Sales in March 2019 were the same as the previous year, ending a period of declining sales. However, year-to-date sales were still down 5.9%. Inventory was increasing as more homes stayed on the market longer, giving buyers more choices. At the end of March, 43% of listed properties were already under contract, but the number of active listings not under contract was higher than the past five years. Sellers were having to lower prices to compete as homes took longer to sell.

far this year we are seeing quite a
jump in price reductions throughout
the market.

fairly closely.

This chart shows the number of properties going under
contract each week throughout the year. The red line shows
that the activity level in March was similar to or slightly
stronger than last year. This is a good leading indicator.

The first two weeks of April are lagging behind
last year.

9. The market is choppy. Some listings are selling quickly
and with multiple offers. However, this is happening less
than the past three years and it is common to just have
two offers rather than a handful. Other listings are sitting
on the market longer or are needing to reduce the price in
order to attract buyers. The inventory is higher than the
past few years which gives buyers more homes to look.
Correct pricing is a must for sellers serious about
attracting buyers in that critical first two week period.
Recent activity is strong which is a good sign as we enter
the typical busiest month of the year in our market.
