This document provides information about a citizens information meeting on June 15, 2017 regarding improvements to Jefferson Manor Phase IIIA along Albemarle Drive and Edgehill Drive. The meeting will include a presentation on the proposed design plans followed by Q&A. Improvements will include replacing curb and gutters, upgrading sidewalks, adding a new storm sewer system, repaving roads, and relocating utilities. Construction is scheduled to begin in late 2018 and be completed by summer 2019. Citizens are encouraged to provide comments to help inform the final design plans.

• Part of Jefferson Manor Master Plan (1992)
• Locally Funded Project: Est. Project Cost = $2.6 Million
• Proposed roadway and drainage improvements will meet VDOT
Standards, for VDOT maintenance
• Pedestrian facility will meet all VDOT & County Standards for
maintenance and for ADA accessibility compliance.

• Potential Impacts to Private Property
o Tree and Vegetation Impacts are anticipated
o Existing non-standard structures (i.e. retaining walls, steps etc.) within
VDOT right-of-way will be removed and/or rebuilt on private property, in
coordination with property owners.
o If property is to be impacted during construction, we will obtain
easements or right-of-way before work begins.

Land Acquisition Process:
• Plats will be prepared showing easements and/or right-of-way
needed.
• Land Acquisition Agent will contact property owners to negotiate.

• We will coordinate with you well in advance of construction start.
• Vehicle access to properties may be temporarily unavailable.
• On-street parking will be limited in construction areas.
