Now that the Site Plan is completed both the Architect and the Civil Engineer will go to work on completing a series of tasks that will ultimately end in permits for you to begin construction f the project. There are four major Agency Review stages: Planning and Zoning Development Services Surveyor Office Building Department The other reviewing agencies, including Regional Flood Control District, Health District, Water District, Sanitation District, Cable Company, Power Company, and State agencies, are all handled at very various points along the reviewing stages.
The Design Review is the architect’s building elevations, and floor plans The Use Permit, Waivers, Zone Change (if needed), Pre-Application Submittals, Administrative Actions, and Extensions of Time can be handled by either the architect or the Civil Engineer. The Tentative Map is handled by the Civil Engineer. The Final Map, Parcel Map, Boundary Line Adjustments are handled by a Professional Land Surveyor.
The Technical Drainage Studies and Traffic Impact Studies are handled by the Civil Engineer The Soils (or Geotechnical) Reports are handled by a Geotechnical Engineer. Improvement Plans are completed by the Civil Engineer. These plans are also9 reviewed by other agencies, including the Water District, Sanitation District, Health District, Power Company, Phone Company, and Cable Company. In some cases when the site is adjacent to other agencies jurisdictions additional reviews maybe required by other municipalities, county, and state agencies.
The agency Surveyor office will ultimately legally record the documents, but a Professional Land Surveyor will have to draw the plans for the agency to approve and record.
The Building Department is the final reviewing stage before receiving building permits.
