Commercial Investor Accounting Specialist:
Research, analyze and reconcile prior day postings to ensure all money moved to proper accounts within the company and
wires are properly sent.
· Compare the posting system’s record of payment, LMS, with the General Ledger to ensure no money is discredited.
· Allocate all Principal and Interest funds into an account while also allocating all ancillary fees into a separate account
with accuracy.
· Analyze each payment with the proper investor code to ensure the wire to each investor is accurate.
· Generate wire forms for transfer of payment from accounts within the company when there is movement of funds.
· Reconcile monthly reports to ensure they tie back to the daily funds moved.
· Generate monthly remittance reports broken down per investor to reflect accurate movement of funds in each investor
code.
· Work with InfoSys to analyze each transaction and ensure accuracy when the data is ran for proper reflection in
RCAMs, The clients system of record.
· Work closely with Rialto’s Treasury department to make sure daily movement of funds match on a daily basis.
Commercial Year End Reporting Analyst:
Analyze and reconcile year end reporting documents such as 1098, 1099, 1099C, and 1099 Miscellaneous to ensure accuracy
before sent to borrower.
· Post a Payment in Kind to loans as determined by fair market value or credit bid from foreclosure sale.
· Analyze and ensure loan balances are correct so Year End tax forms are accurate.
· Use Convey tax research tool to research, change and compare tax documents.
· Work with Loan Managers to analyze and determine the proper posting of the Payment in Kind.
· Use payoff calculations to determine proper allocation of the credit bid or Fair Market Value on the loan.
· Post a Payment in Kind by way of posting to Principal or per the Waterfall.
· Charge off loans that have a forgiveness of debt agreed upon.
Commercial Cash Processing Specialist:
Receive and post checks, wires and other various methods of payment to proper commercial and residential loan accounts.
· Post checks to current residential and commercial accounts
· Post checks to delinquent and matured commercial accounts.
· Post checks to active and discharged Bankruptcy residential and commercial accounts.
· Post checks to deficiency balance and REO commercial accounts.
· Post paid in full amounts to commercial loans to fully satisfy or charge off debt.
· Research loan documents and original Notes to obtain waterfall and loan terms for posting.
· Balance daily cash flows and overnight processing.
· Log new checks into the company's system to disperse checks to other processing specialists.
· Post insurance surplus checks back to accounts for dispersal.
· Obtain a loan history and reconcile the principal balance to match the payoff calculations before a payoff is made.
Residential Tax Specialist:
Collect, sort, analyze and disburse tax payments for residential loans to prevent default of taxes.
· Contact tax offices to determine current and past payment records for loans that are serviced by Quantum.
· Mail out disbursements that were due for loans being serviced.
· Update current tax lien information for loans that were delinquent on taxes for that year or prior years.
· Communicate with the investor on whether to mail out a tax disbursement on a delinquent property.

Residential Loan Skip Tracer:
Locate and obtain the borrower’s current contact information and enable a dialogue or correspondence that promotes the ability
to resolve the default.
· Use search resources to obtain valid phone numbers and addresses.
· Obtain or update new demographics, lien and employment information.
· Gather the intent of the borrower towards the asset.
· In case of no contact, use a third party contractor to go to home and make contact with the borrower.
· Strictly comply with the Fair Debt Collection Practices Act (FDCPA) in all daily activities.
Residential Loan Collections Specialist:
Contact delinquent borrowers to identify the reason for delinquency, willingness and ability to repay their debts and obtain a
solution to cure default.
· Set up short term repayment plans with borrowers.
· Updated all communications with the borrower as it relates to the expectations for a payment, next call, or other
course of action.
· Used systems provided letters, or generate impromptu letters based on borrower’s circumstances or collection
strategy.
