The percentage of the market that is under contract at any
given time is a good indication of the strength of the market.
A lower percentage, such as we are seeing now, means that
houses are staying on the market longer and that buyers have
more negotiation strength. This shows the weakness we saw
during the 4th
quarter.

The red line shows new listings to
the market in Boulder County on a
weekly basis for 2018. We are still
within a range that is similar to
the past few years. This is well
below historical averages.

contract each week throughout the year. The red line shows
the lower activity level in the market over the past four or
five months.

Cumulative yearly sales for 2018 are down
4.7% from 2017. The fourth quarter was
definitely slower than the past few years.

The number of price reductions on a weekly
basis can also be a good indicator of the
strength of the market. If homes are selling
quickly they don’t need to adjust their price in
order to sell. We have had a spike as the
inventory as risen.
December was a very slow month for sales in
Boulder County. The autumn market was
noticeably slower than past years and the
slowdown accelerated in December. It will be
interesting if the buyers will re-emerge in the new
year. We are moving towards spring which is
traditionally the busiest season in our market.
Has the market made a turn? Will prices stabilize
ending a long period of appreciation? Only time
will tell. Have a great 2019!
