed after CNT moved its
assembly protocols on-site.
Supplemental cooling and emergency generators were installed without
negatively affecting occupancy or the building site.
WCL Architects provided Interior architectural design; the shell building
was design by Opus Architects, with Opus Northwest providing shell
and leasehold construction services.

7. GAVIIDAE COMMON I
MINNEAPOLIS, MN
The first of two phases Gaviidae Common I is a 230,000 square foot, five
level, retail center fronting on Nicollet Mall between 6th and 7th Streets
anchored by Saks Fifth Avenue, Off Fifth Outlet, M & I Bank and
specialty retailers.
The project architects were Caesar Pelli & Associates, New Haven, CT
with Lohan Associates (now Goettsch Partners), Chicago, IL.
The project was constructed by a joint venture of Kraus Anderson
Construction Company and PCL Construction, and engineer of record was
Flack & Kurtz (now WSP Flack + Kurtz) Chicago, IL.

8. ATK CORPORATE HEADQUARTERS
EDEN PRAIRIE, MN
The ATK headquarter facility is a 110,000 square foot Class-A office
project that was a fast track scheduled project that broke ground July
2007 and was occupied April 24th, 2008.
The $30 million project was developed on a seven-acre parcel in Eden
Prairie, Minnesota; the Shell was designed by Holleran Duitsman
Architects, Inc.
The building was initially designed as a speculative project, but was
developed as a single-user, build-to-suit facility for ATK. The building
features four (4) stories of office space in addition to amenities that
include ATK’s Fireside Café, Fitness Center, and Conference Center.
The project is environmentally friendly and includes indirect lighting,
the extensive use of recycled products throughout, rain gardens, and
underground storm water retention.
The building also features a two-story atrium lobby and the extensive
use of natural materials that include horizontal Hickory doors veneers,
wall treatments, Douglas fir flooring, and the use of Minnesota quarried
taconite stone accents throughout.
The project site includes a 120-stall parking deck, 30 climate controlled
executive parking stalls beneath the building, and extensive landscaping.

9. ATK – ADVANCED WEAPONS
PLYMOUTH, MN
ATK Advanced Weapons Systems weighed its facilities options in 2007
and decided to consider an expansion of approximately 72,000 square
feet. David Jackson Associates, Inc. was retained to assemble a design
and construction team to study the project's feasibility and work closely
with ATK Facilities.
After a twelve (12) month period of programming, design, municipality
entitlement and budgeting, ATK and the property owner entered into a
fifteen (15) year Lease for the development and construction of a three (3)
level expansion to consolidate all Research & Development Labs and;
provide consolidated housing of Shared Services and immediately
adjacent engineering work areas to the newly built Lab space.
The expansion will allow ATK to re-stack the existing building of 119,500
square feet and rectify so long standing challenges with the Loading
dock and other facility support spaces. The expansion is currently under
construction (these photos will be upgrades as the project moves towards
completion) with an occupancy date of Mid December 2009.
The project’s general contractor is Kraus Anderson Construction
Company; the architect is Pope Associates Saint Paul, MN, with
engineering support for Parsons Electric and Schadegg Mechanical
provided by Michaud Cooley Erickson Engineers, Minneapolis, MN.
The site has undergone significant increases in infrastructure services
and support in advance of the building construction in order to
accommodate ATK's needs for the next fifteen years of occupancy.
Additionally the facility is serviced for all of its furniture needs by a Sole
Source Agreement with Haworth that affords ATK one of the most
advantageous furnishings price structures' in the USA.
