and establishing, adjusting and maintaining accurate base house cost for all plans (new and
existing). Establish construction specifications and included features for every community, based on
location and price point. Duties include estimating takeoffs, bidding, and value engineering all plans.
Setting pricing for standard options, and developing process for custom changes with sales and
construction. Maintain and update subcontractor and vendor contracts/agreements, while
identifying and setting up new subcontractors and vendors to keep pace with construction. Evaluate
subcontractors and vendors to maintain quality and cost containment. Review, revise and update the
base house costs monthly. Review assigned community start packages for correct budgets and
vendor assignment.

assisting the owner with the day to day operation of the business, maintaining the telesales phone
rooms consisting of two divisions, contractors and distributors. Developed a national delivery
program with multiple shipping companies. Purchased product and selected vendors to obtain the

$900K to $2M in price. . Scope of work for all projects included Owner/Contractor negotiating, price

relations and the management of all related contracts. Managed all phases of each project from

years of its inception. Major responsibilities were to oversee both department ’s, goal setting,

Worked as the project engineer on an 18 story high- rise condominium. Responsibilities were writing
scopes for subcontractors and vendors, executing purchase orders, estimating, obtaining permits,
expediting materials, coordinating subcontractors and vendors, drafting CPM schedules, reviewing
shop drawings and submittals, and processing change orders and draw requests.
