Land Law and Tenant
Question 1
This Problem concerns the enforceability and remedies of leasehold covenants between landlords
and tenants, and their successors in title. The ground floor lease is granted before 1 January 1996
and so the covenants are governed by a mixture of statute and common law. The first and second
floor leases were granted in 2001 after the coming into force of the Landlord and Tenant (Covenant)
Act 1995 and are dealt with under this statutory regime.
Ground Floor
On the facts the original landlord, Larry and the Original tenant Tariq have assigned their leasehold
estate. Clearly the original parties are bound to each other in contract to perform the covenants
contained in the lease. Tariq liability continues throughout the... Show more content on

First Floor
The enforceability of the two covenants raises similar issues to those considered above, save that
the lease is granted on or after 1 January 1996, the Landlord and Tenant (Covenants) Act 1995 is
applicable. This makes no distinction between personal and proprietary covenants. Consequently,
all leasehold covenants will run to assignees of the reversion of the lease irrespective of whether
they touch and concern or have reference to the subject matter of the lease provided they are not
expressed to be personal ss2 and 3 LTCA In Ron s case, therefore, the original tenant s covenant not
to
use the first floor other than for the purpose of a recording studio and to allow Larry to use the
studio on one day during the Christmas season to record a Christmas carol for his parents, may
well run to assignees as neither are actually expressed to be personal, even though the latter is
personal under the pre 1996 Swift test.. Also by force of statute, the benefits and burdens of the
leasehold covenants pass to assignees. There is no need to prove privity of estate or plead ss141
of the LPA this rule is irrelevant for LTCA leases s3 of the LTCA. The original tenant Sean is
released from liability on assignment, subject only to possibility of being required to guarantee the
assignee under an Authorised Guarantee Agreement (AGA) ss 5 and 16 of the LTCA.

The Latino Paradox
For immigrants, becoming American isn t easy, but their health is far better than born U.S
Citizens. Latino immigrants (mostly men) would travel to and from their country of origin to
work in the U.S (Kennett Square) leaving their families behind, to access a green card where
they can be able to get their family to come to the U.S to live, this process takes up to nine years.
Kennett Square had good schools, resources, and social services to invest in their future, they were
a bridging community , meaning everyone benefits if no one is left behind. This was a way for the
community to come together have talks, and find out about the available resources there were and
to also exchange services. The community had an after school program for teens The Garage , they

Steve Larson a doctor of the county, seized all generalizations there were of Latino s,
generalizations such as; they re always late for appointments, dirty, and had infectious diseases.
He actually determined that they had the lowest death rate, heart disease, and other major killers.
Latino s are non affluent people with better health than the most affluent people, which was a
question to America, thence the Latino Paradox was established in 1960. The Paradox shows that
the U.S has very high levels of depression, and new Immigrants has very low levels of depression.
The theory of the Latino Paradox was Mexican families stick together under hard circumstances,
conditions and helped each other solve their problems (reason being they have such good health).
Although hope was often lost by the children of the hardest working immigrants, they began to
forget why they came to the U.S. Lost hope in the children are caused because their parents had
longer hours at work which meant less time to be around the children. They did this to make ends
meet, after all, they are the poorest

The Fixer Essay
The Fixer
In the novel, The Fixer, the author, Bernard Malamud, presents to us a poor Jewish handyman
living in Russia during the early 1900 s, before the Russian revolution had begun. Destroyed by
his wife s disavowal, Yakov Shepsovitch Bok leaves his shtetl in search of opportunities for a
better life. After a few months of desperate searching, Yakov sneaks out of the ghetto to look for
work among the goyim. As he searches the streets, he stumbles upon a man who lay drunk on the
floor. Yakov immediately recognizes a pin on the man s coatas belonging to the anti Semite
organization called the Black Hundreds. Putting his doubts behind him, Yakov decides to help the

He states he is a Jew only by birth and nationality, though nobody understands what is meant by
that. To the Russians he is legally a mere Jew. At one point Yakov says to himself I m Yakov
Fixer... the kind of man who finds it perilous to be alive.
One thing I must learn is to say less much less, or I ll ruin myself. As it is I m already ruined.
During his first few months in prison, Yakov does not seem to get accustomed to the hardships.
As time passes him by, however, he grows used to life in a prison cell, but it only gets worst. As
the novel unfolds, Yakov becomes extremely weak and thin and he looses the trifling faith that was
still left in him.
Throughout the novel, the main idea is very obvious.
It is Yakov falsely accused of the murder of a young boy in order to drain his blood for the
baking of the Passover matzos. The theme of anti Semitism in Russia during the time of
pogroms and of Tsar Nicholas the second is a universal theme presented to us as the book
unravels. It is evident that if Yakov had not been born of the Jewish faith, he would not have been
charged with the murder of Zhenia Golov. He was being used only as an example to the three
million Jewish residents of Russia. He was being used as a warning. The meaning of the title The

What Is A Restaurant Planning
Production Needs Milestone 2 The part of opening a new restaurant location is choosing the
location so that the plans can be drawn up. I decided that using an existing building is the best
option for both price and time. By utilizing an existing building, the permits will be cheaper since
most tenant improvements don t require permits. If the location previously was a restaurant, then
the kitchen will already have gas ran into it. With the location decided we can bring in the architect
to draw up the building plans and get them submitted for permits. This should take 1 to 6 months
depending on how busy the architect and permitting office is. Once you have the building permits
the contractor can begin construction. According to Aaron Allen... Show more content on

Lean Management
In the production of a restaurant the first lean management principal of finding what creates value
for the customer (Russell Taylor, 2016), can be applied during the concept of the restaurant. By
determining what is valuable you can plan around it. If you determine that the guests come to the
restaurant for the quality of food and great service, then we can develop a menu that meets or
exceeds expectations. The sequence of activities would be the chefs in the kitchen preparing the
food for the guests to enjoy while the server tends to the guest s immediate needs such as taking
their drink order and filling it for them. The server might also be asked for suggestions of wines
to pair with the meal they just ordered. The third is the process of identifying waste in the value
stream and removing it. In the construction of the building the designer will need to look at the
flow of traffic and see if there is anything that can be done to reduce wasteful tasks (Russell
Taylor, 2016). This includes considering how many steps it takes to get something out of the
fridge or how far the chef needs to go to get a mixing bowl or tools. The cooks and servers must
also pay attention to these as well to minimize waste. The designer should also pay attention to
green technology available to them in the design phase. This is

The Mortgage And Financial Collapse Of The United States...
The mortgage and financial collapse of the United States economy had a very devastating impact
on thousands upon thousands of Americans. I count myself as one who also had been affected as
well. I was a bank manager with more than twenty years of banking experience and had decided
during the spring of 1998 to move into a more lucrative career in the mortgageand real estate
business. Having started my banking career as a teller, I had built great relationships with my
employers and customers and was proud of what I had accomplished. However, upon hearing the
news of yet another bank merger, I decided that I would train as a mortgage processor with one of
the best mortgage providers in New Jersey. Advancements came very quickly... Show more content

I am not against creative financing to help individuals obtain the homes of their dreams. I was
just not happy about the way that sub prime mortgages were presented to customers who did not
fully understand what their particular mortgage note detailed. Therefore, the lessons that we
have learned is that a buyer needs to be fully informed on how the process actually works. I
recall one former client who was wiser than most, and she had decided that despite what the
bank told her what she could afford ($140K) , she searched for a home priced ($100K) so she
could afford it on her own. Years later, she told me about her husband s infidelity and sure
enough he left their home within 14 months and she was stuck with the payments. Nevertheless,
she made her payments and even though she was late several times, her resilience and
determination paid off. She sold her house to a contractor for more than doubled its worth
because of the two lots that the house was on. She had a success story. That is why it is very
important to know what you are getting yourself into. I felt very sad when I would witness the
lack of understanding of newly arrived immigrants who could barely understand the English
language but there they were, trying to secure a mortgage loan. Full knowledge goes a long way
and that is one of the reasons that I would refer clients to take a class on mortgage lending with
one of the local realty agencies. Many of those

Assessing the Impacts of Hurricane Katrina and the Macondo...
Oil spills are usually associated with environmental disasters; because of this the Oil Pollution Act
of 1990 and related policies have inadequate amount of tools that will help humans deal with these
accidents. When the Macondo blow out happened, we had to assess the impact that it also had on
human health, mental and physical because it had affected a large area. The Macondo spill
unfortunately happened less than five years after Hurricane Katrina damaged Louisianaand
Mississippi coast. Clearly, a lesson that was learnt from the oil spillwas that the nation wasn t
prepared for widespread, poor effects on human health and mental well being. Most of the
communities along the Gulf had resided there for the majority of their lives or at least 20 years; this
oil spill had worried the residents about payments, money issues, and the stability of their
communities, which in turn affected their health.
From what happened during Hurricane Katrina and now the oil spill, speakers Sharon Gauthe and
Gracie Scire are really trying to stress the importance of the need for additional community mental
health services. The citizens are trying to cope with physical ailments and stress and even though
the health agencies issued personal protective equipment guidelines for response workers and
created a registry of these newly trained personnel, they missed the crucial window for screening
their baseline physical health before the workers were directly exposed to oil products; Industry and

Motives For Imperialism Essay
The Compelling Motives of Imperialism
The presence of Europe in Africa in the late nineteenth century was one of extreme power. The
countries of France, Britain, and Germany had especially large claims to the African continent
during this time. The motives of imperialism for these countries greatly define Europe at this time.
Insatiable desires for economic markets, power and political struggles, the motivating belief in
Social Darwinism, and the European idea of superiority were the driving forces at the European
home front in the late nineteenth century. Many of the causes for imperialism in Africa were evident
in Joseph Conrad s turn of the century novel, Heart of Darkness.
Successful domination of Africa was not ... Show more content on Helpwriting.net ...
Africa, Asia, and the Americas all fell victim to the greed of the Europeans. Furthermore, an
expanded market was needed after the rise of the Industrial Revolution (Sanderson Imperialism

needed on the European home front. Imperialism provided a way in which unemployed laborers
could obtain jobs and/or riches. Not all motives for imperialism were greedy and self motivating
however. The earnest desire of some to help civilize and Christianize natives was the utmost reason
for imperialism.
Europeans contained the belief that their customs and religious values were the sole method in
living. Missionaries from throughout Europe desired to journey to foreign lands in order to teach
the civilized and Christian ways of living to the natives. Often missionaries were in competition
for converts, and thus supplied imperialism with other drives (Patterson, par. 10). The Social
Darwinist ideas were prevalent in this time. The Europeans believed in the survival of the fittest,
and it was generally accepted that the Anglo Saxons were the superior race. In the 1890 s Rudyard
Kipling published Whiteman s Burden . This poem defines the white man as responsible for
civilizing the others . It is supportive of the imperialism of other countries

Why spend money that is really needed for other things? Why live uncomfortably? Why be
trapped in this hole called a home that belongs to another person? Why not live free and
peacefully? When a person rents he or she usually throws away money that could be used to
purchase something that belongs to them. Money is not easy to come by so why pay out hundreds
toward something that is not benefit to the person paying it out. There is no good explanation for
making a decision like this. The best option in a situation like this is to buy a house. Buying a
house is a better option than renting an apartment.

Buying a house provides stability forever unless the owner decides to sell or to move into
another home in which the owner gains equity for selling. This is still a huge benefit. Owning a
home is a very huge security measure. When a person is an actual homeowner and not a renter
he or she can control who actually enters his or her home (Map, 2011). It is easier to purchase
home alarm systems and everything that goes on in a person s home is controlled by the owner.
As a homeowner the option of what is allowed and what goes on is controlled by the actual
homeowner. If an issue comes up and the owner has to move somewhere else then this is a huge
benefit. As a seller a person can earn so much money and it can build equity (Media, 2010).
Usually homes sell for way more than the purchase prices, especially if the owner has
customized the home, in which was discussed earlier (RP Reality, 2011). The selling price could
be a huge benefit to any owner who is selling their home and moving. These benefits cannot be
earned by an apartment renter. Buying a home is the best route to choose in any situation. Buying
a home means actually owning something. There is no more following another person s rules, no
more paying out unnecessary money. It means a sense of security and stability for a person s
family. It is the key to a better lifestyle. The benefits are all there. There is

Examples Of Knowledge In Rappaccini s Daughter
In society, especially in the time of the Enlightenment, pursuit of knowledge through the use of
rationality and reason was thought of as every man s goal. Thus, innocence had negative
connotations associated with it. When Romanticism began, thoughts associated with the
Enlightenment were thrown upside down. Nathaniel Hawthorneshows in Rappaccini s Daughter,
through the characters of Giovanni and Beatrice, how innocence is something to be valued. He
shows how knowledge is a form of corruption and how its pursuit is responsible for the ruin of
their characters. Giovanni is portrayed in the beginning of the story as completely innocent and
unknowing. He knows little about this new place where he came to study, and he longs for his
hometown. In the physical sense he is a healthy and handsome young man and is... Show more

He believes knowledge is a poison, leading to the decay and the loss on one s innocence. The
pursuit of knowledge turned Rappaccini into a monster. He was so obsessed with science that
he would sacrifice human life...or whatever else was dearest to him, for the sake of a adding so
much as a grain of mustard seed to his store of knowledge. Baglioni s pursuit of knowledge also
corrupted him. He becomes so preoccupied with bringing about Rappaccini s downfall that he
himself descends to Rappaccini s level. He orchestrates the death of Beatrice just to pull ahead in
his professional rivalry. The toxicity of the flowers in the garden is used as a metaphor for
corruption or the lack of innocence. Hawthorne demonstrates how innocence is something that once
taken, cannot ever be returned. Once Beatrice realizes the horrible truth, that she has been
contaminated by the poison and transformed by her own father into such a terrible creature, she
wants her innocence back. Thus, when Beatrice drinks the antidote made by Baglioni, it does not
cure her of the poison but kills

Another weakness to Anderson s theory is that he negates the reality of some physical ailments
and instead attributes them to demonic forces. While this may be fact in some cases, this theory
is farfetched in my personal opinion. Even Anderson s example of Dee and her bout with MS is
questionable as he notes a few pages after describing her miraculous recovery after completing
his steps that some cases of MS are degenerative and some display symptoms which come and go
such as seemed the case with Dee (Anderson, 2000). This type of theory comes under scrutiny by
people outside of the Christian faith and makes Christians look like quacks since we believe that
some supernatural force, not scientifically proven, is responsible for physical ailments able to be
treated by medicine. While I feel that many components go into diagnosing physical and mental
ailments I am cautious about subscribing to a belief that could do a person more harm than
good. As a skeptic of Anderson s theory I must consider stories I have heard of Christians
refusing medical treatment because of a belief that God would treat their ailment and later
suffering greatly because of this belief. I believe that God is all powerful and has the ability to
cure disease, however, I also believe that God has allowed us to develop modern medicine to treat
very real physical ailments and we should be careful not to negate

The Negative Impacts Of Food Inseecurity
Introduction
Millions of people every day do not know when they are going to eat their next meal. This brings
upon great stress to households as finding their next meal becomes the priority. The United States
defines this shortage of food in households as food insecurity. The U.S. Department of Agriculture
(USDA) has defined food insecurity as a lack of consistent access to enough food for an active,
healthy life (Coleman Jensen, Rabbitt, Gregory, Singh, 2017). Households that are food insecure
will often skip meals, eat low nutritious dense food, and face high stress levels of making food
last until they are able to buy more food for their home. Food insecurity is a serious issue that is
consistently overlooked and it needs more attention because it has a negative impact on the families.
Literature Review Food insecurity affects every community in the United States. About 12.3% of
U.S. households were considered food insecure in 2016 (United States Department of Agriculture
2017). This number has not changed much from the 12.7% it was in 2015. Food insecurity can
affect anyone, but certain groups are more vulnerable to this issue. For instance, low income
households, the elderly, children, and immigrants are at highest risk to be food insecure. In
particular, it is households with children that are most affected by food insecurity. The rate for these
households was higher than the national average at 16.5% for the year 2016 (United States

The Regional Greenhouse Gas Initiative
RGGI Overview
The Regional Greenhouse Gas Initiative (RGGI) is a cap and trade initiative set to regulate and
reduce the emissions of greenhouse gases from power generating facilities with an electrical
capacity equal or greater than 25 electrical megawatts (RGGI, 2015). The drafting of this initiative
started in 2003 when Connecticut (CT), Delaware (DE), Maine (ME), Massachusetts (MA), New
Hampshire (NH), New Jersey (NJ), New York (NY), Rhode Island (RI), and Vermont (VT) showed
interest in reviewing greenhouse gas emissions and a cap trade coalition to address the emission
from power plants in their territory. In 2005, the above mentioned states with the exception of RI
and MA signed a Memorandum of Understanding (MOU) that outlined the model rules for the
program. Some of the topics outlined in RGGI Model Rule include: the responsibilities of the
account representatives, permitting recommendations, monitoring requirements, compliance
certification reports, control periods and others. The Model Rules were also the building blocks
used to develop state specific regulations supporting the goals and actions necessary to succeed
as a member. In 2007 MA, RI and MD also signed the MOU (RGGI, 2015a; RGGI, 2015b). On
January 1, 2012, RGGI lost one of its founding members after the governor of NJ; Chris Christie
withdrew NJ s support to the initiative. Throughout its participation, NJ received over $100 million
in revenues directly from the RGGI markets. (Christie, 2011) The

Additionally, Form 8865 will have to be filed any time that Amy (or other U.S. person) acquires,
disposes or changes at least a 10% interest in the foreign partnership. Amy, a U.S. citizen, will be

However, Amy can claim a foreign tax credit and report her distributive share of foreign taxes

Comparing A Midsummer Night s Dream And Life In The...
The texts Act I of A Midsummer Night s Dream, Life In The Elizabethan England, and Bringing
Home The Wrong Race, all have similar ideas about love, and the restrictions that surround it. Each
one have distinctions, these differences give each other a take on the situation of love. These
distinctions of the relationships, the similarities, and the differences all make up the body of each
text.
The relationships all have major similarities between each other. These begin with the problem in
each story, the one that continues throughout the play. In A Midsummer Night s Dream, I beg the
ancient privilege of Athens, as she is mine, I may dispose of her, (I.i.22 23) this compared to Life
in The Elizabethan England, where, It is commonly considered that you should marry, both give
the problem of parents forcing marriage onto their children. These two texts compared to Bringing

all three have the same idea of parents putting force behind marrying who they want. Overall the
three texts give the same idea of having their parents trying to make them marry who they want. ...

How To Learn In English Class
I am writing to you in regards that you want to know more about me. You have taught me ELA
in the past two years, in grade nine first semester, and also in grade ten ELA advanced placement
in semester one. My skills in English has improved since I moved to Canada three years ago. In
Nigeria, I was taught how to write a paragraph differently from what it is in Canada, and this
makes it difficult for me to write up to the Canadian standard. What I enjoy about English is that
the novels and short stories studies. There are some things that bother me about in the past are: I
was not able to reach the goal (overall percentage mark) in ELA last year. I do not relate with
people that much because they are more knowledgeable in English Language than I do. I get
intimidated easily and my essaywritingis not up to the advanced placement standard. I read books
for pleasure, reading books is one of my favorite spare time activities. I do not consider myself a
writeranymore because I always find it hard to start a paragraph or essay or anything and I lost
interest. When I was little, I wrote lots of short stories to the extent of writng a short story book.
Most of the stories written were based on the childhood movies I watched e.g. Barbie movie, tom
and jerry. Unfortunately for me, the story book was not edited neither was it published. This is

X-Ray Research Papers
Using X rays for medical imaging is one of the most useful pieces of medical technology
available when trying to determine and locate, the type and severity of a particular injury. X rays
are a form of electromagnetic radiation similar to visible light. However, unlike visible light x
rays can pass through most objects, including the body (NIBIB, n.d). The radiation hits a detector
on the other side of the patient and the image produced is a shadowed representation of the tissues
and structures in the body (NIBIB, n.d). However, due to the type of radiation being superimposed
over the body it is worrying knowing that this form of radiation can, in some cases, cause some very
life threatening mutations. The term used to describe the effective... Show more content on

A translocation is when segments in chromosomes, and the genes they contain, change location.
This translocation can occur a segment of the chromosome breaking off and re joining at another
location (Cancer quest). The ionizing radiation can cause cells to die, but sometimes it can lead to
cancer later on. The amount of damage caused in the cell is related to the dose, frequency, a
position on the body in which the x ray is taking place determines the extenet to which thesse
mutations can occur. The damage can take place in a matter of seconds or it can take years to
develop. (American Cancer Society)
Sub issue 2: What other side effects can x rays have? Not only does the radiation cause
mutations and further, other related illnesses, the process itself and other process related to the
conduction of an x ray can result in side effects. When taking x rays, doctors can inject with a
contrast dye to help improve the quality of the images. However, this dye, which contains iodine,
can cause some side effects (e.g. nausea, itching and hives) (Krans, B. n.d.). The iodine injection
can also cause pre existing kidney issues to worsen further, which can ultimately result in the
failure of kidneys. (Inside radiology, 2009) Sub Issue 3: Is there an equally cost effective and

Analyzing Winckler s Family Guy
The analysis of the first episode of Family Guy is important in that, as Winckler puts it, the pilot
of any series is representative of the whole program (44). The general atmosphere, the characters
introduced, and a few catchphrases set the tone of the sitcom. Some cutaway gags appear, cultural
references are made and a few borderline jokes are told, thus categorizing the show as an adult
series. The pilot truly embodies these characteristics that will remain the hallmarks of the show. In
the case of Family Guy, the airing time also played a key role in the success of the sitcom, as the
pilot was first broadcast right after Super Bowl XXXIII. The plot was highly inspired by
MacFarlane s final university project called The Life of Larry, which... Show more content on

The first cutaway takes place at church, where the priest talks about the story of Job. The
French version inexplicably calls Job Joe , even though his story and other Bible references are
well known in French culture. God is seen being embarrassed by the story, a gag that works in
both languages quite well. When the priest tells Peter that the communion wine is indeed the
blood of the Christ, Peter says that Jesus must have been wasted 24 hours a day ; the adaptors
changed the sentence, possibly out of fear of offending viewers, to On peut me faire des
transfusions tous les jours ou c est trop demander? . The effect it has is similar but the original
does surprisingly not emphasize much Peter s alcoholism. In the next memory, Peter is seen eating
some buttered rum ice cream. In French, the ice cream flavor is changed to rhum raisin , a different
one yet equivalent in alcoholic effect. In the final cutaway, the family is seen watching Philadelphia
at the movie theater. After a while, Peter recognizes Tom Hanks from the comedy Big and thus
laughs at everything the actor says, including his confessing that he has AIDS. The joke
successfully transfers to French since Tom Hanks and his filmography are famous in French
culture, and the fact that Peter would laugh at such a serious matter categorizes him as

Dracula In Bram Stoker s Dracula
Throughout Dracula, it is clear that the vampire is a force to be reckoned with, worthy of the fear
accompanying its label. It is also apparent that the Count is a supernatural creature. The
townspeople strongly advise Renfield against travelling at night and become aghast when they
realize that he intends to travel to Castle Dracula. Despite their warnings, Renfield believes that all
of their concern simply stems from superstition. Later in the movie, Dracula himself subtly
confirms that he is a member of the undead in a conversation with Lucy and Mina at the theatre.
There, he seems to long death by bringing to Lucy s attention that he considers dying a glorious
thing. He elaborates on this concept even further by mentioning to Mina that... Show more content

Count Dracula s powers are put on display throughout the entirety of the movie, showing the wide
variety of attributes the vampire possesses. Among the most potent powers the Count has in his
arsenal are the ability to shapeshift into wolf and bat form, a command over nature and the
animals that populate it, the power to communicate telepathically and to hypnotize, his
unparalleled strength, and his inability to age. Dracula s shapeshifting abilities are on display
in many scenes of the movie. They are first presented during Renfield s carriage ride to the
castle. Dracula starts out in human form as the driver, but much to his passenger s surprise,
takes the form of a bat midway through the ride. Likewise, Dracula morphs into a wolf when he
flees the Dr. Seward s home after Van Helsing exposes him. Dracula s command over nature and
animals is not as obvious as some of his other traits, but is still worth noting. The viewer can infer
that the Count had a role in conjuring up the storm that eventually caused the vessel he and
Renfield were traveling to England on to wreck. In another part of the film, Dracula parts a lawn
outside of the Dr. Seward s Sanatorium and commands all of the rats within it to stop so that
Renfield can see the immense rewards he will reap if he continues to obey the Count. Count Dracula

Characteristics Of A Personality Type
A person s personality is his or her essence. It is what guides decisions, emotions, and even
thoughts. Some may wonder if it is possible to explore every nuance of such a complex part of a
being, but there are ways to determine what type of personality a person has, and then branch off
into a more detailed examination of that person specifically. Combined with other factors, such as
personality disorders and the environment that someone has grown up in, the Myers Briggs Type
Indicator, or MBTI, test (Enrichment 1) and analysis can determine an accurate portrayal of a
personality. Created in 1943 by Katherine Briggs and Isabel Briggs Myers, it is a system made
up of four basic functions and sub functions that combine to make a personality type. The mother
and daughter team constructed it off of Jung s theories (History 2). Based on this system, one of
the most common personality types in the US population is called an ESTJ, and one of the least
common personality types is called an INFJ. There are many differences and similarities
between these two types. An ESTJ personality, overall, is practical, fact based, and outgoing,
whereas an INFJ personality is more private and makes decisions based on feelings; however, both
are organized people who make good leaders and are capable of great success in roles that involve
helping others.

Analysis Of Safe Is In The Brain Of The Beholder
Amidst all of the tumultuous violence and controversy that prevalent in today s society, it is no
wonder individuals turn to their comfort zones at the end of a hectic day. Most people students
and workforce members alike feel it necessary to hole up in their safe space to escape and
rejuvenate so that they can put their best foot forward the next day. Lee Burdette Williams
explores this concept of safe spaces through a variety of points in her article Safe is in the Brain of
the Beholder . In opposition to the Dean of the University of Chicago, she encourages people to
look past their own beliefs, and attempt to understand the needs of others, whatever they may be.
Throughout her article, Williams employs common sense tactics as well... Show more content on

Throughout Williams s article, she uses logos in multiple contexts to support her main
arguments. One area readers encounter logical appeals is when the author refers to a point made
by theorists William Cross, Robert Kegan, and Marcia Magolda. Each provide support for the
idea that growth eventually occurs in all individuals. However, they also maintain that this growth
does not happen at the same time for everyone. Individuals grow with time, increased maturity,
and life experience. Most importantly, students grow at their own pace. To extend this point, the
theorists emphasize that with time, individuals learn to separate their beliefs from who they
actually are. By doing so, they are able to recognize that the opinions of others are not definitive
of who they are, resulting in an increased tolerance for and ability to understand others. In the
words of Williams (2016), We move from being our relationships to having our relationships, from
being our beliefs to having our beliefs, from being our identities to having our identities. This
statement is crucial, because although opinions and beliefs are a part of our identity, they do not
make up our entire being. Additionally, science and theory are used in an attempt to appeal to
readers logically when Williams references proven neurological fact that

Arguments Of Proponents And Opponents Of The Safe And...
After presenting the arguments of proponents and opponents of the Safe and Accurate Food
Labeling Act. This paper will now analyze each issue to determine the strengths and weakness of
each side s argument. One argument that proponents make about genetically modified food is that
they are no different than natural foods. An argument that opponents make is that genetically
modified organisms have not been tested enough because they are fairly new and some scientist
truly don t have an understanding of how it will affect humans bodies differently than natural foods.
Proponents argue that genetically engineered foods have no needs for labeling; it would lead to
consumer confusion. Opponents argue that consumers have the right to know what is in the foods
they are eating and supporting.
Analysis and evaluation of proponent s evidence
The analysis and evaluation the proponent s use for of the Safe and Accurate Food Labeling Act
come from many scientific organizations and governmental organizations. Proponents believe that
it is more important to try to feed the world, and solve world hunger than it is to worry about
labeling genetically engineered foods. Since their argument is about how genetically engineered
foods should not have a labeling requirement due to the fact these foods are no different it would
essentially cause more confusion to the public. Some studies conducted by the companies

Ki Teitzei Research Paper
Hello and Thank you for coming to my bar mitzvah it means a lot that you are all here. I will be
talking about my torah portion Ki Teitzei which is about the commandments that Moses was
giving at the end of his life. The commandments covered many different topics from cheating to
inheritance. One thing that stood out to me in my torah portion was the commandment about
dealing with difficult children. In the torah it says that if a family has a wayward and defiant
son who is bad even after being disciplined. The parents together must take their son to the town s
elders, and say This son of ours is disloyal and defiant; he does not heed us. He is a glutton and a
drunkard. Then if all of this happens the council will stone the son to death as to sweep the evil out
of Israel. Finding this... Show more content on Helpwriting.net ...
Why would God want to hurt us? Why would God want parents to kill their own children? It says
in the Mishnah, that if you kill one person, it is as if you are destroying the entire world, and if
you save one person, you are saving the entire world. So commanding parents and communities
to kill their rebellious children is like asking them to destroy the entire world. The rabbis who
wrote the Mishnah, also did not like this commandment. As they explained the details, they made
it very specific, so that it could never actually happen. First they restrict it by age: it only applies
from a person s 13th birthday, until three months after that. So for me, I have two more days until
I am safe from being stoned for being a stubborn and rebellious son. Then they restrict it so that it
only applies to sons, and not daughters. They explain the Torah to mean that the son has to eat
meat and wine, no other food or drink counts. They measure out an outrageous amount of meat and
wine he has to eat and drink to be deemed a glutton and a drunkard. I think that it is wrong to cover

59 percent, intuitive 16 percent, thinking 25 percent and judging 56 percent. Based on these
scores I took a look at what my strengths would be. According to the website used to take the test
one strength would be that INTJ s are perfectionist while some may consider this a bit of a
weakness, I don t think it s such a bad thing. INTJ see that there is always room to improve and
learn more, especially about things that they find interesting. Another strength is having the
combination of both imagination and reliability, this is good when it comes to working on
projects or coming up with an idea for something, because not only can you envision what it will
be but you can decide realistically if it will work. Butt and Heiss (n.d.) say that INTJ s are also
good at seeing opportunities other people may not. The high introvert score indicates I am much
better at working alone then with the help of others, and normally working on something until it is
completed. When it comes to other strengths, INTJ s will work extremely hard in relationships and
are very good at picking up people s emotions. This is part of the intuitive dimension. Thinkers are

Other times feelings and emotion come out. Losing the sometimes awkward and tiring pencil or pen
and replacing it with a keyboard can often result in a brainstorm of emotion and feeling. For
example, when I am really on the verge of some serious emotion, I don t get out my favorite pen
and notebook, I go to my laptop and type like a madwoman. There is something simple and flowing
about a keyboard.
The keyboard renders one the ability to dialogue with one s self. Not just with rather, but to. This
often allows the writer to be terribly blunt and truthful. You acted really stupid today at work or I
ate way too much today, I should really be ashamed. These sorts of things are relieving to write out.
No matter how much truth hurts, it is good to get out into the open.

The 14th Amendment Essay
The 14th Amendment
The 14th Amendment provides that no government shall take away the individual right to life,
liberty, and property, within its jurisdiction, without due process of law.
Equal Protection Clause
No state may deprive any individual of the equal protection of the law.
Generally, the statutory classification provided by Congress is presumptively valid, unless such a
classification is considered suspect. The classification touches upon race or ethnicity of citizens falls
within one of the suspect categories. The Court stated that all racial classifications, imposed by
whatever federal, state, or local governmental actor, must be analyzed by a reviewing court under
strict scrutiny. Adarand Constructors, Inc. v. Pena, 515 U.S. 200 (1995). Thus, suspect
classifications are presumed to be void and subjected to heightened scrutiny.

A benign discrimination may be justified where the distinction is used for remedial purposes of
desegregation. The statute is crafted to ban the exclusion of other racial groups and afford them the
membership eligibility. This would serve its remedial purpose of abolishing pre existing
discrimination. In addition, it has been established historically that white males represent the class
that is socially most advantaged: They do not belong to a discrete insular minority; thus, the impact
of the statute cannot be said to have been placed on a minority group. As the court held in Hunter,
where the discriminatory law s impact falls on minority, it will be under strict scrutiny and the
majority needs no protection against discrimination. Hunter v. Erickson, 393 U.S. 385

odor. It is most commonly found in bananas but also can be found in other organisms. The
purpose of this lab was to synthesize the ester isopentyl acetate via an acid catalyzed esterification

the pioneers of this reaction referred to as Fischer Esterification. The reaction is characterized by

Once cooled, the mixture was then transferred to a separatory funnel using the funnel while
avoiding adding the boiling chip. 10 ml of water was then added to the mixture. The mixture
was gently shaken and the phases were allowed to separate. The funnel was then unstopped and
the lower aqueous phase was drained into a beaker. 5 ml of 5% aqueous NaHCO3 was added
and then shaken gently. A great deal of caution was taken into consideration because of the
production of carbon dioxide gas which caused pressure to develop inside the funnel. The
pressure needed to be released so the funnel was vented frequently. The phases were allowed to
separate and the lower aqueous phases was drained into the beaker. After draining, 5 ml of
saturated NaCl was added to the funnel and then shaken gently. Once again, the phases were
allowed to separate and the lower aqueous phase was drained into a beaker. An ester product was
produced and was transferred into a 25 ml Erlenmeyer flask. This organic product was then dried
over anhydrous Na2SO4 to trap small amounts of water in its crystal lattices thus removing it from
the product. Finally the ester was decanted, so that the drying agent was excluded from the final
product. Results and Discussion: Fischer esterification is the primary way of synthesizing this ester.

The Marine Corp
General James Amos, Commandant of the Marine Corp, defines and delivers the long term
strategic strategy for the United Stated Marine Corps (USMC) in Expeditionary Force 21 (EF
21) dated 4 March 2014. The premise of the document is simple. It is his vision for the future
Corps, and of how the USMC must build, shape, reorganize, in order to, as General Amos puts
it, be the right force in the right place and the right time . This vision is addressed through the
succinct and logical way ahead. Expeditionary Force 21 begins with what is the context for the
document. This section, expresses how EF 21 replaces Marine Corps Vision and Strategy 2025
as the capstone document for the Corps. Expressed in this section, is explained how the
document is designed to realign the focus of the Corps with the focus of the Department of
Navy. This realignment will be achieved by nesting with the Cooperative Strategy for 21st
Century Sea power. Next, the role of the Marine Corps is identified. Here there are eight roles of
the Corps that are identified. Seven of the eight roles of the Corps are taken almost verbatim

freeing to the speaker, as they are removed from their responsibilities. The hospital room is void

Parallax error is indeterminate/uncertain It is minimized by proper positioning of the eyes by the
student when making the readings or measurements. Instrumental error This error is also
indeterminate. It is caused by imperfect calibration of the measurement instruments, e.g the burette,
pipette and volumetric flask. This is because these instruments are manufactured by mass
production methods, which pose high chance for certain inaccuracies. This error is minimized by
use of instruments of higher precision. Averaging of the titres obtained also minimizes the error.
Contamination/Impurity of reagents This error may have risen due to the use of unclean
apparatus, like the volumetric flask, pipette, conical flasks and the burette. It arose in the
experiment especially due to improper cleaning of the conical flask after a titration and before the
next. It is minimized by thorough cleaning of the experimental apparatus before use.
Contamination also arises from presence of impurities in the various reagents provided. Oxalic
acid usually contains impurities of calcium and potassium oxalates which may have interfered
with its reaction with sodium hydroxide. The oxalic acid also may have contained some amount
of moisture before weighing leading to an error in mass. Such errors are minimized by storing the
substance in a dessicator for a few hours before use so as to remove the moisture.

picture, memory, person, etc. can trigger you to respond using your facial and body expressions.
In chapter 5 Karen Horney s method of free association has a different technique compared to
Freud s. As mentioned by Shultz (2013) She suggested that analysis should be an exquisitely
cooperative enterprise between patient and therapist (p.153). Karen Horney did have a couch, but
not all her patients chose to make use of it. Allowing the patient to choose freely how they
expressed themselves in the therapyenvironment allowed the patient to show their true self.

Argumentative Essay On Residential Schools
Residential Schools
Where are they taking me, mom?! Help! These were the screams of an Aboriginal child when he
was dragged to a car that drove him away from his family. Aboriginal kids were forcefully
abducted and placed at poorly built and equipped residential schools. Residential schools are a
network of boarding schools for Indigenous peoples. Like a disease, these schools spread so fast
on Canadian land. They were every Indigenous child s nightmare. Kids who attended were
traumatized due to the mental, physical, and sexual abuse they suffered. Canadians felt superior to
Aboriginals which lead them to use their power excessively to civilize these communities. This
issue is considered to be one of the darkest chapters in Canadian history. It has a significant impact
on Aboriginal communities. Indians suffered a loss of culture and identity. This issue violates
various human rights such as; Freedom of language, freedom of culture and religion, freedom of
choice, and the freedom of safety and health. The two groups in this controversy are the aggressors;
Canadian government, and it s churches, and the victims; the aboriginals. The question is, is the
Canadian government doing enough to make it up to those who suffered the ill effects of
residential schools?
In 1876, residential schools became an obligation to every Indian kid. They were forced to say
their last goodbyes to their families. Over 150 000 students were forced to attend these poorly built
and equipped

Essay The High Commercial Use of Asbestos in Construction
Asbestos has been proved to be reliable in construction as adhesives, resistance to heat, high tensile
strength, and budget safe. There are many different types of asbestos like, amphibole and chrysotile.
The most common type is chrysotile, or white asbestos and the chemical formula is
Mg3(Si2O5)(OH)4. This chemical is often used all throughout schools making children chief
victims. Though reliable as structural support, asbestoshas been proved to be a ticking time bomb.
During the 1980s asbestos would be exposed to 35% of school children. The problem is the
asbestos flake off and become airborne in schools where teachers and students are vulnerable.

The Asbestos School Hazard Abatement Reauthorization Act of 1990 states that all elementary and
secondary schools are required to inspect for asbestos, develop an asbestos management plan, and
implement such plans.

This graph proves the high relevance of asbestos in the 1980s. As time progressed the problems
with the chemical was proved. As of right now there is a ban on asbestos in commercial items.
Although, the chemical is still prevalent and attacking because the removal of it is as deadly as
the chemical itself. Its proven that, The removal process releases asbestos fibers which could result
in more cancer in the workmen than would have resulted in the usual occupants had the asbestos
been left in place. In the situation where you need to combat asbestos the best method is to wet the
asbestos causing the fibers to stay intact. When you disrupt the fibers they spread and become
exposed. It s a tricky chemical to treat and it s naturally man made for example, hidden under rocks,
resulting in the current existence.
This problem is certainly not only current in the United States. The graph above covers the
countries who are the top consumers, producers, and exporters of asbestos. Also, the countries who

have banned the chemical. According to the graph Russia is the biggest producer and exporter.
Meanwhile, China is the biggest consumer. Although, countries with the biggest population like

St. John Berger s Ways Of Seeing
The visual arts have always existed within a certain preserve; originally this preserve was
magical or sacred. But it was also physical: it was the place, the cave, the building, in which, or
for which, the work was made. (Berger, 32) The quote originating from John Berger s Ways of
Seeing portrays that art is made to be preserved in its authentic context. Berger s quote purposes,
seeing art in the context which the art was made for is the only way you can experience the art
the way it was made to be experienced. With this specific quote in mind, walking through the doors
of St. John s Cathedral is comparable to walking into the sacred preserve of the stained glass
windows, that immediately catch your eye.

Each of the clerestory stained glass windows would be considered representational art because
they each depict two great persons from the Bible. The windows on the South side of the
building depict a major story from the Old Testament of the Bible. While the windows on the
North side of the building depict major stories of the Old Testament. The large stained glass
window above the high altar was made to depict God, Jesus, and the Holy Spirit. The palette used
for this window was heavy in blue, red, and gold. These colors were used to represent the three in
one aspect of God. Iconology is the main element that is used to relate the pieces of art to each
other in the building. ( Architecture )
/
But a work of art also suggests a cultural authority, a form of dignity, even wisdom, which is
superior to any vulgar material interest. ( Berger, 135) In this quote, John Berger proposes that
art in a place can change the effect the building as a whole radiates. I believe that Harold
Whitehouse had this idea in his mind when he decides the theme and placement of the windows.
The windows let in a soft light that plays a huge role in the effect of the Cathedral as a whole. The
palette of all the windows creates an almost royal effect when you walk inside.

The Importance of Using a Condom Essay
The Importance of Using a Condom
In a recent study performed at the University of New Orleans by Dr. Bruce M. King, only 20% of
men reported using a condom consistently, while only 50% reported using protection with a new
partner. The results of condom use or lack there of is clear:
?2/3 of all STIs occur in people 25 years of age or younger
?By the age of 24, 1 in 3 sexually active people will have contracted an STI
?In 2000, 15 to 19 year old women had the highest rate of gonorrhea compared to all other age
categories. (Sources: American Social Health Association, Centers for Disease Control, and Planned

Trojan brand condoms offer; ribbed, heat generating, and various other increased sensations

possible to have sex with out condoms. It often takes a very open and committed relationship in
order to have sex without the use of condoms, and even in these situations other forms of
contraceptives are used, such as female condoms, or birth control. Alcohol and drug use in college
often interfere with rational decision making, therefore the use of condoms should be almost
engrained into the brain. The expense of condoms can be completely eliminated by visiting your
college health center or any health clinic where condoms are offered at no cost.
Many college students may believe that using a condom is awkward or embarrassing, however,
there is no question as to the benefits they convey on the person and partner using them. First,
condoms are 98 percent effective in preventing pregnancy when used consistently and correctly
(www.siecus.org). An unwanted pregnancy can dramatically affect ones goals and ambitions in
college, by simply using a condom this can almost always be avoided. Secondly, using a latex
condom to prevent transmission of HIV is more than 10,000 times safer than not using a condom.
Also, Several studies have demonstrated that condoms can protect against the transmission of
chlamydia, gonorrhea, and trichomoniasis, and may

Elvis Presley Essay
Elvis Presley Essay When historians look at history and at reasons why society changed many
focus on conflicts like wars, civil rights, and poverty. However, there is so much more that over
time changed America. One of the most influential subjects that helped this change was Elvis
Presley. Through his music, which was influenced by black artists, he allowed white Americans
to view a new group of performers. He tested social boundaries that helped him change American
culture. His appearance and singing would end up changing the teenage world by introducing
new trends in fashion and music. Presley was the reason why we have Rock N Roll. As a business

Elvis s music allowed them to be able to hear the amazing sound that came from this specific
type of music. This began to bring the younger generations of different races together by liking
one specific thing causing a huge change in society. Elvis s clothing would also help to change
America. White adults believed that Elvis dressed like a black person. He would wear baggy
pants, leather jackets and a pink shirt with its collar up. More white teenagers would start to wear
more types of clothing like this. White teenagers started to shop in stores that were owned by
black businessmen. This was something that was just simply never done. Elvis s dancing was the
last part of him that would cause tension in America. He would dance sexually with hip thrusts and
moving that was inappropriate. This would start a tread of new dancing though the teenagers. This
upset adults that their children were more open about their sexuality. Simply, Elvis would start
treads which can still be seen today. This was the start of the African American culture being
mixed with mainstream culture. Teens would change not only by the new treads but by the
mixing of different races and cultures. White and black teenagers would be in the same audiences
listening to the same type of music. Today this does not seem like a very big deal but during this
time the civil rights movement was just beginning to start to go in full blast. Children of different

The Innovation Of Cancer Treatment
Cancer, since the beginning of history, has plagued humanity and claimed countless lives. For
thousands of years, doctors could do little more than watch with horror as their patients succumbed
to the often fatal condition. There is still no definite cure for cancer. However, while one might say
that treatment is still in its infancy today, therapies have evolved dramatically over the last century.
The innovation of chemotherapy marked a turning point in cancertreatment. Dr. Sidney Farber, a
pediatric pathologist, is regarded as the father of modern chemotherapy due to his success in
inducing remission in leukemiapatients through the use of chemical agents. Through Dr. Farber s
innovation, chemotherapy strengthened the relationship... Show more content on Helpwriting.net ...
Today, while there is no cure for cancer, various treatments are available depending on the type and
severity of the disease. Generally, tumors are surgically removed. This treatment is most often
combined with other therapies such as radiation and chemotherapy ( Types of Treatment ).
The earliest records of cancer date back to ancient times to an account on the Edwin Smith papyrus,
an ancient Egyptian textbook on surgery and medicine. The writer described a woman with several
tumors on her breasts along with the doctor s futile attempts at curing her. For their conclusion, the
Egyptian writer simply stated that there is no treatment (Bushak). Even though cancer has existed
since ancient times, its basic genetic background was not discovered until 1902. Theodor Boveri, a
zoologist, found that a specific type of mutated chromosomes could result in cells with an unlimited
ability to divide. These types of mutations were likely the result of exposure to what are now known
as carcinogens, or cancer causing substances. Carcinogens include pathogens, radiation, chemicals,
and numerous other environmental factors. In 1902, even though a more complete understanding
of cancer was available, the only available treatment options for patients was the removal of surface
tumors. Due to the metastatic nature of the majority of these tumors, purely surgical treatment was
largely ineffective. In non tumorous cancers, there

Exploring Various Best Practices That Can Alleviate...
Airports can often be described as small cities as they require efficient and effective management
to operate in a productive manner. Like small cities, an airport is comprised of a variety of
different systems, facilities, users, and regulations that are all interconnected. This complex and
dynamic environment has proven to be taxing on existing infrastructure over the past several
decades as passenger enplanements continue to reach record highs with a projected 1 billion
passengers set to travel worldwide by 2021 (Price 2011). For airports to achieve these lofty goals,
they must tie sustainability initiatives and objectives into the capital improvement budget process
which requires coordination with a variety of different stakeholders. This essay aims to explore
various best practices that can alleviate existing waste within the airportinfrastructure environment
in the United States and obstacles that may be encountered while attempting to implement such
solutions. It will also formulate arguments for and against the implementation of greener initiatives
from various industry stakeholders. The scope of this research primarily focuses on renewable
power generation, innovative terminal design, and passenger incentives to make greener choices
while traveling. These three components correspond to the critical components that make up the
airport system: the source, the experience, and the passenger respectively. The current
environmental impact of airports is one that leaves

revenge can make a person feel better, when they are the ones giving it. When receiving revenge,
it could make a person more upset than what they were before. Revenge is either sweet or bitter
depending on who is giving and who is receiving. For one of the main characters in Stockett s

Sexualization In Advertising
It s been a common practice of American society to shame sexual promiscuity while
simultaneously using sex and sexual innuendos to sell everything from music to shampoo. When
big companies use this ad tactic it surprises people and angeries the feminists of the internet; even
though it s been a practice since ads started targeting more than one demographic. Why are women
s panties so sexualized? If you think about it, they re just a piece of cotton spandex cloth with some
lace or a bow. Advertisers have taken this sexualization and ran with it and it plays into the beauty
myth, During the past decade, women breached the power structure... eating disorder [cases] rose
exponentially and cosmetic surgery became the fastest growing medical specialty...... Show more

Male nipples and female nipples really aren t that different, yet the stigma around the nipple is that
women s nipples are a sexy intimate part of the body but the male nipple can be flashed around
without a care in the world. The female body is nothing to be so sexualized. Institutions across
the United States have used this stigma to negatively affect women in schools, workplaces, and
in simple everyday life. On YouTube there are videos upon videos of high school girls getting
dress code violations for wearing distracting clothing that simply reveals a collar bone. The schools
claim that the clothing is distracting for male students but that s just an insult to both parties. The
sexualization of the female body has gotten to preposterous levels, The more legal and material
hindrances women have broken through, the more strictly and heavily and cruelly images of
female beauty have come to weigh upon us (Wolfe,486). Women have fought hard to overcome
prejudices previously held but a simple collarbone could label them as a harlot.
In conclusion, advertisers have cashed in on female sexuality, the appeal of youth and the
objectification of women to sell us products. Is it wrong for advertisers to do this? The decision
comes down to the consumer. If a person believes an ad is objectifying women or the beauty myth,
the consumer can always choose a different product to

The Pros And Cons Of Interest Rates In Banking
To begin, banks are a place to deposit money. Most people think of banks like a safe storage
locker. If a person deposits their paycheck into a bank they have the guarantee of their money being
there next time they check their account, that is if they choose to not spend it. Without banks,
consumers would be forced to hide their moneyin their homes and under mattresses. That is just
impractical and poses many major risks. Banks are a much safer alternative. Banks also offer
interest rates. Interest rates help consumers not lose money while it sits in the bank. Interest rates
fight inflation. According to Tejvan Pettinger, for current accounts, interest rates could be very
low, but for a savings account, the interest rate could be significant (Pettinger). Generally, this is
because savings accounts hold more money than a checking account. An important factor in
banking is interest rates and with interest rates comes inflation. According to Jean Folger,
Inflation refers to the rate at which prices for goods and services rises. In the United States,
interest rates are determined by the Federal Reserve (Folger). Inflation and interest rates are
inversely related to banking. This means if interest rates are low, inflation will rise. This is
because while interest rates are low people will be more likely to borrow money and this results in
the people spending more money causing the economy to expand. When the economy grows
inflation rises. If interest rates are higher this

Disadvantages Of Listening To Music
Americans operating automobiles undergo the typical way of life, but sitting behind a wheel can
often start to feel monotonous. Motorcycles, however, seem exotic and provide a rejuvenating
change in tempo. In order to evade colorless life, the populace may listen to music in order to link
them into another reality. While listening to music seems like an entertaining activity, playing it
proves to dominate. Musicians playing guitars mentally, leave reality and enter a dreamlike
dimension of spine tingling rhythm and melody. With both, traveling on a motorcycleor strumming
the chords of a guitar, a beginner must assimilate what they have learned to reach excellence. So
whether its a musician playing melodic tunes on guitar or a motorcyclist cruising on down a
highway, both prove ways to spark a thrill in a rather boring life or ways to improve skills in
order to reach certain merit. Motorcyclists experience immense exhilaration when gliding down
long streets or bumping up and down dusty hills. Trained motorcyclists can perform breathtaking
tricks that amaze audiences and make them feel accomplished. These perks make motorcycling so
amusing for not only rides but fans. For instance, when motorcyclists cruise down empty roads,
they can speed up to over 70mph and weave in and out of lanes while doing impressive wheelies to
entertain themselves. Likewise, a musician playing guitar experiences the thrill of performing.

  • 2. Land Law and Tenant Question 1 This Problem concerns the enforceability and remedies of leasehold covenants between landlords and tenants, and their successors in title. The ground floor lease is granted before 1 January 1996 and so the covenants are governed by a mixture of statute and common law. The first and second floor leases were granted in 2001 after the coming into force of the Landlord and Tenant (Covenant) Act 1995 and are dealt with under this statutory regime. Ground Floor On the facts the original landlord, Larry and the Original tenant Tariq have assigned their leasehold estate. Clearly the original parties are bound to each other in contract to perform the covenants contained in the lease. Tariq liability continues throughout the... Show more content on Helpwriting.net ... First Floor The enforceability of the two covenants raises similar issues to those considered above, save that the lease is granted on or after 1 January 1996, the Landlord and Tenant (Covenants) Act 1995 is applicable. This makes no distinction between personal and proprietary covenants. Consequently, all leasehold covenants will run to assignees of the reversion of the lease irrespective of whether they touch and concern or have reference to the subject matter of the lease provided they are not expressed to be personal ss2 and 3 LTCA In Ron s case, therefore, the original tenant s covenant not to use the first floor other than for the purpose of a recording studio and to allow Larry to use the studio on one day during the Christmas season to record a Christmas carol for his parents, may well run to assignees as neither are actually expressed to be personal, even though the latter is personal under the pre 1996 Swift test.. Also by force of statute, the benefits and burdens of the leasehold covenants pass to assignees. There is no need to prove privity of estate or plead ss141 of the LPA this rule is irrelevant for LTCA leases s3 of the LTCA. The original tenant Sean is released from liability on assignment, subject only to possibility of being required to guarantee the assignee under an Authorised Guarantee Agreement (AGA) ss 5 and 16 of the LTCA. With the above principles in mind Ron cannot ... Get more on HelpWriting.net ...
  • 3. The Latino Paradox For immigrants, becoming American isn t easy, but their health is far better than born U.S Citizens. Latino immigrants (mostly men) would travel to and from their country of origin to work in the U.S (Kennett Square) leaving their families behind, to access a green card where they can be able to get their family to come to the U.S to live, this process takes up to nine years. Kennett Square had good schools, resources, and social services to invest in their future, they were a bridging community , meaning everyone benefits if no one is left behind. This was a way for the community to come together have talks, and find out about the available resources there were and to also exchange services. The community had an after school program for teens The Garage , they studied, did homework, hung out, worked... Show more content on Helpwriting.net ... Steve Larson a doctor of the county, seized all generalizations there were of Latino s, generalizations such as; they re always late for appointments, dirty, and had infectious diseases. He actually determined that they had the lowest death rate, heart disease, and other major killers. Latino s are non affluent people with better health than the most affluent people, which was a question to America, thence the Latino Paradox was established in 1960. The Paradox shows that the U.S has very high levels of depression, and new Immigrants has very low levels of depression. The theory of the Latino Paradox was Mexican families stick together under hard circumstances, conditions and helped each other solve their problems (reason being they have such good health). Although hope was often lost by the children of the hardest working immigrants, they began to forget why they came to the U.S. Lost hope in the children are caused because their parents had longer hours at work which meant less time to be around the children. They did this to make ends meet, after all, they are the poorest ... Get more on HelpWriting.net ...
  • 4. The Fixer Essay The Fixer In the novel, The Fixer, the author, Bernard Malamud, presents to us a poor Jewish handyman living in Russia during the early 1900 s, before the Russian revolution had begun. Destroyed by his wife s disavowal, Yakov Shepsovitch Bok leaves his shtetl in search of opportunities for a better life. After a few months of desperate searching, Yakov sneaks out of the ghetto to look for work among the goyim. As he searches the streets, he stumbles upon a man who lay drunk on the floor. Yakov immediately recognizes a pin on the man s coatas belonging to the anti Semite organization called the Black Hundreds. Putting his doubts behind him, Yakov decides to help the fat Russian. Not aware of Yakov s origins, the Russian offers him a... Show more content on Helpwriting.net ... He states he is a Jew only by birth and nationality, though nobody understands what is meant by that. To the Russians he is legally a mere Jew. At one point Yakov says to himself I m Yakov Fixer... the kind of man who finds it perilous to be alive. One thing I must learn is to say less much less, or I ll ruin myself. As it is I m already ruined. During his first few months in prison, Yakov does not seem to get accustomed to the hardships. As time passes him by, however, he grows used to life in a prison cell, but it only gets worst. As the novel unfolds, Yakov becomes extremely weak and thin and he looses the trifling faith that was still left in him. Throughout the novel, the main idea is very obvious. It is Yakov falsely accused of the murder of a young boy in order to drain his blood for the baking of the Passover matzos. The theme of anti Semitism in Russia during the time of pogroms and of Tsar Nicholas the second is a universal theme presented to us as the book unravels. It is evident that if Yakov had not been born of the Jewish faith, he would not have been charged with the murder of Zhenia Golov. He was being used only as an example to the three million Jewish residents of Russia. He was being used as a warning. The meaning of the title The Fixer, ... Get more on HelpWriting.net ...
  • 5. What Is A Restaurant Planning Production Needs Milestone 2 The part of opening a new restaurant location is choosing the location so that the plans can be drawn up. I decided that using an existing building is the best option for both price and time. By utilizing an existing building, the permits will be cheaper since most tenant improvements don t require permits. If the location previously was a restaurant, then the kitchen will already have gas ran into it. With the location decided we can bring in the architect to draw up the building plans and get them submitted for permits. This should take 1 to 6 months depending on how busy the architect and permitting office is. Once you have the building permits the contractor can begin construction. According to Aaron Allen... Show more content on Helpwriting.net ... (Keller, 2017) Lean Management In the production of a restaurant the first lean management principal of finding what creates value for the customer (Russell Taylor, 2016), can be applied during the concept of the restaurant. By determining what is valuable you can plan around it. If you determine that the guests come to the restaurant for the quality of food and great service, then we can develop a menu that meets or exceeds expectations. The sequence of activities would be the chefs in the kitchen preparing the food for the guests to enjoy while the server tends to the guest s immediate needs such as taking their drink order and filling it for them. The server might also be asked for suggestions of wines to pair with the meal they just ordered. The third is the process of identifying waste in the value stream and removing it. In the construction of the building the designer will need to look at the flow of traffic and see if there is anything that can be done to reduce wasteful tasks (Russell Taylor, 2016). This includes considering how many steps it takes to get something out of the fridge or how far the chef needs to go to get a mixing bowl or tools. The cooks and servers must also pay attention to these as well to minimize waste. The designer should also pay attention to green technology available to them in the design phase. This is ... • 6. The Mortgage And Financial Collapse Of The United States... The mortgage and financial collapse of the United States economy had a very devastating impact on thousands upon thousands of Americans. I count myself as one who also had been affected as well. I was a bank manager with more than twenty years of banking experience and had decided during the spring of 1998 to move into a more lucrative career in the mortgageand real estate business. Having started my banking career as a teller, I had built great relationships with my employers and customers and was proud of what I had accomplished. However, upon hearing the news of yet another bank merger, I decided that I would train as a mortgage processor with one of the best mortgage providers in New Jersey. Advancements came very quickly... Show more content on Helpwriting.net ... I am not against creative financing to help individuals obtain the homes of their dreams. I was just not happy about the way that sub prime mortgages were presented to customers who did not fully understand what their particular mortgage note detailed. Therefore, the lessons that we have learned is that a buyer needs to be fully informed on how the process actually works. I recall one former client who was wiser than most, and she had decided that despite what the bank told her what she could afford ($140K) , she searched for a home priced ($100K) so she could afford it on her own. Years later, she told me about her husband s infidelity and sure enough he left their home within 14 months and she was stuck with the payments. Nevertheless, she made her payments and even though she was late several times, her resilience and determination paid off. She sold her house to a contractor for more than doubled its worth because of the two lots that the house was on. She had a success story. That is why it is very important to know what you are getting yourself into. I felt very sad when I would witness the lack of understanding of newly arrived immigrants who could barely understand the English language but there they were, trying to secure a mortgage loan. Full knowledge goes a long way and that is one of the reasons that I would refer clients to take a class on mortgage lending with one of the local realty agencies. Many of those ... • 7. Assessing the Impacts of Hurricane Katrina and the Macondo... Oil spills are usually associated with environmental disasters; because of this the Oil Pollution Act of 1990 and related policies have inadequate amount of tools that will help humans deal with these accidents. When the Macondo blow out happened, we had to assess the impact that it also had on human health, mental and physical because it had affected a large area. The Macondo spill unfortunately happened less than five years after Hurricane Katrina damaged Louisianaand Mississippi coast. Clearly, a lesson that was learnt from the oil spillwas that the nation wasn t prepared for widespread, poor effects on human health and mental well being. Most of the communities along the Gulf had resided there for the majority of their lives or at least 20 years; this oil spill had worried the residents about payments, money issues, and the stability of their communities, which in turn affected their health. From what happened during Hurricane Katrina and now the oil spill, speakers Sharon Gauthe and Gracie Scire are really trying to stress the importance of the need for additional community mental health services. The citizens are trying to cope with physical ailments and stress and even though the health agencies issued personal protective equipment guidelines for response workers and created a registry of these newly trained personnel, they missed the crucial window for screening their baseline physical health before the workers were directly exposed to oil products; Industry and ... • 8. Motives For Imperialism Essay The Compelling Motives of Imperialism The presence of Europe in Africa in the late nineteenth century was one of extreme power. The countries of France, Britain, and Germany had especially large claims to the African continent during this time. The motives of imperialism for these countries greatly define Europe at this time. Insatiable desires for economic markets, power and political struggles, the motivating belief in Social Darwinism, and the European idea of superiority were the driving forces at the European home front in the late nineteenth century. Many of the causes for imperialism in Africa were evident in Joseph Conrad s turn of the century novel, Heart of Darkness. Successful domination of Africa was not ... Show more content on Helpwriting.net ... Africa, Asia, and the Americas all fell victim to the greed of the Europeans. Furthermore, an expanded market was needed after the rise of the Industrial Revolution (Sanderson Imperialism notes ). Surpluses of products demanded a larger community to obtain the goods. The introduction of machinery reduced the number of workers Messner 2 needed on the European home front. Imperialism provided a way in which unemployed laborers could obtain jobs and/or riches. Not all motives for imperialism were greedy and self motivating however. The earnest desire of some to help civilize and Christianize natives was the utmost reason for imperialism. Europeans contained the belief that their customs and religious values were the sole method in living. Missionaries from throughout Europe desired to journey to foreign lands in order to teach the civilized and Christian ways of living to the natives. Often missionaries were in competition for converts, and thus supplied imperialism with other drives (Patterson, par. 10). The Social Darwinist ideas were prevalent in this time. The Europeans believed in the survival of the fittest, and it was generally accepted that the Anglo Saxons were the superior race. In the 1890 s Rudyard Kipling published Whiteman s Burden . This poem defines the white man as responsible for civilizing the others . It is supportive of the imperialism of other countries ... Get more on HelpWriting.net ...
  • 9. Persuasive Essay On Home Sweet Home Final: Persuasive Essay Home Sweet Home COM/156 Why spend money that is really needed for other things? Why live uncomfortably? Why be trapped in this hole called a home that belongs to another person? Why not live free and peacefully? When a person rents he or she usually throws away money that could be used to purchase something that belongs to them. Money is not easy to come by so why pay out hundreds toward something that is not benefit to the person paying it out. There is no good explanation for making a decision like this. The best option in a situation like this is to buy a house. Buying a house is a better option than renting an apartment. Buying a house has some very good ownership benefits. As a buyer and not an actual ... Show more content on Helpwriting.net ... Buying a house provides stability forever unless the owner decides to sell or to move into another home in which the owner gains equity for selling. This is still a huge benefit. Owning a home is a very huge security measure. When a person is an actual homeowner and not a renter he or she can control who actually enters his or her home (Map, 2011). It is easier to purchase home alarm systems and everything that goes on in a person s home is controlled by the owner. As a homeowner the option of what is allowed and what goes on is controlled by the actual homeowner. If an issue comes up and the owner has to move somewhere else then this is a huge benefit. As a seller a person can earn so much money and it can build equity (Media, 2010). Usually homes sell for way more than the purchase prices, especially if the owner has customized the home, in which was discussed earlier (RP Reality, 2011). • 10. Examples Of Knowledge In Rappaccini s Daughter In society, especially in the time of the Enlightenment, pursuit of knowledge through the use of rationality and reason was thought of as every man s goal. Thus, innocence had negative connotations associated with it. When Romanticism began, thoughts associated with the Enlightenment were thrown upside down. Nathaniel Hawthorneshows in Rappaccini s Daughter, through the characters of Giovanni and Beatrice, how innocence is something to be valued. He shows how knowledge is a form of corruption and how its pursuit is responsible for the ruin of their characters. Giovanni is portrayed in the beginning of the story as completely innocent and unknowing. He knows little about this new place where he came to study, and he longs for his hometown. In the physical sense he is a healthy and handsome young man and is... Show more content on Helpwriting.net ... He was so obsessed with science that he would sacrifice human life...or whatever else was dearest to him, for the sake of a adding so much as a grain of mustard seed to his store of knowledge. Baglioni s pursuit of knowledge also corrupted him. He becomes so preoccupied with bringing about Rappaccini s downfall that he himself descends to Rappaccini s level. He orchestrates the death of Beatrice just to pull ahead in his professional rivalry. The toxicity of the flowers in the garden is used as a metaphor for corruption or the lack of innocence. Hawthorne demonstrates how innocence is something that once taken, cannot ever be returned. Once Beatrice realizes the horrible truth, that she has been contaminated by the poison and transformed by her own father into such a terrible creature, she wants her innocence back. Show more content on Helpwriting.net ... Another weakness to Anderson s theory is that he negates the reality of some physical ailments and instead attributes them to demonic forces. While this may be fact in some cases, this theory is farfetched in my personal opinion. Even Anderson s example of Dee and her bout with MS is questionable as he notes a few pages after describing her miraculous recovery after completing his steps that some cases of MS are degenerative and some display symptoms which come and go such as seemed the case with Dee (Anderson, 2000). This type of theory comes under scrutiny by people outside of the Christian faith and makes Christians look like quacks since we believe that some supernatural force, not scientifically proven, is responsible for physical ailments able to be treated by medicine. While I feel that many components go into diagnosing physical and mental ailments I am cautious about subscribing to a belief that could do a person more harm than good. As a skeptic of Anderson s theory I must consider stories I have heard of Christians refusing medical treatment because of a belief that God would treat their ailment and later suffering greatly because of this belief. I believe that God is all powerful and has the ability to cure disease, however, I also believe that God has allowed us to develop modern medicine to treat very real physical ailments and we should be careful not to negate ... • 13. The Negative Impacts Of Food Inseecurity Introduction Millions of people every day do not know when they are going to eat their next meal. This brings upon great stress to households as finding their next meal becomes the priority. The United States defines this shortage of food in households as food insecurity. The U.S. Department of Agriculture (USDA) has defined food insecurity as a lack of consistent access to enough food for an active, healthy life (Coleman Jensen, Rabbitt, Gregory, Singh, 2017). Households that are food insecure will often skip meals, eat low nutritious dense food, and face high stress levels of making food last until they are able to buy more food for their home. Food insecurity is a serious issue that is consistently overlooked and it needs more attention because it has a negative impact on the families. Literature Review Food insecurity affects every community in the United States. About 12.3% of U.S. households were considered food insecure in 2016 (United States Department of Agriculture 2017). This number has not changed much from the 12.7% it was in 2015. Food insecurity can affect anyone, but certain groups are more vulnerable to this issue. For instance, low income households, the elderly, children, and immigrants are at highest risk to be food insecure. In particular, it is households with children that are most affected by food insecurity. The rate for these households was higher than the national average at 16.5% for the year 2016 (United States Department of Agriculture ... Get more on HelpWriting.net ...

The drafting of this initiative started in 2003 when Connecticut (CT), Delaware (DE), Maine (ME), Massachusetts (MA), New Hampshire (NH), New Jersey (NJ), New York (NY), Rhode Island (RI), and Vermont (VT) showed interest in reviewing greenhouse gas emissions and a cap trade coalition to address the emission from power plants in their territory. In 2005, the above mentioned states with the exception of RI and MA signed a Memorandum of Understanding (MOU) that outlined the model rules for the program. Some of the topics outlined in RGGI Model Rule include: the responsibilities of the account representatives, permitting recommendations, monitoring requirements, compliance certification reports, control periods and others. The Model Rules were also the building blocks used to develop state specific regulations supporting the goals and actions necessary to succeed as a member. In 2007 MA, RI and MD also signed the MOU (RGGI, 2015a; RGGI, 2015b). Some may wonder if it is possible to explore every nuance of such a complex part of a being, but there are ways to determine what type of personality a person has, and then branch off into a more detailed examination of that person specifically. Combined with other factors, such as personality disorders and the environment that someone has grown up in, the Myers Briggs Type Indicator, or MBTI, test (Enrichment 1) and analysis can determine an accurate portrayal of a personality. Created in 1943 by Katherine Briggs and Isabel Briggs Myers, it is a system made up of four basic functions and sub functions that combine to make a personality type. Individuals grow with time, increased maturity, and life experience. Most importantly, students grow at their own pace. There is something simple and flowing about a keyboard. The keyboard renders one the ability to dialogue with one s self. Not just with rather, but to. Equal Protection Clause No state may deprive any individual of the equal protection of the law. Generally, the statutory classification provided by Congress is presumptively valid, unless such a classification is considered suspect. The classification touches upon race or ethnicity of citizens falls within one of the suspect categories. The Court stated that all racial classifications, imposed by whatever federal, state, or local governmental actor, must be analyzed by a reviewing court under strict scrutiny. Adarand Constructors, Inc. v. Pena, 515 U.S. 200 (1995). Thus, suspect classifications are presumed to be void and subjected to heightened scrutiny. Experiment 1: Synthesis of Isopentyl Acetate via Fischer Esterification Introduction: Isopentyl acetate, banana oil, is a naturally occurring compound that has a very distinct and recognizable odor. It is most commonly found in bananas but also can be found in other organisms. The purpose of this lab was to synthesize the ester isopentyl acetate via an acid catalyzed esterification (Fischer Esterification) of acetic acid with isopentyl alcohol. Emil Fischer and Arthur Speier were the pioneers of this reaction referred to as Fischer Esterification. The reaction is characterized by the combining of an alcohol and an acid (with an acid catalyst) to yield and ester plus water. In order to accomplish the reaction, the reactants were... This is because these instruments are manufactured by mass production methods, which pose high chance for certain inaccuracies. This error is minimized by use of instruments of higher precision. Averaging of the titres obtained also minimizes the error. Contamination/Impurity of reagents This error may have risen due to the use of unclean apparatus, like the volumetric flask, pipette, conical flasks and the burette. It arose in the experiment especially due to improper cleaning of the conical flask after a titration and before the next. It is minimized by thorough cleaning of the experimental apparatus before use. Contamination also arises from presence of impurities in the various reagents provided. • 51. Sexualization In Advertising It s been a common practice of American society to shame sexual promiscuity while simultaneously using sex and sexual innuendos to sell everything from music to shampoo. When big companies use this ad tactic it surprises people and angeries the feminists of the internet; even though it s been a practice since ads started targeting more than one demographic. Why are women s panties so sexualized? If you think about it, they re just a piece of cotton spandex cloth with some lace or a bow. Advertisers have taken this sexualization and ran with it and it plays into the beauty myth, During the past decade, women breached the power structure... eating disorder [cases] rose exponentially and cosmetic surgery became the fastest growing medical specialty...... Show more content on Helpwriting.net ... Male nipples and female nipples really aren t that different, yet the stigma around the nipple is that women s nipples are a sexy intimate part of the body but the male nipple can be flashed around without a care in the world. The female body is nothing to be so sexualized. Institutions across the United States have used this stigma to negatively affect women in schools, workplaces, and in simple everyday life. On YouTube there are videos upon videos of high school girls getting dress code violations for wearing distracting clothing that simply reveals a collar bone. The schools claim that the clothing is distracting for male students but that s just an insult to both parties. The sexualization of the female body has gotten to preposterous levels, The more legal and material hindrances women have broken through, the more strictly and heavily and cruelly images of female beauty have come to weigh upon us (Wolfe,486). Women have fought hard to overcome prejudices previously held but a simple collarbone could label them as a harlot. In conclusion, advertisers have cashed in on female sexuality, the appeal of youth and the objectification of women to sell us products. Is it wrong for advertisers to do this? The decision comes down to the consumer. If a person believes an ad is objectifying women or the beauty myth, the consumer can always choose a different product to ... Get more on HelpWriting.net ...
  • 52. The Pros And Cons Of Interest Rates In Banking To begin, banks are a place to deposit money. Most people think of banks like a safe storage locker. If a person deposits their paycheck into a bank they have the guarantee of their money being there next time they check their account, that is if they choose to not spend it. Without banks, consumers would be forced to hide their moneyin their homes and under mattresses. That is just impractical and poses many major risks. Banks are a much safer alternative. Banks also offer interest rates. Interest rates help consumers not lose money while it sits in the bank. Interest rates fight inflation. According to Tejvan Pettinger, for current accounts, interest rates could be very low, but for a savings account, the interest rate could be significant (Pettinger). Generally, this is because savings accounts hold more money than a checking account. An important factor in banking is interest rates and with interest rates comes inflation. According to Jean Folger, Inflation refers to the rate at which prices for goods and services rises. In the United States, interest rates are determined by the Federal Reserve (Folger). Inflation and interest rates are inversely related to banking. This means if interest rates are low, inflation will rise. This is because while interest rates are low people will be more likely to borrow money and this results in the people spending more money causing the economy to expand. When the economy grows inflation rises. If interest rates are higher this ... Get more on HelpWriting.net ...
  • 53. Disadvantages Of Listening To Music Americans operating automobiles undergo the typical way of life, but sitting behind a wheel can often start to feel monotonous. Motorcycles, however, seem exotic and provide a rejuvenating change in tempo. In order to evade colorless life, the populace may listen to music in order to link them into another reality. While listening to music seems like an entertaining activity, playing it proves to dominate. Musicians playing guitars mentally, leave reality and enter a dreamlike dimension of spine tingling rhythm and melody. With both, traveling on a motorcycleor strumming the chords of a guitar, a beginner must assimilate what they have learned to reach excellence. So whether its a musician playing melodic tunes on guitar or a motorcyclist cruising on down a highway, both prove ways to spark a thrill in a rather boring life or ways to improve skills in order to reach certain merit. Motorcyclists experience immense exhilaration when gliding down long streets or bumping up and down dusty hills. Trained motorcyclists can perform breathtaking tricks that amaze audiences and make them feel accomplished. These perks make motorcycling so amusing for not only rides but fans. For instance, when motorcyclists cruise down empty roads, they can speed up to over 70mph and weave in and out of lanes while doing impressive wheelies to entertain themselves.
