What’s Affordable for Amdavadies?
• Survey carried AUDA 48% of Ahmedabad population has income ranges
from 5000-25000/ month,
• The union ministry of housing and urban poverty categorises them as LIG
groups(1-2 Lakhs/year)
• PLAN FOR AFFORDABLE HOUSING
• More focused on affordable housing.
• More land provision for affordable housing.
• 218 hector Land of 38 closed textile mills will be available for
Institutes , educational institute & affordable housing.
• Special provision in GDCR to encourage affordable housing.
• Unit size 36 to 80sqm for residence.
Affordable Housing Zone- FSI-2.7
First Affordable House Scheme
• Ahmedabad Urban Development Association
(Auda) has passed the first affordable housing
scheme in the newly declared residential
affordable housing (RAH) zone in Khodiyar area,
which comes under Town Planning scheme - 60.
The developers have been given permission to
construct 53 housing units in the zone. Each
house will have a buildup of 63 square meters.
• AUDA officials said that the affordable housing
apartment will be 24 meters high and will consist
of six floors. "This is the first affordable housing
scheme in the RAH zone beyond Vaishnodevi.
• Ahmedabad Urban Development Authority (AUDA)
approved three key plans for the city of Ahmedabad. One
of the approved plans includes the plan for the affordable
housing zone, which saw a few changes in the key
bylaws. The plans, which are a part of the Development
Plan 2021 have been submitted to the state government
for approval.
• Affordable housing zone
• The first residential affordable housing (RAH)
zone was proposed in the city in the Khodiyar
area near the SP Ring Road in 2013.
• This comes under the Town Planning scheme-
60. The housing zone will run along a 76 sq km
area and encircles the SP Ring Road.
• There are a total of 15 lakh houses planned in
this zone. The average unit size will be about
36-80 sq. m.
• The maximum height of a building is restricted to
70 meters.
• According to the plan, a higher FSI is allowed for high-
rise development. The plan has proposed an FSI of 4
within 200 m. flanks of MRTS (rail) and BRTS (bus)
corridors, while the 10 sq. km area surrounding
Sabarmati riverfront will be given an FSI of 5.4, the
highest FSI for the housing zone.
• This will allow buildings of up to 22 storey to come up in
the area.
• According to the plan, the RAH zone is divided into
seven sections. There is also a local area plan that has
been drawn for the different sections for their
accessibility, amenities, parks, neighbourhood areas and
shopping streets.
•INFERENCES.
•The AMC had still failed to fully include many of the new
insights in their overall urban planning. It is, in particular, their
unwillingness to grant security of tenure for periods of longer
than 10 years that sends out strong negative signals.
•Furthermore, the labyrinth of regulatory mechanisms and the
complex procedures of the urban planning process have not
helped the poor either.
• Although the AMC has not executed wholesale slum
demolitions, public housing agencies have not provided
citylevel shelter programmes for the poor.
•INFERENCES.

First Affordable House Scheme • Ahmedabad Urban Development Association (Auda) has passed the first affordable housing scheme in the newly declared residential affordable housing (RAH) zone in Khodiyar area, which comes under Town Planning scheme - 60. The developers have been given permission to construct 53 housing units in the zone. Each house will have a buildup of 63 square meters. • AUDA officials said that the affordable housing apartment will be 24 meters high and will consist of six floors. "This is the first affordable housing scheme in the RAH zone beyond Vaishnodevi.
  • 6. • Ahmedabad Urban Development Authority (AUDA) approved three key plans for the city of Ahmedabad. One of the approved plans includes the plan for the affordable housing zone, which saw a few changes in the key bylaws. The plans, which are a part of the Development Plan 2021 have been submitted to the state government for approval.
  • 7. • Affordable housing zone • The first residential affordable housing (RAH) zone was proposed in the city in the Khodiyar area near the SP Ring Road in 2013. • This comes under the Town Planning scheme- 60. The housing zone will run along a 76 sq km area and encircles the SP Ring Road. • There are a total of 15 lakh houses planned in this zone. The average unit size will be about 36-80 sq. m. • The maximum height of a building is restricted to 70 meters.
  • 8. • According to the plan, a higher FSI is allowed for high- rise development. The plan has proposed an FSI of 4 within 200 m. flanks of MRTS (rail) and BRTS (bus) corridors, while the 10 sq. km area surrounding Sabarmati riverfront will be given an FSI of 5.4, the highest FSI for the housing zone. • This will allow buildings of up to 22 storey to come up in the area.
  • 9. • According to the plan, the RAH zone is divided into seven sections. There is also a local area plan that has been drawn for the different sections for their accessibility, amenities, parks, neighbourhood areas and shopping streets.
  • 10. •INFERENCES. •The AMC had still failed to fully include many of the new insights in their overall urban planning. It is, in particular, their unwillingness to grant security of tenure for periods of longer than 10 years that sends out strong negative signals. •Furthermore, the labyrinth of regulatory mechanisms and the complex procedures of the urban planning process have not helped the poor either. • Although the AMC has not executed wholesale slum demolitions, public housing agencies have not provided citylevel shelter programmes for the poor.
