This graph shows the number of active homes on the
market that are not already spoken for by a buyer at
the time of reporting. At the end of July there were
more homes available on the market than at anytime
since 2014. Buyers have more choices to choose from
and that changes the market dynamic significantly.

The high number of price reductions we
have seen in the market are indicative of a
softening market.

market in Boulder County so far this year
on a weekly basis. Over the last month

This chart shows the number of properties going under
contract each week throughout the year. The red line shows
that the activity level in July was similar to a year ago but
lower than the three previous years

This graph shows the number of closings on a
weekly basis. For the year sales are up 2%.
Late summer is a slow time of year. Kids are just starting
school and therefore families who wanted to move before
school started are all in place. Often we see a surge in
the market after Labor Day. Since we are seeing volatility
in the sales numbers, it’s hard to put too much weight into
any individual month. We are continuing to see houses
stay on the market longer and fewer active buyers looking
at homes. This mirrors a national trend.
