Sales in January extended the
slow 4th
quarter trend and
were down by 17% lower than
last January.

Inventory has climbed this
past month and has bounced
off of last years lows. But still
well below the range we are
used to seeing.

The percentage of the market that is under contract at any
given time is a good indication of the strength of the market.
A lower percentage, such as we are seeing now, means that
houses are staying on the market longer and that buyers have
more negotiation strength. 39% of listings were under
contract at the end of January.

The red line shows new listings to the
market in Boulder County so far this
year. We’ll see if the upward trend
continues through February and March.
If it does, it will give buyers choices and
force sellers to be more competitive
when pricing their homes

This chart shows the number of properties going under
contract each week throughout the year. The red line shows
that the activity level so far has been lower than past years.

Sales for the month were down 17%.

The number of price reductions on a weekly
basis can also be a good indicator of the
strength of the market. If homes are selling
quickly they don’t need to adjust their price in
order to sell.
The slower fourth quarter spilled into January.
We are off to a slower start this year because of
the carry over, but I expect that activity will rise in
February and continue throughout the spring.
Interest rates have stabilized below 5% which
helps and the stock market is clawing its way
back from a poor fourth quarter which also helps.
My view of the Market
