Real estate statistics for the month of May 2020 for the market including Boulder Colorado. Presented by Neil Kearney of Kearney Realty Co. Sales are down significantly compared to past years, but this is due to the forced showing moratorium. It is a lagging indicator. Looking forward, we have seen a nice rebound in the market in the last few weeks. Showings have increased and the number of contracts written are quite strong. I’m still seeing more activity in the lower price ranges and not as much in the luxury range, but overall I’m encouraged with the strength in the recovery so far.

At the end of April 46% of of listed properties were
already under contract. This graph shows the
number of active homes on the market that weren’t
already spoken for. At this time of year we are at the
highest point in five years but we are still below
historical averages.

As more homes stay on the market
for a longer time. Sellers need to
compete by lowering the price. So
far this year we are seeing quite a
jump in price reductions throughout
the market.

on a weekly basis. We had a big week
on new listings at the end of April. We’ll
see if the market can absorb them.
