• ~12 Acres of C-1 Commercial frontage on 434.
• 44% of the development is open space compared to the 5% required
within the Winter Springs PD
• Focus on minimizing impact to adjacent residents and increasing public
recreation spaces to enhance lifestyle of Winter Springs residents

Pulte has contemplated a 10-acre utility plant in its site plan in cooperation with Carollo Engineering, accommodating a
planned expansion.

Commercial uses will be consistent with those of the C-1 zoning category, which is the current zoning of the parcels
fronting SR 434. The current commercial zoning is across ~8 acres and we would request an increase to the ~12 acres as
shown below. While the ultimate project will be market driven, and consistent with C-1 zoned properties, we envision a
mix of restaurants, retail, outparcels and other neighborhood related commercial uses.
