Introduction XYZ Construction, Inc. is a privately owned company founded as a family business in the 1950s (SKS7000 Syllabus, 2012, p. 2).
The company specializes in horizontal construction work, including roads, airfields and bridges. (SKS7000 Syllabus, 2012, p. 2). The owners have
decided to transform the business from one of private ownership to public ownership and plans for its Initial Public Offering (IPO) in 12 months
(SKS7000 Syllabus, 2012, p. 2). The company's headquarters is located in Denver, Colorado, and has 16 field offices located in 11 states (SKS7000
Syllabus, 2012, p. 2). To facilitate the move from private ownership to public ownership, amarketing flyer is desired by the owners. The marketing
flyer will analyze the key business environment considerations for a new marketing initiative. The focus of a plan for the marketing flyer will be
twofold, including (1) services that concern the private construction and residential areas, including opportunities to expand in order to diversify
company operations; and (2) project management considerations that improve the cost
effectiveness during large and small scale projects for residential and private construction.

In reference to my last memo, I discussed plans to make alterations to Francis Hall, a newly renovated building on the Texas A&M Campus for the
Construction Science Department and student. Specifically, the first task is survey to compile major courses of action, followed by compiling a proposal
in conjunction with a general contractor for consideration by the Board of Regents. The original renovation had a budget of 5 million dollars, which
included classrooms, a computer lab, student lounge, lavatories, and staff offices. The renovation is suitable for the current status of Construction
Science; however the growing program will soon outgrow the building. For these reasons, I am writing a follow up memo of the topics to be included
in my upcoming researched recommendation report.

Construction conflicts reduce the profits and also have a huge influence on stakeholders' investments. However, Yiu and Cheung (2006) state that
construction conflicts sometimes are inevitable because there are a lot of people take part in the construction project. The authors of this article assume
that the main cause of the construction conflicts is ineffective communication between the participants. The aim of this article is to test the assumption.
In this paper, the analysis is mainly focused on the conflicts between the participants who directly take part in the construction project.
The conflict and dispute are two distinct concepts. Acharya and Lee (2006) have proposed a risk, conflict, claim and dispute continuum model. It
introduces that if risks cannot be clearly assigned will lead to conflicts. Conflicts cannot be clearly managed will cause claims. If claims cannot be
clearly resolved will lead to dispute. Sarat (1984) first introduced a dispute pyramid, which is an effective tool to analyze the disputes.
Acharya and Lee (2006) classified the causes of construction conflict into five types. Conflicts may be caused by owner, consultant, contractor, third
