Up until June you can see that
Inventory was actually significantly
increasing over the previous two
years. However, since a peak in June
inventory has leveled out and has
been slightly less than last year on a
monthly basis.

This chart shows the number of properties
going under contract each week. Looking at
the red line you can see that recent activity is
greater than both 2017 and 2016. This is a
good sign for a quick start to 2018.

Cumulative yearly sales for 2017 were
up 4.7% over 2016 in part due to a
large spike late in the year.
My View of the Market
Current Trends in the Market:
December is almost always the slowest month of the year. Many
potential sellers wait until January to list their homes knowing that the
holidays take precedence over house hunting. However, the activity in
December was strong giving good momentum as we start 2018.
One key to 2018 is having enough listings to encourage buyers to get into
house hunting mode. Many buyers have been on the sideline waiting for
an ample supply of ”for sale” signs in their preferred neighborhood.
