Managing the Development, operate and maintenance of assigned RTA assets by:
 Managing the successful Delivery of assigned RTA projects
 Review assets design and Identified commercial opportunities.
 Identify long term growth/ asset value enhancement opportunities.
 Maximize investment performance of existing assets.
 Identifying further partner to develop the assets.
 financial and operational targets.
 Developing assed maintenance & monitoring system.
 Developing and following Assed performances and utilization.
 Developing and following Maintenance Policies and Governance Manual.
 Study and analyses assets states and submit recommendation on its performances.
 Monitoring and report on assets key performances indicator.
 Insuring availability of necessary capacity and asset management skills .
latest development project
The first TOD Union Oasis Project planned as
partnership with the private sector comprising
the construction of towers above the Metro
Station at the Union Square spanning an area of
19,000 square meters to be dedicated for
business outlets, restaurants, offices, residences
and other uses. The project construction cost
estimated for Dhs 700 million .

ROLES AND RESPONSIBILITIES
From April 2005 to Jan 2007 Managing the portfolio for Dubai industrial city starting
involvement of developing the master plan ( transfer the vision to realty) to complete
phase one of the project the main responsibility is to Design and implement cross-
segment initiatives (Dubai industrial master planning, mixed used developments Lead the
development of asset sales strategies and action plan, developing and implementing
winning asset strategies (incl. tactics to enhance asset values) and delivering high
investment returns (NOI >15%).
The project scope is to Maximize investment
Lead the development of asset strategies and
action plan to enhance asset value and net
operating income on existing investment
properties: market analysis, project positioning
within market, benchmarking; review and
challenging of financial and operational targets,
management of routine operations conducted
by affiliated or third-party property manager
Lead negotiations with external parties /
subsidiaries (Developers, brokers, financial
institutions, facilities management…) and ensure
compliance with all relevant regulations,
standards and processes. The construction cost
estimated for Dhs 150 million.

From Jan 2007 To Nov 2008 Managing the portfolio of area 5 in The Lagoons area would
have covered an area of 70 million square feet (6.5 million square meters). Seven artificial
islands, which would each have been linked to each other, were to consist of residential
apartments, shopping malls, office buildings, five-star hotels, resorts, a museum, marinas,
and Dubai's first opera house.
The project's cost was estimated to be around AED 80 billion (US$ 25 billion). It was being
developed by the real estate firm Sama Dubai part of Dubai holding, Groundbreaking and
soil-testing began in 2008, but the project, originally scheduled for completion in stages
between 2011 and 2012, was subsequently suspended.
From July 2003 to April 2005
ROLES AND RESPONSIBILITIES
 The implementation of the approved system procedure.
 The preparation of the project manpower and identifying the requirements.
 Supervise the preparation and issue all levels of the “Terms of References” for
project development.
 Set out progress planning and initial project budgeting.
 Supervise all legal and financial issues related to value engineering, construction
and operational performance of external professional parties involved.
 Supervise and monitor all issues related to technical staff performance within the
Project management company
 The implementation of upper management strategic plans and tasks, besides
identifying the risk contingency factors.
 Coordinate and respond to all technical and administrative Department
correspondences.
 Conduct and attend all related meetings, presentations related to the unit
performance and technical engagements.

 Respond to all instructions given and prepare legal, financial and technical studies
and reports as requested by the upper management and the CEO Of the DMCC
and his representatives.
 Set up and develop the unit’s expansion and recruitment plans for the upper
management approvals and action.
 Handling the logistic of the project as all with the project company team .

ROLES AND RESPONSIBILITIES
1.Overseeing the Architectural aspects of the development of the design, production of
the construction documents ("plans") and specifications.
2.The position generally involves coordinating the needs of a client, possibly and
designer and technical staff, such as structural engineers, Mechanical Engineers, Civil
Engineers and Landscape architects.
3.Take on the additional responsibility to perform the managerial tasks related to the
running of an Architectural project. Such as value engineering, Scheduling of the activity
and identifying risk factor to the clients.

Dusit Hotel The project is a 37-storey tower,
which consists of a Hotel and Furnished and
Unfurnished Apartments complex. The Hotel
occupies the floors 26 to 36 with 120-
Guestrooms, 34-Landmark Suites, one
Presidential Suite, and Swimming Pool with
Health Club. Furnished and Unfurnished
Apartments occupies the 2nd to 22nd floors.
The Mezzanine accommodates the hotel
administration offices, business center, and
restaurants. The complex entrances offices
and banquet hall entrance are all located at
the Ground Floor. A banquet hall of 400-
persons capacity is located at the basement.
The 24th floor is occupied by different types
of restaurants i.e. Italian, Thai, and
American. The 1st, 23rd, and 25th floors
were designed for the sake of mechanical
installations. Project cost of Dhs 200 million

AL Jumeirah Tower 1994-1996
The Project is a Residential Tower consisting of Main Entrance Hall/Shops/Health Club Swimming Pool
and M&E Services Rooms at Ground and Mezzanine floors and four nos. 3 Bedroom Apartment on each
of the Eighteen typical floors. The Roof Level accommodates Staircase, Lifts Machine Room and M&E
Services. The total Built-Up area is 20,000 m2 and the Construction Cost U.A.E. Dhs. 36.00 Million IRR of
the project is 20%
Juma al Majed Tower in Sharjah
The Project is a Residential twin Towers consisting of Main Entrance Ground and 32 two bedroom
apartment & two nos. 3 Bedroom Apartment on each of the twenty five typical floors. The Roof Level
accommodates Staircase, Lifts Machine Room and M&E Services. The total Built-Up area is 20,000 m2
and the Construction Cost U.A.E. Dhs. 500 Million IRR of the project is 27%.
Union Property Tower.
Fully residential development consisting of Basement, Ground, Mezzanine, fifty six floor and two typical
floors and two top floors with Roof level. The Basement, Ground and Mezzanine floors have provision
for coffee shop activity together with Main Entrance Hall (Ground Floor), Circulation Lobby and M&E
Services Rooms. 30 typical lower floors include 6 nos. 3 bedroom apartments other upper floor include
12 one bedroom apartments floors around the Central Core.

Police housing accommodations
As part of the Dubai metro project compensation RTA built a Residential 322 twin town house with five
bedroom each 2 family room and living dining car park, the project is complete complex with roads,
parks, mosque complete infra-structure . the construction cost for the project is 500 million.
The Garden Jabal ali,
As part of developing Jabal Ali area the port authority to develop low income residential complex
consist of 281 building G+2 with all roads and other facility the project cost is around Dhs 700 million

Tower No 1. (DUSIT DUBAI HOTEL)
