This document discusses a project to address the lack of affordable housing for young people in Jerusalem. It aims to assess public lands suitable for affordable housing construction, examine ways to lower real estate prices, and develop strategies to increase urban renewal and affordable housing. The project will produce a policy paper with recommendations around land allocation, planning, pricing, and implementation to increase affordable housing availability and incentives for young people to remain in the city after education.

Factors Determining the Continuous Price Appreciation of Condominium Units in...Premier Publishers
The rapid growth rate of Addis Ababa’s population has resulted in a growing demand for residential housing. Hence, the Ethiopian government reacted to launch condominium program to improve the housing problems of the poor. However, the continuous appreciation of this condominium transaction price and unaffordability of the units for the poor were some of the challenges to this housing program after transfer. This study aimed to explore the major factors responsible for price appreciation correlated to the demand. Descriptive research method and mixed research approach have employed on three pilot study areas through, purposive selection focusing on two municipal districts in Addis Ababa. Both primary and secondary sources of data were used by means of questionnaires, interviews and a review of relevant documents. The OLS estimators have resulted highly statistically significant for the expected variables of year, area and location in determining the price suggesting further contributing factors from the actual findings. Actual findings thus identified; lack of information, illegitimate role of brokers and monopolistic housing supply as major determinants. Finally, this study has recommended passing regulations and directives can minimize the incremental rate of the condominium transaction price considering all the challenging factors of the sector having clear and reasonable valuation methods.

It is widely agreed that the concept of housing is very important to everyone’s quality of life and health with considerable significance in economic, social, cultural and personal sections of life. Despite the seeming progress that has been achieved in urban cities of developing countries on building practices, provision of affordable housing is still a challenge.
This paper is aimed at deeply analysing these practices, like land-use policies, land-use regulations, high cost of land registration and titling, bureaucratic and drawn-out approval processes, architectural design styles and clients’ tastes, construction methods and seeing how they are barriers to the provision of low-cost housing in urban cities with Nigeria as a study area.
But to adequately address the hindrances these building practices pose in our urban cities, the study recommended the need for periodical reviews of various Nigerian Housing policies, creation of generally accessible and well-managed mortgaging and house financing schemes, call for accountability and integrity on the part of quantity surveyors and contractors, encouraging the use of locally found construction materials and funding research of finding cheaper alternative methods of construction and ultimately the need for architects to concentrate on cost-efficient and functional designs.
Real Estate Behaviour as a Predictive Factor of Life Satisfaction of State Re...ijtsrd
The paper analyzes real estate behaviour REB in the North West region of Cameroon as a predictive factor of retirees’ life satisfaction. Real estate behaviour as a predictor of state retirees’ life satisfaction has been a challenge if not a missing link in civil servants’ education for retirement. Real estate behaviour paves the link between retirement planning and life satisfaction of state retirees. The research made use of the sequential explanatory mixed method research design, to test real estate behaviour hypothesis a simple linear regression was use. Data were collected from 279 research participants with males 37.8 females 60.6 using the questionnaire survey and an interview guide. Analysis of scales internal reliability was significant and data were analyzed using descriptive and inferential statistics. Results predicted that real estate behaviour positively measure life satisfaction of state retirees Real estate R2=.062, n=279, p=0.01, showing acceptance and significance of the proposed model of analysis. Data analysis confirmed that real estate behaviour is a predictive factor of state retirees’ life satisfaction. Suggestions were made for another study in a relatively calm socio political environment. SPREE project (Servicizing Policy for Resource Efficient Economy) is a three-year project within the environment theme under the European Commision’s Seventh Framework Program (FP7). The aim of SPREE project is to identify potential “Servicizing Policy Packages” for the establishment of Servicizing systems which facilitate the transition from selling products to providing services.

1. Affordable Housing for Young People
The Challenge Many young people, whether they were born in Jerusalem or moved from elsewhere in Israel,
live in the city while acquiring a higher education – but then leave. Among the reasons for this
trend, which has been growing for some years, is the difficulty in finding affordable housing
due to the high price of real estate in the city generally and the lack of small apartments suited
to first-time buyers. The challenge is to boost the availability of such apartments, which would
serve as an incentive for young educated people to remain in the city.
The Project Plan JIIS will assess existing policy regarding the allocation of public lands; identify lands that are
suitable for the construction of affordable housing on a broad scale in the Jerusalem metropolis;
examine ways to lower the price of real estate; suggest a range of apartment sizes, based on
demand; develop strategies for advancing urban renewal projects; and make recommendations
regarding land allocation policy, planning and pricing of new apartments.
Anticipated Products A policy paper regarding affordable housing in the city will be drafted. The paper will address
the issue of suitable lands for this purpose and include planning and policy recommendations
pertaining to the character of “affordable housing” – who the target population is, how to lower
prices for that population, planning and construction issues, etc. it will also suggest ways the
municipality and the government can manage and implement the proposed policy.
