Facilities Management:
2. Managing Operation, maintenance of all electro mechanical equipments installed at the site with warranty details, updating
equipments history cards, preparing PPM schedule and follow it strictly to avoid breakdown ,preparing work order permit, job
completion and timely submission of reports by the OE M engineer.
Power Generation & Energy Management:
Operation & Maintenance including troubling shooting Of DG sets, (1500 KVA, 1000 KVA , 750KVA, 500 KVA and 1450 KVA
Cummins, Mitsubishi & Parkins) and Synchronization of D.G. sets through microprocessor based egcp panel.
Electrical System:
Operation and Maintenance of OCB, VCB, SF6, HT panels and LT panels electrical control panels, electrical distribution
system, CCTV system and PA system and Elevators, Escalators, & Travolators.
Air Conditioning System:
Operation & maintenance of Central Water Cooled AC Plant ( 650 TR Carrier Chiller and 320 Tr. Trane Chiller
Plant).Operation of split A/C, window A/C and tower A/C. Operation and maintenance of AHU’S and FCU.
Steam and Hot Water Boilers:
Operation and maintenance of 3M 600 Kg/Hrs steam boilers and hot water boilers.
UPS System
300 KVA , 600 & 825 KVA online UPS for Data center and other critical services operation.
Water treatment and supply:
Water Supply System. Hydro-pneumatic system for supply water to entire building. Water Softening Plant for RAW water
treatment to control the water hardness control, operation of STP & ETP plant.
House Keeping:
Housekeeping and pest control, post renovation and regular cleaning procedures to sustain the value of the property and
meeting all the services level as per agreements with in the stipulated deadline.
Security and Fire Alarm and safety System:
1. Implementation of safety and security measures ensuring 100% compliance to fire safety, fire protection system, crisis &
disaster management and also the evacuation procedures in the building.
2. Operation & maintenance of firefighting equipment (Fixed fire Pumps, Sprinklers and Hydrant system, fire extinguishers).
Weekly check of all fire fighting equipments.
3. Operation and maintenance of intelligent Fire detection system (4 Notifier controllers with over 1000 addressable intelligent
addressable detectors.
Vendor Management & Optimization of Resources:
1. Negotiating and coordinating with vendors including preparation of contracts, issuing of LOI, submission of bills,
manpower requirement & deployment at site and affecting control by issuing warning letters and penalizing.
2. Controlling costs through optimum utilization of resources, maximum profit center, Responsibility to energy conservation
methods & procurement of quality goods from competitive alternate sources.
Client Servicing and Administration:
1. Satisfying the clients by meeting all the requirements within the deadline and preparing customer satisfaction index by
reviewing overall performance on quarterly basis, additionally analyzing the possibility of improvements by using customer
satisfaction forms by client.
